the urban
forest
A FUTURE focused plan
outlining how Christchurch can
grow its urban forest has been
released for public feedback.
The Ōtautahi-Christchurch
Draft Urban Forest Plan 2023 sets
out how to grow the tree canopy
and sustain a thriving urban
forest with healthy, diverse and
resilient trees located on both
public and private land.
The latest survey results show
had the city’s tree canopy had
reduced from 15 per cent to 13 per
cent between 2015-2019.

“This coming planting season
we’ll be planting about 2500
additional trees. This number
will steadily increase over
coming years towards a goal of
8000 trees a year.
“As part of this, we’ll be
looking at how we can balance
the needs of our community,
when using our parks, with
prioritising growing our urban
forest.”
Actions to protect trees on
private land have also been
identified in the plan.
“There is currently limited
mechanisms to protect trees
on private land. Growing and
nurturing our urban forest will
require continued support from
a mix of sources, including
developers, property and
business owners,” said Rutledge.
“As a council we’ll also be
investigating ways we can
incentivise and support private
land owners to retain and plant
more trees”.

Sister city group visits from Seattle
REPRESENTATIVES from
Christchurch’s sister city, Seattle,
have been welcomed by the mayor.
The relationship between the
two city’s stretches back 42 years
but it has been 11 years since an
official group last visited from
Seattle.
The city on the west coast
of the United States in
Washington has a population
of about 740,000. The 14-strong
contingent was formally
welcomed by Mayor Phil Mauger
during the city council meeting.

people of Seattle donated an
ambulance to St John to help
with the city’s recovery.
The group includes members
of the Seattle City Council and
the Seattle-Christchurch Sister
City Association. For the
first time a First Nations tribal
representative is also visiting on
behalf of a tribal group from the
Seattle area.
A member of the group, Seattle
councillor Sara Nelson, has a
special connection to the city.
She spent her honeymoon here
in 2002, and says the two cities
have a lot in common.
“We both live on subduction
zones and the city of Seattle
benefitted greatly from the
learnings following your
earthquakes and how you’ve
rebuilt your city and become
more resilient from it,” Nelson
said.

to a roundabout in a bid to
stop vehicles continually
crashing onto a property at
the intersection of Hamill and
Halswell Junction Rds.
Traffic will be reduced to one
lane heading northwest.
Kevin Zhou and Sherry Che,
who live on the western corner
of the roundabout, have put up
with vehicles crashing through
their fence multiple times in the
past five years.
At the time of the last accident
Zhou said the
whole house
shook and walls
were taken
out. He said
he thought the
roundabout was
poorly designed.

in 2021. Now, he said, there is
a likely solution, and it does
involve a redesign.
City council transport
operations manager Stephen
Wright confirmed the preferred
option involves a one lane
closure on the northbound
approach to the roundabout.
That will prevent two cars
going through the roundabout
at one time, which has been
the cause of three of the five
accidents, said Moore.
It also means cars won’t be able
to drive through at high speed.
“I have spoken to the residents
and they agree the solution
makes sense,” Moore said.
Waipuna Halswell-Hornby-
Riccarton Community Board
members have been briefed on
the plan.
Wright said, once approved, the
intention is to complete the work
by the end of the financial year.
There were also two similar
accidents at the Whincops Rd
roundabout in 2018, Moore said.
The city council made changes
to that roundabout at the time.
In the five years since there have
been no further cars through
fences there, he said.
“We have asked staff what
those changes were. If they were
similar to what is proposed
at Hamill Rd that will give us
even more confidence that the
proposed solution is the right
one,” he said.

Heatwave doesn’t
keep crowd away
from seaside festival
Thousands of people descended on Thomson Park for the I Love New Brighton
festival on Waitangi Day. The water activities and ice cream stalls were popular
as the temperature soared past 30 deg C. But plenty of other activities kept the
crowd entertained. The highlights included a strong Kapa Haka performance
from Rawhiti School pupils and performances from the Takumi Japanese
Drumming Group, Shirley Boys’ High band Midnight Buzz, and Brighton’s own
Natural Magic Ukulele Band. Community groups and clubs – including Coastal
Spirit Football Club, Christchurch Circus Trust and Maunga Ātaahua Mountain
Boarding – took the chance to showcase their offerings and recruit new
members. All activities at the 12th I Love New Brighton were free and aimed to
build community spirit, engagement and participation.

