Dwell-Marin Magazine Home Tour and
Eichlers
By Coralie Langston-Jones, ARC member
This April, architecture fans will once again be flocking to Upper Lucas Valley
as part of the upcoming annual Dwell + Marin Magazine Home Tour. Featured
homes across Marin, including a classic Eichler house in Upper Lucas Valley, will
highlight the concept of California Modernism. Free-flowing, light-filled spaces,
floor to ceiling windows, and indoor/outdoor style living, where the outdoor spaces
are equally as important as the indoor spaces, are a few of the features celebrated
by California Modernism. Eichler homes also enjoy the fusion of a community
with privacy.
Eichler homeowners Mark Neely and Paul Kefalides purchased their Eichler
home, designed originally by architect Claude Oakland, on Mount Susitna seven
years ago. A rare, three-bedroom atrium model, the house is virtually in original,
mint condition. The two set about updating the landscaping, including native California
grasses, but left the interior of the home untouched, including the kitchen,
as well as the mahogany paneled walls throughout.
“We love our home. It was previously owned by an architect, who maintained
it well,” says Mark Neely. “While it’s still in its original condition, there are times
when we think about expanding the master bedroom. People lived in much smaller
spaces forty years ago.”
“The Kefalides-Neely house is a great example of Eichler living at its best,”
says leading Realtor Craig Swanson. “It’s delightful. Its small scale is very intimate.
Mark and Paul have added some very cool touches, and vintage midcentury era
furnishings.”
High Hopes
The Summit, which was completed in
1965 and designed by Tibor Fecskes,
was briefly the tallest building in San
Francisco with 31 stories, including 6
floors of parking. Eichler lived in one of
the two penthouses. Now conjoined, the
top floor is owned by George Shultz, the
former secretary of State, and his wife,
Charlotte Mailliard Shultz, the city’s
director of protocol.
Most tall buildings taper inward as they
rise, but from the 24th floor and above,
the Summit flares outward, with each
floor one foot beyond the floor below.
Minutes of the LVHA
Board Meeting
March 21, 2012
Present were: Denis Ford, Tim Irish,
Greg Kamman, and Greg Stilson.
Absent Dale Miller.
Approval of Agenda: Greg Kamman
moved to approve the agenda. It was
seconded by Tim Irish and unanimously
approved.
Approval of Minutes: Greg Stilson
noted that he was advised that the
association was formed in January of
1963 so the 50 th anniversary will be in
2013 but he thought that LVHA should
have a celebration this year. Tim
Irish moved to approve the minutes
of the February 15, 2012 meeting. It
was seconded by Greg Kamman. The
minutes for the Executive Meeting
of Feb. 20, 2012 have not yet been
written.
Office Manager’s Report:
Community Center: The Easter Egg
Hunt will take place on March 31 st at
10am. This will be Tiana’s last year
doing it so if you want it to continue
please consider volunteering for this
event. Office: I’ve been asked to
correct a misconception that LVC does
not pay for PG&E at the head end
building. On the contrary, LVC does
pay for all PG&E including A/C at the
head end building. Dues statements will
be going out later this month. They are
due by April 30 th . The Reserve Study
will be completed in April. With
the pool off in January it was a good
test of how much the building cost to
heat – it was $97.00 for the month of
January. Pool News: We had an issue
earlier in the week where the pressure
on the filters rose which shut off the
heaters. The pool cleaner resolved this
by cleaning the filters. Miscellaneous:
The wheels on the sliding door to the
office were replaced ($415). Last
month we had enough items to be
repaired to constitute a day’s work.
Pagan Construction came out and
repaired a piece of rotting fascia board
at the back of the building, the benches
were installed in the restrooms, and the
ceiling panel in the hall was re-attached
($1050). The storage room to the right
of the trophy case developed a roof
leak last week. It was due to clogged
roof drains. We had those cleared.
The drain covers have disappeared so
new ones will need to be made. The
six LVHA backflow devices were
inspected in February and one was
found to be cracked. Farias Garden
Service replaced the backflow device at
the corner of Mt. Tallac ($722). Farias
Garden Service also replaced a rotten
fence post behind the hall ($150).
President’s Report: Given by Denis
Ford. Denis reminded everyone that
LVHA needs people to run for positions
Treasurer’s Report: Given by
Greg Kamman: Greg reported that
the revenues and expenses are on par
with the budget although income is
somewhat higher which is common
in the first couple months of the year.
