SUPPLEMENT I 2006: solar pool . . . Broadwoodwidger: hamlet with church in the wonderfully undamaged, little-visited and beautiful rolling farmland of far-west Devon, 4 miles from nearest main road. One mile away is Roadford Lake (see brochure, page 35). Lifton (village with famous fishermen’s hotel/pub, shops), 6 miles; Launceston, 9; the sea at Bude and Boscastle, about 20. ... 2 miles north of Broadwoodwidger and one from Roadford Lake, an extremely well-converted coach house in the grounds of a lovely, old, small manor house. Well-kept lawns, suntrap solar heated swimming pool (34’ x 15’ x up to 6’ deep), summer house with barbecue area, one acre lake down in the woods and 30 acres of farmland. All lovely – for wild birds and animals too. Inside, tasteful decoration and comfort; living/ dining room (open fire); very well-equipped fitted kitchen (dishwasher, washer-drier, microwave, freezer, Rayburn plus electric cooker). Upstairs (stairgate), three bedrooms – a double, a twin, and one with two single beds; bathroom (suite plus separate shower); separate loo. Payphone. No smoking. Much recommended and appreciated. A very attractive and peaceful place. It is surrounded by a fenced lawn/shrub garden and 3 acres of woodland, with plenty of parking. There are lovely long west-facing wooded meadow views. Fifty yards along the lane in the Allen Valley (SSSI) are 100 acres of private woodland to walk and cycle. The River Allen flows through the woodland (tiddler fishing). Two steps up to the front door and hall; large, comfortable living/dining/kitchen (dishwasher, microwave, fridge-freezer) with French windows to patio (table/chairs), granite fireplace (woodburner) and tranquil views; utility room with washing machine and tumble drier. Three bedrooms – two double, one with en suite bathroom (suite plus bath-shower), both with doors to garden; twin with two pull-out truckle beds; shower-room (suite). Phone. Cautionary Deposit £150. . . . terrific sea views Upton: cliff-top hamlet on the southern edge of Bude (golf, pony-trekking, shops, see brochure page 151), with a sandy cove for those who don’t mind scrambling up and down. Widemouth Bay (2 miles of great sandy beach, much prized for its excellent surfing), 1 1 ⁄2 miles. Superb coast path walks for the fit to Crackington Haven, Boscastle and Tintagel (7-10 miles south, see brochure, pages 154/155). … in Upton, a fine, detached 1930s house with terrific sea views up and down the coast. A large lawned garden surrounds it, with a small ornamental pond at the front and access to the coast path (a mile to Bude) at the back. Inside, an extremely comfortable, attractive, good quality home-fromhome. Front door to tiled porch with loo/washbasin; spacious hall; living room with ‘living flame’ gas stove and glazed doors to length-of-house conservatory with cane chairs and gorgeous views; elegant dining room, also with glazed doors to conservatory and those views; neat fitted kitchen (dishwasher, Aga plus combi-microwave) with table/chairs and serving hatch to dining room. Two downstairs bedrooms – a double with 5’ bed and en suite shower-room (suite), and a single; smart bathroom (suite plus hand-shower) with washing machine and tumble drier. Stairs up to two more large bedrooms with fabulous views down the coast – one with a zip-linkable twin (6’ bed), and one with zip-linkable twin (6’ bed) plus a single bed, both with en suite bathrooms (suites plus hand-showers). Freezer in outhouse. No smoking. Suitable for partially disabled. The friendly owner has a small annexe at the back of the house and shares the very large driveway with you. Bude bustle . . . . . . a secret in Kingsand SUPPLEMENT I 2006 Bude (see brochure, page 151): … in the heart of Bude, beside a private no through road, a handsome, early Victorian, south-facing terraced house on three levels, brilliantly positioned 300 yards from an excellent sand/surf beach and the coastal path, and 100 yards from the off-licence/shops/restaurants/tennis courts of this popular seaside town. At the front, a neat walled garden; at the back, an enclosed walled terraced garden with steps up to a slate-paved area with swing-seat shaded by an old fig tree, and gate to back lane. Very useful, enclosed side access, excellent for storing bikes/wetsuits/surfboards. Inside, a great deal of time and money has been spent to make this an extremely comfortable, relaxing home. Sunny front porch to wide hall; large, depth-of-house, elegant, sunny living/dining room with big bay windows, piano (tuned), good leather sofas; across the hall, second more cosy living room with open fire and bay windows; at the back, with door to garden, an excellent fitted kitchen (gas Aga, dishwasher, fridge-freezer, microwave, electric hob) with tiled floor and large table with bench seats, through to utility room with washing machine, tumble drier, fridge-freezer, sink and a cosy loo in the boiler room; door to stairs up to a snug for youngsters (DVD, videos, games). From the hall, stairs up to first floor landing and five bedrooms – two double with zip-linked 6’ beds, big windows and glimpse of the beach, one with smart en suite bathroom (suite plus separate shower), one with en suite shower-room (suite); a third double (washbasin); a single (washbasin); and one with a child’s cabin bed (ladder steps access). Bathroom (suite plus separate shower). More stairs up to huge attic bedroom with 5’ double and 5’6” lintel to en suite bathroom (suite plus bidet). No smoking. Cautionary Deposit £100. Excellent house with reserved parking back and front. Brilliant for beach/surf enthusiasts. Kingsand (see brochure, page 123): … in Kingsand, 50 yards from the coastal footpath and 150 yards up from the beach, one of Kingsand’s best-kept secrets, a Grade II listed house on four levels, dating from the 18th cent. when it and its semidetached neighbour were the gunpowder magazine store for Amherst Battery. Now a lovely home, with original panelling throughout and fantastic sea views from every room with the exception of the cosy sitting/games room and lobby. This is a superbly positioned house, refurbished with much love and care by the owners of R26 (see brochure, page 124). In front, looking right out to sea, a neat garden (rare for this village) with table/chairs – you can spend hours just watching a huge variety of shipping glide past (binoculars essential!). Access for you and the friendly neighbours is along a short, gravelled garden path from a lane. Three steps up to the hall; pretty, light, airy living room with great view and woodburner; large fitted kitchen (dishwasher, fridge-freezer, microwave) with laminate floor, dining table/chairs and another great sea view. Stairs down to lobby with flagstone floor; beamed, cosy sitting room with games, toys, 2nd TV; and a large utility room with washing machine, tumble drier; from the lobby, a door to civilised outdoor loo and exterior hose – useful for hosing down sandy children, wetsuits etc. Stairs from hall up to first floor and two bedrooms (both with brilliant views) - a double, and a room with two single beds and en suite shower-room (suite); more stairs up to two more bedrooms - a double and a twin, both with marble washbasins - and a bathroom (suite plus hand-shower), all with terrific sea views! Owners happy to help carry luggage - small cars can be driven to garden gates, but it is awkward – best park 30 yards away to load/unload. A great place, but not suitable for anyone with mobility problems.
