o. Provide computer software and hardware, operator input/output devices,<br />

control units, local area networks (LAN), sensors, control devices,<br />

actuators, control valves, dampers and operators, indicating devices,<br />

interface equipment and other apparatus and accessories to operate<br />

mechanical systems, and to perform functions specified and detailed.<br />

D. SYSTEM REQUIREMENTS<br />

1. A distributed logic control system complete with all software and hardware<br />

functions shall be provided and installed. System shall be based on<br />

ANSI/ASHRAE Standard 135-2010, BACnet. This system is to control all<br />

mechanical equipment, including all unitary equipment, all air handlers and any<br />

other listed equipment using BACnet-compliant components. Non-BACnetcompliant<br />

or proprietary equipment or systems (including gateways) shall not be<br />

acceptable and are specifically prohibited.<br />

2. It shall be the responsibility of the Controls Contractor to coordinate all interface<br />

requirements with the respective equipment vendors to provide a complete and<br />

working system in all respects.<br />

3. The Web Server should be designed to harness the power of the Internet and<br />

provide efficient integration of standard open protocols (i.e. BACnet). The<br />

Network Server creates a powerful network environment with comprehensive<br />

database management and messaging services. In addition, the Web Server shall<br />

provide an engineering environment and graphical user interface.<br />

4. The web server shall provide the interface between the LAN or WAN and the<br />

field control devices, and provide global supervisory control functions over the<br />

control devices connected to the web server. It shall be capable of executing<br />

application control programs to provide:<br />

a. Calendar functions<br />

b. Scheduling<br />

c. Trending<br />

d. Alarm monitoring and routing<br />

e. Time synchronization<br />

f. Integration of controller data for each applicable protocol<br />

g. Network Management function for all network devices<br />

5. All application controllers for every terminal unit (VAV, etc.) air handler, all<br />

central plant equipment, and any other piece of controlled equipment shall be<br />

fully programmable. Application controllers shall be mounted next to controlled<br />

equipment and communicate with building controller via BACnet LAN.<br />

6. Provide installation and calibration, supervision, adjustments, and fine tuning<br />

necessary for complete and fully operational system.<br />

1.3 SUBMITTALS<br />

A. Section 23 05 00 – General Mechanical Requirements: Submittal procedures.<br />

B. Shop Drawings: Indicate the following:<br />

1. Indicate routing of MS/TP networks on floor plans. Indicate location of Global<br />

Building Controllers and servers. Provide IP connection requirements.<br />

2. Provide proposed campus, floor-plan, equipment and summary graphics with<br />

submittal.<br />