With the insurance premium due in
April and summer lifeguard payroll
beginning shortly after that this will
increase expenses.
Items from Homeowners: A
homeowner cautioned the Board
that some items in the pool were
defective. One being the bottom of
the pool. She felt that it was like a
“lunar landscape” and the other, that
the lane line between the 5ft area and
the deep end is too low. The Board
Committee Reports:
Public Improvements Committee:
Given by Shelley Munson. Shelley
noted that over the past several months
the committee has worked towards
the selection of a landscape architect
firm to revitalize the common grounds
including the aging community
center grounds and tennis courts. The
committee has given a site tour to six
firms. There were five submissions,
of which the high and low bid were
excused. The three remaining firms
were interviewed and of those, one has
been chosen and will be recommended
to the Board. Construction drawings
have not been included at this point,
however if there are many changes to
the existing hardscape this will require
more extensive construction drawings.
They would also like to have a site
survey done of the common areas. The
committee asked that this be placed on
next month’s agenda or preferably, in
order to expedite the process, that the
Board call a special meeting to approve
the selection and expenditure.
CC&R Committee: Given by Shelley
Munson. Shelley noted that the
committee is meeting regularly, have
reviewed the CC&Rs and will next
tackle the By Laws. She would like to
see the Board hire an expert in the field
of re-writing governing documents.
Old Business: Swim Team Contract
Update: The Board held an executive
meeting on Feb. 20 th to discuss the Lucas
Valley Lightnings swim team contract
(that runs from March through July 17 th ).
The Board recently received it.
Motion: Greg Kamman moved
to approve the LVST contract as
delivered on 3/21/12 to the Board. It
was seconded by Greg Stilson and
unanimously approved.
FM Radio Band: Some months ago
LVC requested that they be allowed
to drop the FM Radio Band from
the TV cable only and in exchange
use that bandwidth to significantly
increase internet speeds. They have
since withdrawn that request as they
have found another technological
work-around to accomplish the goal of
expanding internet bandwidth.
New Business: Paint Fascia of
LVCC: The Board reviewed three bids
for painting the fascia board around the
building. Motion: Tim Irish moved
to approve the bid from North Bay
Painting for $ 2120 for painting the
fascia and $775 for power washing
the entire building. It was seconded
by Greg Kamman and unanimously
approved.
Reconfigure Pipes In Pump Room:
The Board reviewed the bid to
reconfigure the old copper pipes in
the pump room and to install a valve
on the suction line thereby making it
much easier to prime the motor. The
necessary permit has been acquired.
Motion: Tim Irish moved that the
estimate for $1710 to replace the copper
pipes, improve the configuration and
install a 6” valve in the suction line be
approved. It was seconded by Greg
Stilson and unanimously approved.
Note: A second estimate for the suction
line valve is $1750. This will come out
of the pool re-plaster budget.
Adjournment of Board Meeting:
Eichler Tour continued
A quick tour of various open houses
for sale reveals some of the many ways
homeowners have attempted updates to
their Eichler. Some good. While others
are the product of poor aesthetic advice
often sought from general contractors
with little Eichler work experience.
Some homes demonstrate updates,
including a patchwork of different flooring
surfaces for each room. Or larger
rooms are chopped up into smaller
spaces. In some cases, the homes have
been over-expanded to encroach on any
available outdoor space in a small lot,
diminishing any exterior space to be
enjoyed from the inside.
Architect and Eichler owner Bill
Hansel, principal of Hansen Design,
whose work includes four Eichler
renovations, remarks, “The biggest
challenge is not creating a master plan
and mistakenly doing things piecemeal.
Very few people start with an overall
concept and instead start implementing
mismatched fragments.”
General Contractor and Eichler
resident Steve Dahlgren, principal of
Dahlgren Design Build, shares Hansel’s
sentiment, adding, “the biggest task in
remodeling an Eichler is getting the
space to work for your specific needs,
while staying true to the original style.
There are many new materials and
technologies that are compatible with
the clean lines of an Eichler, but, they
require careful planning and design so
they feel a part of a whole and not just
tacked on. When we remodel an Eichler,
we always strive to use the same ‘vocabulary’
of elements as the original, if
possible.”
“Driving around Lucas Valley, I’ll
notice front door replacements in a
completely different style or period to
what’s appropriate for the midcentury
era aesthetic,” says Craig Swanson. “I
believe in updating Eichler homes to
fit in with modern lifestyles. However,
it’s important for people to understand
restraint where it’s necessary.”
