A FUTURE focused plan<br />

outlining how Christchurch can<br />

grow its urban forest has been<br />

released for public feedback.<br />

The Ōtautahi-Christchurch<br />

Draft Urban Forest Plan <strong>2023</strong> sets<br />

out how to grow the tree canopy<br />

and sustain a thriving urban<br />

forest with healthy, diverse and<br />

resilient trees located on both<br />

public and private land.<br />

The latest survey results show<br />

had the city’s tree canopy had<br />

reduced from 15 per cent to 13 per<br />

cent between 2015-2019.<br />

“This coming planting season<br />

we’ll be planting about 2500<br />

additional trees. This number<br />

will steadily increase over<br />

coming years towards a goal of<br />

8000 trees a year.<br />

“As part of this, we’ll be<br />

looking at how we can balance<br />

the needs of our community,<br />

when using our parks, with<br />

prioritising growing our urban<br />

forest.”<br />

Actions to protect trees on<br />

private land have also been<br />

identified in the plan.<br />

“There is currently limited<br />

mechanisms to protect trees<br />

on private land. Growing and<br />

nurturing our urban forest will<br />

require continued support from<br />

a mix of sources, including<br />

developers, property and<br />

business owners,” said Rutledge.<br />

“As a council we’ll also be<br />

investigating ways we can<br />

incentivise and support private<br />

land owners to retain and plant<br />

more trees”.<br />

Sister city group visits from Seattle<br />

REPRESENTATIVES from<br />

Christchurch’s sister city, Seattle,<br />

have been welcomed by the mayor.<br />

The relationship between the<br />

two city’s stretches back 42 years<br />

but it has been 11 years since an<br />

official group last visited from<br />

Seattle.<br />

The city on the west coast<br />

of the United States in<br />

Washington has a population<br />

of about 740,000. The 14-strong<br />

contingent was formally<br />

welcomed by Mayor Phil Mauger<br />

during the city council meeting.<br />

Seattle was in 2012 after the<br />

Christchurch earthquakes. The<br />

people of Seattle donated an<br />

ambulance to St John to help<br />

with the city’s recovery.<br />

The group includes members<br />

of the Seattle City Council and<br />

the Seattle-Christchurch Sister<br />

City Association. For the<br />

first time a First Nations tribal<br />

representative is also visiting on<br />

behalf of a tribal group from the<br />

Seattle area.<br />

A member of the group, Seattle<br />

councillor Sara Nelson, has a<br />

special connection to the city.<br />

She spent her honeymoon here<br />

in 2002, and says the two cities<br />

have a lot in common.<br />

“We both live on subduction<br />

zones and the city of Seattle<br />

benefitted greatly from the<br />

learnings following your<br />

earthquakes and how you’ve<br />

rebuilt your city and become<br />

more resilient from it,” Nelson<br />

Kevin Zhou and Sherry Che,<br />

who live on the western corner<br />

of the roundabout, have put up<br />

with vehicles crashing through<br />

their fence multiple times in the<br />

past five years.<br />

At the time of the last accident<br />

Zhou said the<br />

whole house<br />

shook and walls<br />

were taken<br />

out. He said<br />

he thought the<br />

roundabout was<br />

poorly designed.<br />

Heatwave doesn’t<br />

keep crowd away<br />

from seaside festival<br />

Thousands of people descended on Thomson Park for the I Love New Brighton<br />

festival on Waitangi Day. The water activities and ice cream stalls were popular<br />

as the temperature soared past 30 deg C. But plenty of other activities kept the<br />

crowd entertained. The highlights included a strong Kapa Haka performance<br />

from Rawhiti School pupils and performances from the Takumi Japanese<br />

Drumming Group, Shirley Boys’ High band Midnight Buzz, and Brighton’s own<br />

Natural Magic Ukulele Band. Community groups and clubs – including Coastal<br />

Spirit Football Club, Christchurch Circus Trust and Maunga Ātaahua Mountain<br />

Boarding – took the chance to showcase their offerings and recruit new<br />

members. All activities at the 12th I Love New Brighton were free and aimed to<br />

