Dwell-Marin Magazine Home Tour and<br />

Eichlers<br />

This April, architecture fans will once again be flocking to Upper <strong>Lucas</strong> <strong>Valley</strong><br />

as part <strong>of</strong> <strong>the</strong> upcoming annual Dwell + Marin Magazine Home Tour. Featured<br />

homes across Marin, including a classic Eichler house in Upper <strong>Lucas</strong> <strong>Valley</strong>, will<br />

highlight <strong>the</strong> concept <strong>of</strong> California Modernism. Free-flowing, light-filled spaces,<br />

floor to ceiling windows, and indoor/outdoor style living, where <strong>the</strong> outdoor spaces<br />

are equally as important as <strong>the</strong> indoor spaces, are a few <strong>of</strong> <strong>the</strong> features celebrated<br />

by California Modernism. Eichler homes also enjoy <strong>the</strong> fusion <strong>of</strong> a community<br />

with privacy.<br />

Eichler homeowners Mark Neely and Paul Kefalides purchased <strong>the</strong>ir Eichler<br />

home, designed originally by architect Claude Oakland, on Mount Susitna seven<br />

years ago. A rare, three-bedroom atrium model, <strong>the</strong> house is virtually in original,<br />

mint condition. The two set about updating <strong>the</strong> landscaping, including native California<br />

grasses, but left <strong>the</strong> interior <strong>of</strong> <strong>the</strong> home untouched, including <strong>the</strong> kitchen,<br />

as well as <strong>the</strong> mahogany paneled walls throughout.<br />

“We love our home. It was previously owned by an architect, who maintained<br />

it well,” says Mark Neely. “While it’s still in its original condition, <strong>the</strong>re are times<br />

when we think about expanding <strong>the</strong> master bedroom. People lived in much smaller<br />

spaces forty years ago.”<br />

“The Kefalides-Neely house is a great example <strong>of</strong> Eichler living at its best,”<br />

says leading Realtor Craig Swanson. “It’s delightful. Its small scale is very intimate.<br />

Mark and Paul have added some very cool touches, and vintage midcentury era<br />

furnishings.”<br />

Homes<br />

High Hopes<br />

The Summit, which was completed in<br />

1965 and designed by Tibor Fecskes,<br />

was briefly <strong>the</strong> tallest building in San<br />

Francisco with 31 stories, including 6<br />

floors <strong>of</strong> parking. Eichler lived in one <strong>of</strong><br />

<strong>the</strong> two penthouses. Now conjoined, <strong>the</strong><br />

top floor is owned by George Shultz, <strong>the</strong><br />

former secretary <strong>of</strong> State, and his wife,<br />

Charlotte Mailliard Shultz, <strong>the</strong> city’s<br />

director <strong>of</strong> protocol.<br />

Shapely and Stately<br />

Most tall buildings taper inward as <strong>the</strong>y<br />

rise, but from <strong>the</strong> 24th floor and above,<br />

<strong>the</strong> Summit flares outward, with each<br />

floor one foot beyond <strong>the</strong> floor below.<br />

<strong>Lucas</strong> <strong>Valley</strong> Home Owners dues<br />

are $160 per quarter and this amount<br />

is due and payable on <strong>the</strong> following<br />

dates: January 1, April 1, July 1 and<br />

October 1.<br />

Statements will be sent to home<br />

owners on <strong>the</strong>se dates. You may choose<br />

email billing by emailing <strong>the</strong> <strong>of</strong>fice at<br />

businessmanager@lvha.org.<br />

The use <strong>of</strong> <strong>the</strong> pool, tennis courts,<br />

and television channels 2 -13 are included<br />

in <strong>the</strong> dues.<br />

Non payment <strong>of</strong> dues will result in<br />

<strong>the</strong> following actions: If dues are not<br />

paid within 30 days <strong>of</strong> <strong>the</strong> due date a late<br />

fee <strong>of</strong> $15 per quarter will be added to<br />

<strong>the</strong> invoiced amount. If not paid within<br />

60 days <strong>of</strong> <strong>the</strong> due date TV service to<br />

<strong>the</strong> residence will be terminated and<br />

use <strong>of</strong> <strong>the</strong> pool or tennis courts will not<br />

