Working more smartly due to in-house<br />

controlling of technical building equipment<br />

Since 2015, we have been offering the<br />

controlling of technical building equipment as<br />

an in-house <strong>BMP</strong> service in order to support the<br />

project management team.<br />

The architecture and the usage quality of a<br />

building significantly rely on the technical<br />

building equipment - depending on the type<br />

of building the technical building equipment<br />

can easily make up 60 percent of the total<br />

construction costs. Our technical building<br />

equipment controlling team checks the services<br />

of all partners involved in planning to ensure<br />

that they are coordinated appropriately.<br />

Another task is to check for compliance with<br />

the applicable standards and regulations. It’s<br />

our job to advise, to accompany and to control<br />

– starting with the early stages of planning to<br />

the installation of the technical components,<br />

commissioning and up to continuous operation<br />

following acceptance. We are contact partners<br />

for planners, technicians and facility managers.<br />

Planning quality control and construction<br />

management are the main tasks of our<br />

technical building equipment controlling<br />

team. Each building project is being planned<br />

in an interdisciplinary team, independently<br />

whether we are dealing with a new building<br />

or the restoration of an existing one. In most<br />

cases, the work phases are governed by<br />

HOAI (German fee structure for architects<br />

and engineers), but often our customers have<br />

their own specifications and demands. After<br />

having completed a work phase, it needs to<br />

be confirmed whether the services have been<br />

carried out to the extent and in the quality<br />

agreed. The compliance with the specific<br />

project parameters regarding technical building<br />

equipment (costs, energy efficiency and<br />

certification) is regularly checked throughout<br />

the planning process. Here we also monitor<br />

whether the agreed project parameters<br />

regarding technical building equipment will<br />

be reached. An optimum planning quality<br />

and the implementation of necessary rework<br />

are the central tasks.<br />

The evaluation of building substance is<br />

another task. The economic validity of the<br />

redevelopment is the decisive question when it<br />

comes to existing buildings. We give advice to<br />

planners and investors regarding the condition<br />

and the sustainability of existing technical<br />

facilities.<br />

Construction firms increasingly award the<br />

complete planning to a main planner ant the<br />

building services to a general contractor,<br />

for turnkey delivery. Therefore we, as<br />

<strong>BMP</strong>, increasingly prepare the functional<br />

specifications and monitor the general<br />

contractor’s services. Ideally, there are<br />

only three main players in the project: the<br />

main planner, the general contractor and the<br />

project manager. Thus, interfaces and inherent<br />

problems and risks can be reduced significantly.<br />

For large-scale projects the commissioningmanagement<br />

becomes more and more<br />

important. As the facilities become increasingly<br />

complex and have manifold links to the higher<br />

level building automation and alarm detection<br />

systems, commissioning requires special<br />

attention and care. We are familiar with the<br />

difficult workflows in the technical building<br />

services and we are aware of the complex and<br />

time-consuming testing and adjustment work.<br />

Therefore, we ensure optimum arrangement<br />

and functionality by setting up realistic work<br />

schedules, monitoring the commissioning,<br />

and documenting the results. Commissioning<br />

planning already starts at an early stage of<br />

planning.<br />

In-house controlling for the technical building<br />

equipment means lean management structures<br />

and best possible integration, availability and<br />

reliability of the equipment. Our staff comprises<br />

of a mix of senior and junior engineers,<br />

which provides a good mix of experience and<br />

advanced knowledge. We have decades of<br />

experience in planning and realising small-scale<br />

and large-scale projects.<br />