build community spirit, engagement and participation.<br />

Welcome to <strong>2023</strong>: a year that, like<br />

its recent predecessors, will have<br />

its very own signature.<br />

That combination of continuing market<br />

changes (think price), challenges (think<br />

interest rates plus inflationary pressure)<br />

and beauty (or opportunity, as I like to call<br />

it).<br />

I’m curious about the year ahead. We<br />

have an election, always interesting,<br />

given its potential to hamper major<br />

decision-making at both an individual<br />

and a national level, and we have that<br />

vacuum created when everyone is trying<br />

to pick the bottom of the market and the<br />

likelihood of an upswing.<br />

Which, I might add, will eventually<br />

happen, as it has every other time there’s<br />

been a slump in activity – repositioning,<br />

as some industry experts like to describe<br />

the current market.<br />

Last year, at about this time, I looked at my<br />

very old and battered crystal ball hoping<br />

for some sort of insight befitting my now<br />

29-year tenure.<br />

I noted that experts were at odds, with<br />

opinions that ranged from a 4% decrease<br />

in prices across the board to others<br />

thinking that the astronomical gains of<br />

the 2020/’21 period could continue. In<br />

retrospect, it looks like no-one realised<br />

the depth of the correction we would go<br />

on to experience – or the level of zeal the<br />

Reserve Bank would bring to the country<br />

with its ‘stop spending’ and ‘beware<br />

the property market is unsustainable’<br />

mandate.<br />

Frequent increases in our OCR levels,<br />

interest rate rises (with more to come)<br />

have all but brought to a halt that<br />

runaway horse we were riding, one which<br />

had indulged itself on huge increases in<br />

property values, cheap money and eyewatering<br />

auction clearance rates.<br />

So where are we going?<br />

A lot of the dialogue is once again<br />

mixed, so maybe rather than look at data<br />

(which can be confusing no matter how<br />

experienced you are) I’d prefer to look at<br />

opportunities that are being created.<br />

I’m thinking about you, buyers!<br />

You are the lucky ones in this orbit of the<br />

marketing cycle.<br />

Do not squander your chances while<br />

standing on the side-line thinking, I’ll<br />

wait it out, I’ll squeeze every last ounce of<br />

opportunity out of the seller.<br />

You have so much on your side, especially<br />

choice, that most exquisite of factors<br />

which over the last few years has been<br />

such a rarity.<br />

There are large numbers of properties on<br />

or coming to the market. On December<br />

19th, 2022, there were 1,917 Christchurch<br />

homes for sale.<br />

Owners are also more educated as<br />

to prices now, many doing their best<br />

with both their presentation and their<br />

negotiation opportunities, and you, our<br />

dedicated buyers, have the chance to lock<br />

in your interest rate.<br />

Make the decision to buy and get on, or<br />

further up, the property ladder, because<br />

you certainly have that chance.<br />

It’s perhaps a fact of human nature that<br />

even when you have everything you<br />

could possibly want, you’ll still go for<br />

more. That’s the dilemma I’ve seen with<br />

some buyers as they challenge prices,<br />

even those that are vastly reduced, whilst<br />

insisting on extra chattels to be included<br />

in the sale. Rather than the property, we’re<br />

talking fridges, spas, trampolines and<br />

cushions.<br />

But there’s a flipside here. Recently<br />

(January 5th, <strong>2023</strong>), CoreLogic noted<br />

that although there’s been a nationwide<br />

drop in prices, slowing in December,<br />

Christchurch bucked the trend (the only<br />

main centre to do so).<br />

Here’s the clincher: Christchurch is an<br />

incredibly affordable city with attractive<br />

lifestyle options, so despite everything<br />

that’s happening we are still fortunate<br />

here.<br />

With that, I’m keen to make the most of<br />

what’s ahead. I’ve planned a massive year<br />

prioritizing health and wellbeing, doing<br />

great business and hopefully getting out<br />

of my comfort zone.<br />

flour, flaxseeds, za’atar, sugar,<br />

coated in the oil and start to<br />

clump together. Add the water<br />

and bring the dough together<br />

into a ball. It should clump and<br />

hold together but not be sticky.<br />

Add a little more water if the<br />

dough is too dry or flour if it is<br />

too sticky.<br />

Place a sheet of parchment<br />

paper on the kitchen bench.<br />

Take half the dough, place it<br />

in the middle of the paper and<br />

cover with another sheet of<br />

parchment paper. Roll out the<br />

dough until it is the thickness of<br />

a coin (about 2mm).<br />

Remove the top sheet of paper<br />

and sprinkle over the sesame<br />

seeds and a little salt. Return the<br />

top sheet and roll again to press<br />

the seeds and salt into the<br />

dough. Remove the top sheet<br />

and transfer the bottom sheet,<br />

along with the dough, to a<br />

baking tray.<br />

Score the dough into 20 or<br />

so squares and prick well with<br />

a fork. Repeat with the second<br />

batch of dough.<br />

Bake until golden, about 15-20<br />

minutes.<br />

Allow to cool a little before<br />

cutting along the score marks.<br />

The crackers will store well for<br />

a couple of weeks in a sealed<br />

container in a cupboard.<br />

Note: Dulse is a red seaweed<br />

that is available dried as whole<br />

leaves or in flakes. This recipe<br />

calls for the latter.<br />