be permitted. If not paid within 90 days<br />

<strong>of</strong> <strong>the</strong> due date, <strong>the</strong> LVHA <strong>Board</strong> may<br />

place a lien on <strong>the</strong> property.<br />

TV Reception Problems<br />

<strong>Lucas</strong> <strong>Valley</strong> Home Owners Association<br />

contracts with <strong>Lucas</strong> <strong>Valley</strong> Cable<br />

to provide television channels 2 -13 to<br />

all residents. If you have problems with<br />

<strong>Board</strong> <strong>Meeting</strong><br />

March 21, 2012<br />

Present were: Denis Ford, Tim Irish,<br />

Greg Kamman, and Greg Stilson.<br />

Absent Dale Miller.<br />

Approval <strong>of</strong> Agenda: Greg Kamman<br />

moved to approve <strong>the</strong> agenda. It was<br />

seconded by Tim Irish and unanimously<br />

approved.<br />

Approval <strong>of</strong> Minutes: Greg Stilson<br />

noted that he was advised that <strong>the</strong><br />

association was formed in January <strong>of</strong><br />

1963 so <strong>the</strong> 50 th anniversary will be in<br />

2013 but he thought that LVHA should<br />

have a celebration this year. Tim<br />

Irish moved to approve <strong>the</strong> minutes<br />

<strong>of</strong> <strong>the</strong> February 15, 2012 meeting. It<br />

was seconded by Greg Kamman. The<br />

minutes for <strong>the</strong> Executive <strong>Meeting</strong><br />

<strong>of</strong> Feb. 20, 2012 have not yet been<br />

written.<br />

Office Manager’s Report:<br />

Community Center: The Easter Egg<br />

Hunt will take place on March 31 st at<br />

10am. This will be Tiana’s last year<br />

doing it so if you want it to continue<br />

please consider volunteering for this<br />

event. Office: I’ve been asked to<br />

correct a misconception that LVC does<br />

not pay for PG&E at <strong>the</strong> head end<br />

building. On <strong>the</strong> contrary, LVC does<br />

pay for all PG&E including A/C at <strong>the</strong><br />

head end building. Dues statements will<br />

be going out later this month. They are<br />

due by April 30 th . The Reserve Study<br />

will be completed in April. With<br />

<strong>the</strong> pool <strong>of</strong>f in January it was a good<br />

test <strong>of</strong> how much <strong>the</strong> building cost to<br />

heat – it was $97.00 for <strong>the</strong> month <strong>of</strong><br />

January. Pool News: We had an issue<br />

earlier in <strong>the</strong> week where <strong>the</strong> pressure<br />

on <strong>the</strong> filters rose which shut <strong>of</strong>f <strong>the</strong><br />

heaters. The pool cleaner resolved this<br />

by cleaning <strong>the</strong> filters. Miscellaneous:<br />

The wheels on <strong>the</strong> sliding door to <strong>the</strong><br />

<strong>of</strong>fice were replaced ($415). Last<br />

month we had enough items to be<br />

repaired to constitute a day’s work.<br />

Pagan Construction came out and<br />

repaired a piece <strong>of</strong> rotting fascia board<br />

at <strong>the</strong> back <strong>of</strong> <strong>the</strong> building, <strong>the</strong> benches<br />

were installed in <strong>the</strong> restrooms, and <strong>the</strong><br />

ceiling panel in <strong>the</strong> hall was re-attached<br />

($1050). The storage room to <strong>the</strong> right<br />

<strong>of</strong> <strong>the</strong> trophy case developed a ro<strong>of</strong><br />

leak last week. It was due to clogged<br />

ro<strong>of</strong> drains. We had those cleared.<br />

The drain covers have disappeared so<br />

new ones will need to be made. The<br />

six LVHA backflow devices were<br />

inspected in February and one was<br />

found to be cracked. Farias Garden<br />

Service replaced <strong>the</strong> backflow device at<br />

<strong>the</strong> corner <strong>of</strong> Mt. Tallac ($722). Farias<br />

Garden Service also replaced a rotten<br />

fence post behind <strong>the</strong> hall ($150).<br />

Treasurer’s Report: Given by<br />

Greg Kamman: Greg reported that<br />

<strong>the</strong> revenues and expenses are on par<br />

with <strong>the</strong> budget although income is<br />

somewhat higher which is common<br />

in <strong>the</strong> first couple months <strong>of</strong> <strong>the</strong> year.<br />