Welcome to 2023: a year that, like
its recent predecessors, will have
its very own signature.
That combination of continuing market
changes (think price), challenges (think
interest rates plus inflationary pressure)
and beauty (or opportunity, as I like to call
it).
I’m curious about the year ahead. We
have an election, always interesting,
given its potential to hamper major
decision-making at both an individual
and a national level, and we have that
vacuum created when everyone is trying
to pick the bottom of the market and the
likelihood of an upswing.
Which, I might add, will eventually
happen, as it has every other time there’s
been a slump in activity – repositioning,
as some industry experts like to describe
the current market.
Last year, at about this time, I looked at my
very old and battered crystal ball hoping
for some sort of insight befitting my now
29-year tenure.
I noted that experts were at odds, with
opinions that ranged from a 4% decrease
in prices across the board to others
thinking that the astronomical gains of
the 2020/’21 period could continue. In
retrospect, it looks like no-one realised
the depth of the correction we would go
on to experience – or the level of zeal the
Reserve Bank would bring to the country
with its ‘stop spending’ and ‘beware
the property market is unsustainable’
mandate.
Frequent increases in our OCR levels,
interest rate rises (with more to come)
have all but brought to a halt that
runaway horse we were riding, one which
had indulged itself on huge increases in
property values, cheap money and eyewatering
auction clearance rates.
So where are we going?
A lot of the dialogue is once again
mixed, so maybe rather than look at data
(which can be confusing no matter how
experienced you are) I’d prefer to look at
opportunities that are being created.
I’m thinking about you, buyers!
You are the lucky ones in this orbit of the
marketing cycle.
Do not squander your chances while
standing on the side-line thinking, I’ll
wait it out, I’ll squeeze every last ounce of
opportunity out of the seller.
You have so much on your side, especially
choice, that most exquisite of factors
which over the last few years has been
such a rarity.
There are large numbers of properties on
or coming to the market. On December
19th, 2022, there were 1,917 Christchurch
homes for sale.
Owners are also more educated as
to prices now, many doing their best
with both their presentation and their
negotiation opportunities, and you, our
dedicated buyers, have the chance to lock
in your interest rate.
Make the decision to buy and get on, or
further up, the property ladder, because
you certainly have that chance.
It’s perhaps a fact of human nature that
even when you have everything you
could possibly want, you’ll still go for
more. That’s the dilemma I’ve seen with
some buyers as they challenge prices,
even those that are vastly reduced, whilst
insisting on extra chattels to be included
in the sale. Rather than the property, we’re
talking fridges, spas, trampolines and
cushions.
But there’s a flipside here. Recently
(January 5th, 2023), CoreLogic noted
that although there’s been a nationwide
drop in prices, slowing in December,
Christchurch bucked the trend (the only
main centre to do so).
Here’s the clincher: Christchurch is an
incredibly affordable city with attractive
lifestyle options, so despite everything
that’s happening we are still fortunate
here.
With that, I’m keen to make the most of
what’s ahead. I’ve planned a massive year
prioritizing health and wellbeing, doing
great business and hopefully getting out
of my comfort zone.

Snacks fit for the schoolyard
As children head
back to school, here
are some suggestions to
help prepare a healthy
breakfast and fill up their
lunchboxes
Muesli slice
Ingredients
Makes 24 slices
2 cups rolled oats
1 cup wholemeal flour
½ cup desiccated coconut
2 tsp cinnamon
¾ cup sultanas or other mixed
fruit
½ cup canola oil
½ cup honey
2 bananas, mashed
Directions
Preheat oven to 180
deg C.
Line a slice tray with non-stick
baking paper.
In a mixing bowl, add the
dry ingredients and mix
through.
Add the remaining ingredients
and mix with a wooden spoon
until fully combined.
Place mixture into a lined slice
tray and press down firmly.
Cook for 30 mins until
golden.
Allow to cool before cutting
into squares.

pudding
Ingredients
Serves 4
2 cups coconut cream
½ cup chia seeds (black or white)
1 tsp vanilla extract
1-2 Tbsp coconut sugar or maple
syrup
Options:
2 cups fresh or frozen berries
2 Tbsp raw cacao powder, 6
prunes
Dried fruit such as
apricots, dates, cranberries, seeds
and nuts
Directions
Pour the coconut cream into
a large bowl, add the chia seeds,
vanilla extract and sweetener.
Whisk together until combined.
Pour into a sealable container
and store in the fridge (ideally
overnight).
Whole-wheat and dulse
crackers with za’atar
Ingredients
Makes 40
Time 30min
185g (1¼ cups) whole wheat
flour
2 Tbsp ground flaxseeds
(linseeds)
2 Tbsp za’atar
2 tsp rapadura sugar
2 tsp dried dulse flakes (see note)
A pinch of fine salt
80ml (⅓ cup) extra-virgin
coconut oil, melted and cooled
60ml (¼ cup) water
Black sesame seeds to garnish
Directions
Preheat the oven to 180 deg C.
In a large bowl, combine the
flour, flaxseeds, za’atar, sugar,
dulse and salt, and mix well.
Add the coconut oil and
use your fingers to rub the
ingredients until they are all
coated in the oil and start to
clump together. Add the water
and bring the dough together
into a ball. It should clump and
hold together but not be sticky.
Add a little more water if the
dough is too dry or flour if it is
too sticky.
Place a sheet of parchment
paper on the kitchen bench.
Take half the dough, place it
in the middle of the paper and
cover with another sheet of
parchment paper. Roll out the
dough until it is the thickness of
a coin (about 2mm).
Remove the top sheet of paper
and sprinkle over the sesame
seeds and a little salt. Return the
top sheet and roll again to press
the seeds and salt into the
dough. Remove the top sheet
and transfer the bottom sheet,
along with the dough, to a
baking tray.
Score the dough into 20 or
so squares and prick well with
a fork. Repeat with the second
batch of dough.
Bake until golden, about 15-20
minutes.
Allow to cool a little before
cutting along the score marks.
The crackers will store well for
a couple of weeks in a sealed
container in a cupboard.
Note: Dulse is a red seaweed
that is available dried as whole
leaves or in flakes. This recipe
calls for the latter.
