Design, tacos and sangria proved to be perfect matches at the recent Upper<br />
<strong>Lucas</strong> <strong>Valley</strong> 50 th anniversary Eichler event last month. Visitors as far afield as<br />
San Francisco, Healdsburg and Berkeley attended the evening with special guest<br />
presenters Zinc Details Founder Vas Kiniris and Design Writer Jordan Kushins.<br />
Visitors were treated to gourmet tacos from The Taco Guys, who parked their truck<br />
in front of the <strong>Lucas</strong> <strong>Valley</strong> <strong>Homeowners</strong> <strong>Association</strong> building, where the event<br />
took place. The Taco Guys were a popular addition to the evening, organized by<br />
the Architectural Review Committee.<br />
The second in the Eichler Speaker Event series, Kiniris discussed Eichlers and<br />
the life works of Alexander Girard, Charles and Ray Eames and Eero Saarinen.<br />
Jordan Kushins conducted an engaging Q&A discussion following Kiniris’s talk.<br />
Kushins, who contributes to Fast Co. Design Daily, and Surface magazine, was a<br />
former editor at Dwell Magazine<br />
About Vas Kiniris:<br />
Twenty years ago, Vasilios “Vas” Kiniris founded the San Francisco-based<br />
furniture showroom, gallery, and design resource Zinc Details with his wife Wendy<br />
Nishimura Kiniris. The couple brings rich cultural backgrounds and experiences to<br />
Zinc Details. Vas was born in Greece and raised in the Bay Area. He met Wendy,<br />
a third-generation Japanese-American who was born in Boston and grew up in<br />

Chamber Orchestra<br />
Return Engagement<br />
Put Friday evening December 14 on<br />
your calendar! That is when the <strong>Lucas</strong><br />
<strong>Valley</strong> Chamber Orchestra will present<br />
its second public performance. To take<br />
place at the LVHA Community Center, it<br />
will be free and open to the community.<br />
It is intended to be an informal, family<br />
event so children are welcome.<br />
In November 2011, a group of musicians<br />
from the surrounding community,<br />
along with <strong>Lucas</strong> <strong>Valley</strong> residents Ruth<br />
Koenig, Mark Yanover and Frank Lahorgue,<br />
gathered to form the LVCO and<br />
have been meeting regularly since. A<br />
distinguishing feature of the 21-piece<br />
ensemble is that it is a self-directed<br />
chamber orchestra - no conductor.<br />
Leadership responsibilities are passed<br />
among the individual musicians and<br />
various sections, with one violinist<br />
generally acting as concert master.<br />
On the program for Dec. 14 will<br />
be W. A. Mozart’s Symphony No. 12<br />
and Franz Haydn’s popular Symphony<br />
No. 83 nicknamed “The Hen.” The too<br />
seldom heard Mozart work was composed<br />
when young Amadeus was only<br />
15 years old. Violinist Alice Chen will<br />
act as Concert Master for the Haydn<br />
with violinist Bert Thunstrom leading<br />
the Mozart as Concert Master.<br />
The performance will begin at 7:30<br />
PM at the <strong>Lucas</strong> <strong>Valley</strong> Community<br />
Center. Admission is free of charge and<br />
there is no reserved seating.

Home Owners Dues<br />
<strong>Lucas</strong> <strong>Valley</strong> Home Owners dues<br />
are $<strong>16</strong>0 per quarter and this amount<br />
is due and payable on the following<br />
dates: <strong>Jan</strong>uary 1, April 1, July 1 and<br />
October 1.<br />
Statements will be sent to home<br />
owners on these dates. You may choose<br />
email billing by emailing the office at<br />
businessmanager@lvha.org.<br />
The use of the pool, tennis courts,<br />
and television channels 2 -13 are included<br />
in the dues.<br />
Non payment of dues will result in<br />
the following actions: If dues are not<br />
paid within 30 days of the due date a late<br />
fee of $15 per quarter will be added to<br />
the invoiced amount. If not paid within<br />
60 days of the due date TV service to<br />
the residence will be terminated and<br />
use of the pool or tennis courts will not<br />
be permitted. If not paid within 90 days<br />
of the due date, the LVHA Board may<br />
place a lien on the property.<br />
TV Reception Problems<br />
<strong>Lucas</strong> <strong>Valley</strong> Home Owners <strong>Association</strong><br />
contracts with <strong>Lucas</strong> <strong>Valley</strong> Cable<br />
to provide television channels 2 -13 to<br />
all residents. If you have problems with<br />
these channels, call <strong>Lucas</strong> <strong>Valley</strong> Cable<br />
at 259-5856 for service.<br />
Returned Checks<br />
Checks returned by the bank are subject<br />
to a $15 fee plus the bank charge.<br />