With <strong>the</strong> insurance premium due in<br />

April and summer lifeguard payroll<br />

beginning shortly after that this will<br />

increase expenses.<br />

Items from <strong>Homeowners</strong>: A<br />

homeowner cautioned <strong>the</strong> <strong>Board</strong><br />

that some items in <strong>the</strong> pool were<br />

defective. One being <strong>the</strong> bottom <strong>of</strong><br />

<strong>the</strong> pool. She felt that it was like a<br />

“lunar landscape” and <strong>the</strong> o<strong>the</strong>r, that<br />

<strong>the</strong> lane line between <strong>the</strong> 5ft area and<br />

<strong>the</strong> deep end is too low. The <strong>Board</strong><br />

<strong>of</strong> entry doors, driveways, siding,<br />

and o<strong>the</strong>r projects visible from<br />

<strong>the</strong> streetscape, are subject to design<br />

advised that <strong>the</strong>y were aware <strong>of</strong> <strong>the</strong><br />

problems and <strong>the</strong>y were being rectified.<br />

Committee Reports:<br />

Public Improvements Committee:<br />

Given by Shelley Munson. Shelley<br />

noted that over <strong>the</strong> past several months<br />

<strong>the</strong> committee has worked towards<br />

<strong>the</strong> selection <strong>of</strong> a landscape architect<br />

firm to revitalize <strong>the</strong> common grounds<br />

including <strong>the</strong> aging community<br />

center grounds and tennis courts. The<br />

committee has given a site tour to six<br />

firms. There were five submissions,<br />

<strong>of</strong> which <strong>the</strong> high and low bid were<br />

excused. The three remaining firms<br />

were interviewed and <strong>of</strong> those, one has<br />

been chosen and will be recommended<br />

to <strong>the</strong> <strong>Board</strong>. Construction drawings<br />

have not been included at this point,<br />

however if <strong>the</strong>re are many changes to<br />

<strong>the</strong> existing hardscape this will require<br />

more extensive construction drawings.<br />

They would also like to have a site<br />

survey done <strong>of</strong> <strong>the</strong> common areas. The<br />

committee asked that this be placed on<br />

next month’s agenda or preferably, in<br />

order to expedite <strong>the</strong> process, that <strong>the</strong><br />

<strong>Board</strong> call a special meeting to approve<br />

<strong>the</strong> selection and expenditure.<br />

CC&R Committee: Given by Shelley<br />

Munson. Shelley noted that <strong>the</strong><br />

committee is meeting regularly, have<br />

reviewed <strong>the</strong> CC&Rs and will next<br />

tackle <strong>the</strong> By Laws. She would like to<br />

see <strong>the</strong> <strong>Board</strong> hire an expert in <strong>the</strong> field<br />

<strong>of</strong> re-writing governing documents.<br />

Old Business: Swim Team Contract<br />

Update: The <strong>Board</strong> held an executive<br />

meeting on Feb. 20 th to discuss <strong>the</strong> <strong>Lucas</strong><br />

