Landscaping
In the Balcatta Precinct
and the Mixed Business
zone, a minimum of onesixth
of the gross site area
shall be landscaped.
Landscaping should be
provided primarily as
buffers to adjacent
properties, and along the
street boundary;

bays (Minimum 45 litre for
exotics and 11 litre for
from the street. The applicant is
proposing a portion of fencing in
excess of 2.0m behind the setback
line. This is discussed further in
the comment section of this report.
The proposed landscaping plan
provides the required 6.0m and
1.5m landscaping strips along the
street frontages. The landscaping
plan does not provide one tree for
every 6 bays and only provides 8%
landscaping in lieu of the 1/6 of the
site required (~16.6% of the site).
