142<strong>North</strong> <strong>Norfolk</strong> <strong>Site</strong> <strong>Allocations</strong>12 <strong>Allocations</strong> in Service <strong>Villages</strong>along Norwich Road, and re-provision of suitable landscaping will be required to providean attractive approach to the village in this rural location. A high quality design that isappropriate to the village entrance location will be important. Landscaping around the siteshould also be provided to soften the impact when viewed from the east and to provide abuffer to the existing properties.12.8.7 There are limited footpaths along this stretch of Norwich Road and therefore pedestrianand cycle access should be provided to Abbot Road which links to the village centre. AbbotRoad is not considered suitable to provide vehicle access to the site.Constraints12.8.8 The site is adjacent to medieval and post medieval cropmarks and therefore archaeologicalwork may be necessary prior to any development taking place.12.8.9 There are no surface water sewers in the vicinity of the site. There have been localisedissues of surface water flooding in the area and development should consider the impactsof surface water run of.Deliverability12.8.10 The site is suitable and available for development. It is in single ownership and the landownerhas indicated support for the allocation. There are no known reasons why development onthe site cannot be achieved within the plan period.Policy HOR06Land East of Abbot RoadLand amounting to 1.7 hectares is allocated for residential development of approximately 26dwellings. Development will be subject to compliance with adopted Core Strategy policies includingon-site provision of the required proportion of affordable housing (currently 50%) and contributionstowards infrastructure, services and other community needs as required and:a. Extension of the 40mph zone and provision of safe vehicle access to Norwich Road;b. provision of pedestrian and cycle links to Abbot road and provision of footway along thesite boundary with Norwich Road;c. provision of suitable landscaping along the Norwich Road frontage and around siteboundaries;d. archaeological investigation if required;e. prior approval of a scheme of mitigation to minimise potential impacts on the relevantSPA/SAC arising as a result of increased visitor pressure, and on-going monitoring of suchmeasures; and,f. demonstration that there is adequate capacity in sewage treatment works and no adverseeffect from water quality impacts on European Wildlife <strong>Site</strong>s.