<strong>Valley</strong> Lightnings swim team contract<br />

(that runs from March through July 17 th ).<br />

The <strong>Board</strong> recently received it.<br />

Motion: Greg Kamman moved<br />

to approve <strong>the</strong> LVST contract as<br />

delivered on 3/21/12 to <strong>the</strong> <strong>Board</strong>. It<br />

was seconded by Greg Stilson and<br />

unanimously approved.<br />

FM Radio Band: Some months ago<br />

LVC requested that <strong>the</strong>y be allowed<br />

to drop <strong>the</strong> FM Radio Band from<br />

<strong>the</strong> TV cable only and in exchange<br />

use that bandwidth to significantly<br />

increase internet speeds. They have<br />

since withdrawn that request as <strong>the</strong>y<br />

have found ano<strong>the</strong>r technological<br />

work-around to accomplish <strong>the</strong> goal <strong>of</strong><br />

expanding internet bandwidth.<br />

New Business: Paint Fascia <strong>of</strong><br />

LVCC: The <strong>Board</strong> reviewed three bids<br />

for painting <strong>the</strong> fascia board around <strong>the</strong><br />

building. Motion: Tim Irish moved<br />

to approve <strong>the</strong> bid from North Bay<br />

Painting for $ 2120 for painting <strong>the</strong><br />

fascia and $775 for power washing<br />

<strong>the</strong> entire building. It was seconded<br />

by Greg Kamman and unanimously<br />

approved.<br />

Reconfigure Pipes In Pump Room:<br />

The <strong>Board</strong> reviewed <strong>the</strong> bid to<br />

reconfigure <strong>the</strong> old copper pipes in<br />

<strong>the</strong> pump room and to install a valve<br />

on <strong>the</strong> suction line <strong>the</strong>reby making it<br />

much easier to prime <strong>the</strong> motor. The<br />

necessary permit has been acquired.<br />

Motion: Tim Irish moved that <strong>the</strong><br />

estimate for $1710 to replace <strong>the</strong> copper<br />

pipes, improve <strong>the</strong> configuration and<br />

install a 6” valve in <strong>the</strong> suction line be<br />

approved. It was seconded by Greg<br />

Stilson and unanimously approved.<br />

Note: A second estimate for <strong>the</strong> suction<br />

line valve is $1750. This will come out<br />

<strong>of</strong> <strong>the</strong> pool re-plaster budget.<br />

Adjournment <strong>of</strong> <strong>Board</strong> <strong>Meeting</strong>:<br />

The <strong>Board</strong> meeting was adjourned at<br />

8:35 PM.

Eichler Tour continued<br />

A quick tour <strong>of</strong> various open houses<br />

for sale reveals some <strong>of</strong> <strong>the</strong> many ways<br />

homeowners have attempted updates to<br />

<strong>the</strong>ir Eichler. Some good. While o<strong>the</strong>rs<br />

are <strong>the</strong> product <strong>of</strong> poor aes<strong>the</strong>tic advice<br />

<strong>of</strong>ten sought from general contractors<br />

with little Eichler work experience.<br />

Some homes demonstrate updates,<br />

including a patchwork <strong>of</strong> different flooring<br />

surfaces for each room. Or larger<br />

rooms are chopped up into smaller<br />

spaces. In some cases, <strong>the</strong> homes have<br />

been over-expanded to encroach on any<br />

available outdoor space in a small lot,<br />

diminishing any exterior space to be<br />

enjoyed from <strong>the</strong> inside.<br />

Architect and Eichler owner Bill<br />

Hansel, principal <strong>of</strong> Hansen Design,<br />

whose work includes four Eichler<br />

renovations, remarks, “The biggest<br />

challenge is not creating a master plan<br />

and mistakenly doing things piecemeal.<br />

Very few people start with an overall<br />

concept and instead start implementing<br />

mismatched fragments.”<br />

General Contractor and Eichler<br />

resident Steve Dahlgren, principal <strong>of</strong><br />

Dahlgren Design Build, shares Hansel’s<br />

sentiment, adding, “<strong>the</strong> biggest task in<br />

remodeling an Eichler is getting <strong>the</strong><br />

space to work for your specific needs,<br />

while staying true to <strong>the</strong> original style.<br />

There are many new materials and<br />

technologies that are compatible with<br />

<strong>the</strong> clean lines <strong>of</strong> an Eichler, but, <strong>the</strong>y<br />