LVHA Board Meeting<br />
Nov 13, 2012<br />
Meeting Called to Order: 9:15 pm.<br />
Present were: Bob Schellenberg, Dale<br />

Approval of Agenda: Dale Miller<br />
moved to approve the agenda. It was<br />
seconded by Greg Kamman and unanimously<br />
approved.<br />
Approval of Minutes: Dale Miller<br />
moved to approve the minutes of the Oct<br />
17, 2012 Board of Directors Meeting.<br />
It was seconded by Greg Kamman and<br />
approved. The minutes of the Executive<br />
Session of Oct 17, 2012 were not available<br />
at this time.<br />
Office Manager’s Report: Community<br />
Center: The 2 nd special event<br />
celebrating the 50 th year anniversary of<br />
the HOA last Friday evening was very<br />
successful. The ARC served delicious<br />
fortified Sangria enjoyed by many on<br />
the chilly evening. The Taco Guys<br />
food truck was also a big hit attracting<br />
residents who came just for the gourmet<br />
tacos. Thank you to the ARC for<br />
planning these fun events that bring the<br />
community together.<br />
Office: The boiler for the radiant heat<br />
in the hall building completely gave out<br />
Friday. Estimates have been called for.<br />
To date we have one and expect another<br />
tomorrow.<br />
Homes Sold: No homes closed this<br />
month however at least two are in<br />
escrow.<br />
President’s Report: Given by Greg<br />
Stilson. None.<br />
Treasurer’s Report: Given by Greg<br />
Kamman. Greg reported that the P&L<br />
looked fine and that nothing appears<br />
out of order.<br />
Items from <strong>Homeowners</strong>: Ron Marinoff<br />
reported that a couple trees were<br />
down in open space that could be a<br />
hazard and that they will be removed<br />
with CSA 13 funds.<br />
Committee Reports: Architectural<br />
Review Committee: Bob Schellenberg<br />
reported that everything was copacetic<br />
with the ARC at this time.<br />
Horseowners Committee: Bob Schellenberg<br />
reported that a copy of the<br />
pasture lease was given to Tad Jacobs to<br />
review for any changes they would like<br />
to see incorporated into it. At that point<br />
it would go to the attorney for review.<br />
Cable TV and Internet Committee:<br />
Dale Miller noted that the committee<br />
has been inactive for some time now.<br />
Under the current contract with LVC<br />
it stipulates that one year prior to its<br />
expiration that both parties should enter<br />
into discussions on whether or not LVC<br />
wishes to continue in the business.<br />

Board send LVC a letter to start the<br />
process of discussions to find out if LVC<br />

Pool Committee: Maggie McCann<br />
noted that she is soon to begin discussions<br />
with the swim team regarding the<br />
spring/summer contract so that it will be<br />
complete before March <strong>2013</strong>.<br />
Unfinished Business:<br />
Islands: Bob Schellenberg gave an update<br />
on the islands, most specifically the<br />
one at Mt. Muir. The County advised<br />
Bob that these islands were known as<br />
“orphans” and that they were not against<br />
LVHA doing some maintenance or improvements<br />
to them. They requested<br />
that LVHA run whatever it is by them<br />
first. The consensus is that whatever<br />
is done has to be maintenance free and<br />
require no water.<br />
2103 Budget: The Finance Committee<br />
met and advised some additional<br />
changes to the budget.<br />
The contribution to the reserve<br />
fund has been reduced to $96,000 (from<br />
$120,000) due to revisions in expenses<br />
including the addition of a maintenance<br />
manager line item for $18,000 and<br />
$4000 for website revisions. The revised<br />
budget will be included in the December<br />
<strong>Valley</strong> Vibration. Motion: Dale Miller<br />
moved to approve the <strong>2013</strong> revised budget.<br />
It was seconded by Greg Kamman<br />
and unanimously approved.<br />
New Business: Radiant Heat Boiler:<br />
The boiler for the community hall has<br />
seen the end of its life. LVHA has<br />
received one estimate with two more<br />
expected this week.<br />
Motion: Greg Kamman moved to approve<br />
up to $10,000 for a new boiler and<br />
necessary accoutrements to be chosen<br />
by the board via email when the other<br />

