Design, tacos and sangria proved to be perfect matches at the recent Upper
Lucas Valley 50 th anniversary Eichler event last month. Visitors as far afield as
San Francisco, Healdsburg and Berkeley attended the evening with special guest
presenters Zinc Details Founder Vas Kiniris and Design Writer Jordan Kushins.
Visitors were treated to gourmet tacos from The Taco Guys, who parked their truck
in front of the Lucas Valley Homeowners Association building, where the event
took place. The Taco Guys were a popular addition to the evening, organized by
the Architectural Review Committee.
The second in the Eichler Speaker Event series, Kiniris discussed Eichlers and
the life works of Alexander Girard, Charles and Ray Eames and Eero Saarinen.
Jordan Kushins conducted an engaging Q&A discussion following Kiniris’s talk.
Kushins, who contributes to Fast Co. Design Daily, and Surface magazine, was a
former editor at Dwell Magazine
About Vas Kiniris:
Twenty years ago, Vasilios “Vas” Kiniris founded the San Francisco-based
furniture showroom, gallery, and design resource Zinc Details with his wife Wendy
Nishimura Kiniris. The couple brings rich cultural backgrounds and experiences to
Zinc Details. Vas was born in Greece and raised in the Bay Area. He met Wendy,
a third-generation Japanese-American who was born in Boston and grew up in

Chamber Orchestra
Return Engagement
Put Friday evening December 14 on
your calendar! That is when the Lucas
Valley Chamber Orchestra will present
its second public performance. To take
place at the LVHA Community Center, it
will be free and open to the community.
It is intended to be an informal, family
event so children are welcome.
In November 2011, a group of musicians
from the surrounding community,
along with Lucas Valley residents Ruth
Koenig, Mark Yanover and Frank Lahorgue,
gathered to form the LVCO and
have been meeting regularly since. A
distinguishing feature of the 21-piece
ensemble is that it is a self-directed
chamber orchestra - no conductor.
Leadership responsibilities are passed
among the individual musicians and
various sections, with one violinist
generally acting as concert master.
On the program for Dec. 14 will
be W. A. Mozart’s Symphony No. 12
and Franz Haydn’s popular Symphony
No. 83 nicknamed “The Hen.” The too
seldom heard Mozart work was composed
when young Amadeus was only
15 years old. Violinist Alice Chen will
act as Concert Master for the Haydn
with violinist Bert Thunstrom leading
the Mozart as Concert Master.
The performance will begin at 7:30
PM at the Lucas Valley Community
Center. Admission is free of charge and
there is no reserved seating.

Billing Policy
Home Owners Dues
Lucas Valley Home Owners dues
are $160 per quarter and this amount
is due and payable on the following
dates: January 1, April 1, July 1 and
October 1.
Statements will be sent to home
owners on these dates. You may choose
email billing by emailing the office at
businessmanager@lvha.org.
The use of the pool, tennis courts,
and television channels 2 -13 are included
in the dues.
Non payment of dues will result in
the following actions: If dues are not
paid within 30 days of the due date a late
fee of $15 per quarter will be added to
the invoiced amount. If not paid within
60 days of the due date TV service to
the residence will be terminated and
use of the pool or tennis courts will not
be permitted. If not paid within 90 days
of the due date, the LVHA Board may
place a lien on the property.
TV Reception Problems
Lucas Valley Home Owners Association
contracts with Lucas Valley Cable
to provide television channels 2 -13 to
all residents. If you have problems with
these channels, call Lucas Valley Cable
at 259-5856 for service.
Returned Checks
Checks returned by the bank are subject
to a $15 fee plus the bank charge.