require careful planning and design so<br />

<strong>the</strong>y feel a part <strong>of</strong> a whole and not just<br />

tacked on. When we remodel an Eichler,<br />

we always strive to use <strong>the</strong> same ‘vocabulary’<br />

<strong>of</strong> elements as <strong>the</strong> original, if<br />

possible.”<br />

“Driving around <strong>Lucas</strong> <strong>Valley</strong>, I’ll<br />

notice front door replacements in a<br />

completely different style or period to<br />

what’s appropriate for <strong>the</strong> midcentury<br />

era aes<strong>the</strong>tic,” says Craig Swanson. “I<br />

believe in updating Eichler homes to<br />

fit in with modern lifestyles. However,<br />

it’s important for people to understand<br />

restraint where it’s necessary.”<br />

Ted and Betty Von Glahn have <strong>of</strong>fered<br />

to help any elderly resident with<br />

small chores at no charge. They have<br />

suggested a list in <strong>the</strong> <strong>Valley</strong> Vibration<br />

<strong>of</strong> those willing to help. The task could<br />

be as simple as changing a light bulb for<br />

someone who cannot get up on a ladder<br />

Modernist Homes continued<br />

No Small Thing<br />

Between 1949 and 1974, about 10,500<br />

Eichler homes were built in Nor<strong>the</strong>rn<br />

California. An enclave <strong>of</strong> about 100<br />

are perched in <strong>the</strong> Diamond Heights<br />

neighborhood in San Francisco, and 185<br />

cluster on a Castro <strong>Valley</strong> ridge. There<br />

are Eichlers in Marin, Concord and San<br />

Mateo. In Walnut Creek <strong>the</strong>re is a mini-<br />

Eichler, smaller than 500 square feet.<br />

Equal Opportunity<br />

Eichler’s houses were a design product<br />

<strong>of</strong> <strong>the</strong>ir time, <strong>the</strong> “Mad Men” era.<br />

The details include floor-to-ceiling<br />

windows, radiant floor heating and<br />

central atria. Eichler was one <strong>of</strong> <strong>the</strong> first<br />

developers to open his subdivisions to<br />

minority residents. In <strong>the</strong> mid-1950s,<br />

after a black couple bought into a Marin<br />

development, neighbors complained<br />

and asked Eichler to block <strong>the</strong> sale. He<br />

refused.<br />

An eichler and a Likeler<br />

It was widely reported that <strong>the</strong> childhood<br />

home <strong>of</strong> Steve Jobs, Apple’s c<strong>of</strong>ounder,<br />

was an Eichler, but that midcentury<br />

house in Mountain View was<br />

determined to be an Eichler competitor<br />

— what Eichler fans call a “likeler.”<br />

Steve Wozniak, Apple’s o<strong>the</strong>r founder,<br />

grew up in an Eichler in Sunnyvale.<br />

High, Not Mighty<br />

Locally, Eichler single-family homes<br />

are priced from $500,000 to over $2 million;<br />

a Summit condominium recently<br />

sold for $2.2 million. Eichler’s son,<br />

Ned, 81, said building <strong>the</strong> Summit and<br />

o<strong>the</strong>r high-rises had contributed to <strong>the</strong><br />

company’s 1967 bankruptcy.<br />

A Touch <strong>of</strong> Class<br />

Eichlers appealed to those with “uppermiddle-class<br />

taste but lower-middleclass<br />

incomes,” joked <strong>the</strong> developer’s<br />

son, who lives in Marin and prefers less<br />

modern architecture. “We had no idea<br />

<strong>the</strong> style would last,” he said.

Maggie McCann<br />

My name is Maggie McCann and I am currently Chairperson <strong>of</strong> <strong>the</strong> Pool Committee. I am interested in in helping out<br />

<strong>the</strong> <strong>Lucas</strong> <strong>Valley</strong> <strong>Homeowners</strong> Association as we move forward in making our <strong>Valley</strong> <strong>the</strong> Best place it can always be.<br />

I have lived in <strong>Lucas</strong> <strong>Valley</strong> for <strong>the</strong> past 21 years, first moving here from Central San Rafael in 1991. I am a native <strong>of</strong><br />

Marin. I am employed as a teacher and have been honored to have worked at <strong>the</strong> same school for 25 years. My husband<br />

