… in the heart of Bude, beside a private no<br />

through road, a handsome, early Victorian,<br />

south-facing terraced house on three levels,<br />

brilliantly positioned 300 yards from an excellent<br />

sand/surf beach and the coastal path, and<br />

100 yards from the off-licence/shops/restaurants/tennis<br />

courts of this popular seaside town.<br />

At the front, a neat walled garden; at the back, an enclosed walled terraced<br />

garden with steps up to a slate-paved area with swing-seat<br />

shaded by an old fig tree, and gate to back lane. Very useful, enclosed<br />

side access, excellent for storing bikes/wetsuits/surfboards.<br />

Inside, a great deal of time and money has been spent to make this an<br />

extremely comfortable, relaxing home. Sunny front porch to wide hall;<br />

large, depth-of-house, elegant, sunny living/dining room with big bay<br />

windows, piano (tuned), good leather sofas; across the hall, second<br />

more cosy living room with open fire and bay windows; at the back,<br />

with door to garden, an excellent fitted kitchen (gas Aga, dishwasher,<br />

fridge-freezer, microwave, electric hob) with tiled floor and large<br />

table with bench seats, through to utility room with washing machine,<br />

tumble drier, fridge-freezer, sink and a cosy loo in the boiler room;<br />

door to stairs up to a snug for youngsters (DVD, videos, games).<br />

From the hall, stairs up to first floor landing and five bedrooms – two<br />

double with zip-linked 6’ beds, big windows and glimpse of the beach,<br />

one with smart en suite bathroom (suite plus separate shower), one<br />

with en suite shower-room (suite); a third double (washbasin); a single<br />

(washbasin); and one with a child’s cabin bed (ladder steps access).<br />

Kingsand (see brochure, page 123):<br />

… in Kingsand, 50 yards from the coastal footpath and 150 yards up<br />

from the beach, one of Kingsand’s best-kept secrets, a Grade II listed<br />

house on four levels, dating from the 18th cent. when it and its semidetached<br />

neighbour were the gunpowder magazine store for Amherst<br />

Battery. Now a lovely home, with original panelling throughout and<br />

fantastic sea views from every room with the exception of the cosy<br />

sitting/games room and lobby. This is a superbly positioned house,<br />

refurbished with much love and care by the owners of R26 (see<br />

brochure, page 124). In front, looking right out to sea, a neat garden<br />

(rare for this village) with table/chairs – you can spend hours just<br />

watching a huge variety of shipping glide past (binoculars essential!).<br />

Access for you and the friendly neighbours is along a short, gravelled<br />

garden path from a lane. Three steps up to the hall; pretty, light, airy<br />

living room with great view and woodburner; large fitted kitchen (dishwasher,<br />

fridge-freezer, microwave) with laminate floor, dining<br />

table/chairs and another great sea view.<br />

Stairs down to lobby with flagstone floor; beamed, cosy sitting room<br />

with games, toys, 2nd TV; and a large utility room with washing<br />

machine, tumble drier; from the lobby, a door to civilised outdoor loo<br />

and exterior hose – useful for hosing down sandy children, wetsuits<br />

etc.<br />

Stairs from hall up to first floor and two bedrooms (both with brilliant<br />

views) - a double, and a room with two single beds and en suite<br />

shower-room (suite); more stairs up to two more bedrooms - a double<br />

and a twin, both with marble washbasins - and a bathroom (suite plus<br />

hand-shower), all with terrific sea views!<br />

Owners happy to help carry luggage -<br />

small cars can be driven to garden gates,<br />

but it is awkward – best park 30 yards<br />

away to load/unload. A great place, but<br />

not suitable for anyone with mobility<br />

problems.<br />