Draft Minutes of the
LVHA Board Meeting
Nov 13, 2012
Meeting Called to Order: 9:15 pm.
Present were: Bob Schellenberg, Dale
Miller, Greg Kamman, Maggie McCann
and Greg Stilson.
Approval of Agenda: Dale Miller
moved to approve the agenda. It was
seconded by Greg Kamman and unanimously
approved.
Approval of Minutes: Dale Miller
moved to approve the minutes of the Oct
17, 2012 Board of Directors Meeting.
It was seconded by Greg Kamman and
approved. The minutes of the Executive
Session of Oct 17, 2012 were not available
at this time.
Office Manager’s Report: Community
Center: The 2 nd special event
celebrating the 50 th year anniversary of
the HOA last Friday evening was very
successful. The ARC served delicious
fortified Sangria enjoyed by many on
the chilly evening. The Taco Guys
food truck was also a big hit attracting
residents who came just for the gourmet
tacos. Thank you to the ARC for
planning these fun events that bring the
community together.
Office: The boiler for the radiant heat
in the hall building completely gave out
Friday. Estimates have been called for.
To date we have one and expect another
tomorrow.
Homes Sold: No homes closed this
month however at least two are in
escrow.
President’s Report: Given by Greg
Stilson. None.
Treasurer’s Report: Given by Greg
Kamman. Greg reported that the P&L
looked fine and that nothing appears
out of order.
Items from Homeowners: Ron Marinoff
reported that a couple trees were
down in open space that could be a
hazard and that they will be removed
with CSA 13 funds.
Committee Reports: Architectural
Review Committee: Bob Schellenberg
reported that everything was copacetic
with the ARC at this time.
Horseowners Committee: Bob Schellenberg
reported that a copy of the
pasture lease was given to Tad Jacobs to
review for any changes they would like
to see incorporated into it. At that point
it would go to the attorney for review.
Cable TV and Internet Committee:
Dale Miller noted that the committee
has been inactive for some time now.
Under the current contract with LVC
it stipulates that one year prior to its
expiration that both parties should enter
into discussions on whether or not LVC
wishes to continue in the business.

Internet Committee. It was seconded
by Bob Schellenberg and unanimously

Motion: Dale Miller moved that the
Board send LVC a letter to start the
process of discussions to find out if LVC
is going to continue. It was seconded
by Bob Schellenberg and unanimously
approved.
Pool Committee: Maggie McCann
noted that she is soon to begin discussions
with the swim team regarding the
spring/summer contract so that it will be
complete before March 2013.
Unfinished Business:
Islands: Bob Schellenberg gave an update
on the islands, most specifically the
one at Mt. Muir. The County advised
Bob that these islands were known as
“orphans” and that they were not against
LVHA doing some maintenance or improvements
to them. They requested
that LVHA run whatever it is by them
first. The consensus is that whatever
is done has to be maintenance free and
require no water.
2103 Budget: The Finance Committee
met and advised some additional
changes to the budget.
The contribution to the reserve
fund has been reduced to $96,000 (from
$120,000) due to revisions in expenses
including the addition of a maintenance
manager line item for $18,000 and
$4000 for website revisions. The revised
budget will be included in the December
Valley Vibration. Motion: Dale Miller
moved to approve the 2013 revised budget.
It was seconded by Greg Kamman
and unanimously approved.
New Business: Radiant Heat Boiler:
The boiler for the community hall has
seen the end of its life. LVHA has
received one estimate with two more
expected this week.
Motion: Greg Kamman moved to approve
up to $10,000 for a new boiler and
necessary accoutrements to be chosen
by the board via email when the other

The LVHA Architectural Review
Committee (ARC) serves to help maintain
various architectural characteristics
of our unique community as outlined in
our CC&Rs, and Design Guidelines.
All projects, including exterior
painting, fencing, roofing, replacement
of entry doors, driveways, siding,
and other projects visible from
the streetscape, are subject to design
review.