Luke and I, have raised our three children here. All my children cherish <strong>the</strong>ir memory <strong>of</strong> growing up here in our beautiful<br />

<strong>Valley</strong>. We have hiked <strong>the</strong> hills, swam on <strong>the</strong> Swim team, played soccer, and baseball here. We feel very connected to our local<br />

schools, our community, our neighbors and friends. This is our home. I have been actively involved in our community.<br />

I look forward to serving all <strong>of</strong> our homeowners as a new member <strong>of</strong> <strong>the</strong> <strong>Lucas</strong> <strong>Valley</strong> <strong>Homeowners</strong> Association, and<br />

would be grateful for your voice, your concerns and your vote! Thank you.<br />

Dale Miller<br />

The LVHA community is a great place to live not only because our homes are situated in such a beautiful<br />

location, but also because for nearly fifty years <strong>the</strong> dedicated volunteers who have served on <strong>the</strong> LVHA <strong>Board</strong> <strong>of</strong><br />

<strong>Directors</strong> and committees have worked to make our community one <strong>of</strong> <strong>the</strong> best places to live in Marin County.<br />

Our facilities; <strong>the</strong> pool, tennis courts, and community center, and our activities, such as <strong>the</strong> swim team and<br />

o<strong>the</strong>r community events, contribute to our quality <strong>of</strong> life and our property values. But <strong>the</strong>se features <strong>of</strong> a great<br />

community require <strong>the</strong> constant attention <strong>of</strong> <strong>the</strong> LVHA <strong>Board</strong> <strong>of</strong> <strong>Directors</strong>.<br />

I have enjoyed benefits <strong>of</strong> living here for many years. If elected to <strong>the</strong> LVHA <strong>Board</strong> <strong>of</strong> <strong>Directors</strong>, I will devote<br />

time and effort to preserving <strong>the</strong> benefits <strong>of</strong> our special environment.<br />

Shelley Munson<br />

Thank you for <strong>the</strong> opportunity to serve this community I love so well. I am shelley Munson and live at 5 Mt.<br />

Tenaya Court.<br />

having grown up here, work in <strong>the</strong> community as your local real estate broker, raised my son Sean, and volunteered<br />

with <strong>the</strong> LVHA on many levels over <strong>the</strong> past 35 years I feel it makes sense now to take on a board position<br />

as I am on two committees and can give continuity.<br />

I have been involved in many facets <strong>of</strong> <strong>the</strong> LVHA association in volunteer capacities such as; chair <strong>of</strong> <strong>the</strong> ARC<br />

for ten years, worked with <strong>the</strong> County <strong>of</strong> marin on <strong>the</strong> original special ordinance zoning, chaired <strong>the</strong> installation <strong>of</strong><br />

<strong>the</strong> Linda Senf park, and currently, Document conmmittee(CC&R redraft) and <strong>the</strong> Public Improvement Committee<br />

(PIC). Both committees will need a board member liaison to provide consistent communication to <strong>the</strong> board and<br />

<strong>the</strong> community about <strong>the</strong>se two projects as <strong>the</strong>y proceed which I feel I can provide.<br />

Our community must have a full five seat voard to run effectively. I thank <strong>the</strong> outgoing board members for<br />

<strong>the</strong>ir service to our community. <strong>the</strong>ir time and talents are much appreciated.<br />

Bob Schellenberg<br />

My family has lived in <strong>Lucas</strong> <strong>Valley</strong> since 1969 and we have been active members <strong>of</strong> <strong>the</strong> community for<br />

many years. I have served on <strong>the</strong> LVHA <strong>Board</strong> five times, four as President, and have also served on different<br />

committees various times. My wife and I were involved with <strong>the</strong> swim team for over ten years and were League<br />

Co-Presidents. We are very much ingrained in community life.<br />

We have a unique environment here in <strong>the</strong> valley that has been kept intact over <strong>the</strong> years. I have always been<br />

open to suggestions to improvements for <strong>the</strong> betterment <strong>of</strong> <strong>the</strong> community. My goal is to help maintain, protect,<br />