Studio Green Landscape<br />
Architecture gave a presentation<br />
of their concept drawings for the<br />
community center area encompassing<br />
the pool and toddler playground area,<br />
and both the upper and lower courts.<br />
The drawings had slight variations but<br />
mainly focused on ADA accessibility,<br />
improved use of the space available<br />
and making the wading pool cohesive<br />
with the main pool and deck area.<br />
Members of the community<br />
had an opportunity to voice their<br />
desires and opinions of the project.<br />
Several residents were concerned with<br />
the landscaping of the upper courts<br />
and possible removal of trees. The<br />
trees that are marked were marked<br />
by the surveyors for topographical<br />
survey maps. Others asked about the<br />
location of the wading pool and its<br />
access to the main pool, the need for<br />
storage facilities and access to the<br />
toddler playground when the pool is<br />
closed. Many expressed concern about<br />
the cost of the project and asked what<br />
the estimates were but the discussion<br />
was not to be about the cost at this<br />
time. Some felt that the kitchen in the<br />
community hall should be renovated<br />
before doing outside work. Many<br />
members expressed approval of<br />
the proposed BBQ area with more<br />
seating.<br />
This was the first in a series<br />
of presentation/workshops to the<br />
community in order to be sure that<br />
everyone has a chance to weigh in on<br />
the plans. The PIC will be making the<br />
designs available to post online in the<br />
near future.<br />
Elderly Help List<br />
Ted and Betty Von Glahn have offered<br />
to help any elderly resident with<br />
small chores at no charge. They have<br />
suggested a list in the <strong>Valley</strong> Vibration<br />
of those willing to help. The task could<br />
be as simple as changing a light bulb for<br />
someone who cannot get up on a ladder<br />
to change it.<br />

Thanks for picking up after your<br />

please remove it! Natural poop will<br />

“Hurray,” you say. Now it’s raining and<br />
my dead grass is green again. But –<br />
please realize that it will look very dead<br />
once the rains stop and Mother Nature<br />
no longer provides irrigation. So, the<br />
ARC, once again, asks that you direct<br />
your attention to this problem. Please<br />
either make a New Year’s resolution<br />
to water your grass once spring rolls<br />
around, or replace it with water tolerant<br />
landscaping. The ARC is here to help.<br />
Remember: The front of your house<br />
makes a first impression, is a welcoming<br />
expression of who you are, is also<br />
enjoyed by all your neighbors and the<br />
entire community, and it affects property<br />
values as well.<br />

MCRC is a non-profit environmental<br />
electronics recycler that refurbishes<br />
and gives away free computers to those<br />
in need. Even though it costs a little<br />
more they do not ship unusable electronics<br />
to countries with low environmental<br />
standards. Instead they recycle<br />
what they cannot use with a Bay Area<br />
metals refinery.<br />
MCRC will also take small kitchen<br />
appliances such as toasters or microwaves<br />
as long as they are 'squeaky'<br />
clean. They will pick up from your<br />
office or home with their cargo van.<br />
Call for fees and an appointment. Hard<br />
drive wiping service is only $15. They<br />
no longer charge a fee for printers.<br />

Drainage Reminder<br />
<strong>Homeowners</strong> whose yards abut the<br />
hills, are reminded that it is their responsibility<br />
to clean their concrete V-shaped<br />
drainage ditches at the periphery of their<br />
property. Serious damage and flooding<br />
can occur from accumulated debris<br />
and one could be liable for damage to a<br />
neighbors property.

Protect Our Creeks<br />
LVHA has been reminded by the County that homeowners whose property abuts a creek<br />
should be aware of many Marin County Ordinances.<br />
Property owners must keep the creek free of obstructions or potential obstructions and<br />
may not enlarge their property because you may be in violation of one of the following ordinances:<br />
Chapter 23.08.025(5), Grading Ordinance; Chapter 11.08 Creek Ordinance, and<br />
Chapter 23.18, Storm Water Management & Discharge Control Ordinance. You may also<br />
be in violation of California Department of Fish and Game (CDFG), and/or State Regional<br />
Water Quality Control Board (RWQCB) regulations.<br />
Please be aware that one may be held liable for any damages to property or from a pollution<br />
discharge if fill/debris falls into the creek. In addition one may be subject to civil<br />
liability. Property owners must maintain a minimum 2:1 bank-slope.<br />
A permit is required for any fill and grading done within fifty feet of the creek.<br />
Please do not put any debris onto the creek banks. During high rains this can flow into the<br />
creek and cause a blockage downstream thereby causing damage to homes or property.