and Renovation
November 13, 2012
Studio Green Landscape
Architecture gave a presentation
of their concept drawings for the
community center area encompassing
the pool and toddler playground area,
and both the upper and lower courts.
The drawings had slight variations but
mainly focused on ADA accessibility,
improved use of the space available
and making the wading pool cohesive
with the main pool and deck area.
Members of the community
had an opportunity to voice their
desires and opinions of the project.
Several residents were concerned with
the landscaping of the upper courts
and possible removal of trees. The
trees that are marked were marked
by the surveyors for topographical
survey maps. Others asked about the
location of the wading pool and its
access to the main pool, the need for
storage facilities and access to the
toddler playground when the pool is
closed. Many expressed concern about
the cost of the project and asked what
the estimates were but the discussion
was not to be about the cost at this
time. Some felt that the kitchen in the
community hall should be renovated
before doing outside work. Many
members expressed approval of
the proposed BBQ area with more
seating.
This was the first in a series
of presentation/workshops to the
community in order to be sure that
everyone has a chance to weigh in on
the plans. The PIC will be making the
designs available to post online in the
near future.
Elderly Help List
Ted and Betty Von Glahn have offered
to help any elderly resident with
small chores at no charge. They have
suggested a list in the Valley Vibration
of those willing to help. The task could
be as simple as changing a light bulb for
someone who cannot get up on a ladder
to change it.

Our Trails
Thanks for picking up after your
dogs. If you take the time to bag it,
please remove it! Natural poop will
decompose, but bags do not.
We understand some people get the
Dead Grass – Part II
“Hurray,” you say. Now it’s raining and
my dead grass is green again. But –
please realize that it will look very dead
once the rains stop and Mother Nature
no longer provides irrigation. So, the
ARC, once again, asks that you direct
your attention to this problem. Please
either make a New Year’s resolution
to water your grass once spring rolls
around, or replace it with water tolerant
landscaping. The ARC is here to help.
Remember: The front of your house
makes a first impression, is a welcoming
expression of who you are, is also
enjoyed by all your neighbors and the
entire community, and it affects property
values as well.

or not? Donate them to MCRC in
Novato at 42 Digital Dr., Ste 3. Your
donation is tax deductible. They are
open Mon - Fri 10am - 6pm and Sat.
10am - 4pm. Tech Night is Thur. 5 to
9 pm. They are an authorized ewaste
collector CEWID #100285.
MCRC is a non-profit environmental
electronics recycler that refurbishes
and gives away free computers to those
in need. Even though it costs a little
more they do not ship unusable electronics
to countries with low environmental
standards. Instead they recycle
what they cannot use with a Bay Area
metals refinery.
MCRC will also take small kitchen
appliances such as toasters or microwaves
as long as they are 'squeaky'
clean. They will pick up from your
office or home with their cargo van.
Call for fees and an appointment. Hard
drive wiping service is only $15. They
no longer charge a fee for printers.

Drainage Reminder
Homeowners whose yards abut the
hills, are reminded that it is their responsibility
to clean their concrete V-shaped
drainage ditches at the periphery of their
property. Serious damage and flooding
can occur from accumulated debris
and one could be liable for damage to a
neighbors property.

Protect Our Creeks
LVHA has been reminded by the County that homeowners whose property abuts a creek
should be aware of many Marin County Ordinances.
Property owners must keep the creek free of obstructions or potential obstructions and
may not enlarge their property because you may be in violation of one of the following ordinances:
Chapter 23.08.025(5), Grading Ordinance; Chapter 11.08 Creek Ordinance, and
Chapter 23.18, Storm Water Management & Discharge Control Ordinance. You may also
be in violation of California Department of Fish and Game (CDFG), and/or State Regional
Water Quality Control Board (RWQCB) regulations.
Please be aware that one may be held liable for any damages to property or from a pollution
discharge if fill/debris falls into the creek. In addition one may be subject to civil
liability. Property owners must maintain a minimum 2:1 bank-slope.
A permit is required for any fill and grading done within fifty feet of the creek.
Please do not put any debris onto the creek banks. During high rains this can flow into the
creek and cause a blockage downstream thereby causing damage to homes or property.