Modernist Homes continued
No Small Thing
Between 1949 and 1974, about 10,500
Eichler homes were built in Northern
California. An enclave of about 100
are perched in the Diamond Heights
neighborhood in San Francisco, and 185
cluster on a Castro Valley ridge. There
are Eichlers in Marin, Concord and San
Mateo. In Walnut Creek there is a mini-
Eichler, smaller than 500 square feet.
Equal Opportunity
Eichler’s houses were a design product
of their time, the “Mad Men” era.
The details include floor-to-ceiling
windows, radiant floor heating and
central atria. Eichler was one of the first
developers to open his subdivisions to
minority residents. In the mid-1950s,
after a black couple bought into a Marin
development, neighbors complained
and asked Eichler to block the sale. He
refused.
An eichler and a Likeler
It was widely reported that the childhood
home of Steve Jobs, Apple’s cofounder,
was an Eichler, but that midcentury
house in Mountain View was
determined to be an Eichler competitor
— what Eichler fans call a “likeler.”
Steve Wozniak, Apple’s other founder,
grew up in an Eichler in Sunnyvale.
High, Not Mighty
Locally, Eichler single-family homes
are priced from $500,000 to over $2 million;
a Summit condominium recently
sold for $2.2 million. Eichler’s son,
Ned, 81, said building the Summit and
other high-rises had contributed to the
company’s 1967 bankruptcy.
A Touch of Class
Eichlers appealed to those with “uppermiddle-class
taste but lower-middleclass
incomes,” joked the developer’s
son, who lives in Marin and prefers less
modern architecture. “We had no idea
the style would last,” he said.

Candidates' Statements
Maggie McCann
My name is Maggie McCann and I am currently Chairperson of the Pool Committee. I am interested in in helping out
the Lucas Valley Homeowners Association as we move forward in making our Valley the Best place it can always be.
I have lived in Lucas Valley for the past 21 years, first moving here from Central San Rafael in 1991. I am a native of
Marin. I am employed as a teacher and have been honored to have worked at the same school for 25 years. My husband
Luke and I, have raised our three children here. All my children cherish their memory of growing up here in our beautiful
Valley. We have hiked the hills, swam on the Swim team, played soccer, and baseball here. We feel very connected to our local
schools, our community, our neighbors and friends. This is our home. I have been actively involved in our community.
I look forward to serving all of our homeowners as a new member of the Lucas Valley Homeowners Association, and
would be grateful for your voice, your concerns and your vote! Thank you.
Dale Miller
The LVHA community is a great place to live not only because our homes are situated in such a beautiful
location, but also because for nearly fifty years the dedicated volunteers who have served on the LVHA Board of
Directors and committees have worked to make our community one of the best places to live in Marin County.
Our facilities; the pool, tennis courts, and community center, and our activities, such as the swim team and
other community events, contribute to our quality of life and our property values. But these features of a great
community require the constant attention of the LVHA Board of Directors.
I have enjoyed benefits of living here for many years. If elected to the LVHA Board of Directors, I will devote
time and effort to preserving the benefits of our special environment.
Shelley Munson
Thank you for the opportunity to serve this community I love so well. I am shelley Munson and live at 5 Mt.
Tenaya Court.
having grown up here, work in the community as your local real estate broker, raised my son Sean, and volunteered
with the LVHA on many levels over the past 35 years I feel it makes sense now to take on a board position
as I am on two committees and can give continuity.
I have been involved in many facets of the LVHA association in volunteer capacities such as; chair of the ARC
for ten years, worked with the County of marin on the original special ordinance zoning, chaired the installation of
the Linda Senf park, and currently, Document conmmittee(CC&R redraft) and the Public Improvement Committee
(PIC). Both committees will need a board member liaison to provide consistent communication to the board and
the community about these two projects as they proceed which I feel I can provide.
Our community must have a full five seat voard to run effectively. I thank the outgoing board members for
their service to our community. their time and talents are much appreciated.
My family has lived in Lucas Valley since 1969 and we have been active members of the community for
many years. I have served on the LVHA Board five times, four as President, and have also served on different
committees various times. My wife and I were involved with the swim team for over ten years and were League
Co-Presidents. We are very much ingrained in community life.
We have a unique environment here in the valley that has been kept intact over the years. I have always been
open to suggestions to improvements for the betterment of the community. My goal is to help maintain, protect,
and improve our valley, and to adhere to the By-Laws of the LVHA.
