The guidance <strong>in</strong> this document covers HMOs subject <strong>to</strong> licens<strong>in</strong>g (<strong>in</strong>clud<strong>in</strong>g a<br />

complex, such as a block <strong>of</strong> flats, consist<strong>in</strong>g entirely <strong>of</strong> licensable, flatted HMOs)<br />

and is likely <strong>to</strong> <strong>in</strong>clude any build<strong>in</strong>g that is used as:<br />

a hotel<br />

holiday complex or camp<strong>in</strong>g and caravan sites (other than <strong>in</strong>dividual units that are<br />

privately owned)<br />

a hostel, refuges or premises occupied by religious communities<br />

bunk houses or bunk barns<br />

sleep<strong>in</strong>g accommodation for pupils, students or employees, and<br />

registered clubs.<br />

Small premises — fire detection and alarm requirements<br />

Individual flats, maisonettes and other small premises usually compris<strong>in</strong>g <strong>of</strong> not more<br />

than two s<strong>to</strong>reys <strong>in</strong> height should normally be provided with a fire alarm system<br />

(designed for dwell<strong>in</strong>gs) comply<strong>in</strong>g with the recommendations <strong>of</strong> BS 5839: Part 6 for a<br />

Grade D Category LD2 system. This type <strong>of</strong> fire alarm system <strong>in</strong>corporates <strong>in</strong>terl<strong>in</strong>ked,<br />

ma<strong>in</strong>s-operated smoke and heat detec<strong>to</strong>rs (with battery back-up) connected <strong>to</strong> either<br />

a regularly used local light<strong>in</strong>g circuit, or <strong>to</strong> an entirely <strong>in</strong>dependent circuit <strong>to</strong> which no<br />

other electrical equipment is connected.<br />

Small premises compris<strong>in</strong>g <strong>of</strong> 3 or more s<strong>to</strong>reys <strong>in</strong> height should be provided with a<br />

fire alarm system (designed for dwell<strong>in</strong>gs) comply<strong>in</strong>g with the recommendations <strong>of</strong><br />

BS 5839: Part 6 for a Grade A Category LD2 system. This type <strong>of</strong> fire alarm system<br />

<strong>in</strong>corporates control and <strong>in</strong>dicat<strong>in</strong>g equipment comply<strong>in</strong>g with the recommendations<br />

<strong>of</strong> BS EN 54: Part 2 and comprises <strong>in</strong>terl<strong>in</strong>ked, ma<strong>in</strong>s operated smoke and heat<br />

detec<strong>to</strong>rs (with battery back-up) connected <strong>to</strong> an entirely <strong>in</strong>dependent circuit <strong>to</strong> which<br />

no other electrical equipment is connected. Connection <strong>to</strong> a regularly used light<strong>in</strong>g<br />

circuit is the preferred option.<br />

Regardless <strong>of</strong> the type <strong>of</strong> system <strong>in</strong>stalled, fire detection should <strong>in</strong>clude at<br />

least one:<br />

Smoke detec<strong>to</strong>r <strong>in</strong> the ground floor hallway;<br />
