172<strong>North</strong> <strong>Norfolk</strong> <strong>Site</strong> <strong>Allocations</strong>12 <strong>Allocations</strong> in Service <strong>Villages</strong>Residential: Land South of Beck Close (WEY09)Description12.16.9 This edge of settlement location is quite prominent in the landscape, particularly whenviewed from the south along Station Road, and west when viewed from Holt Road. Howeversmall scale development fronting onto Station Road would mirror that on the opposite sideof the road which could ‘round off’ the development in this area.12.16.10 It is important to ensure that any development minimises the visual impact of new buildingsand development will therefore be restricted to a single row of dwellings fronting onto StationRoad. Ridge heights should not exceed those of the properties on the opposite side ofStation Road. The site is within the defined setting of Sheringham Park as shown on theadopted Proposals Map and development should have regard to the impact on long viewsavailable from the Park.Constraints12.16.11 Anglian Water has indicated that foul drainage is treated at Cromer Sewage Treatmentworks which is in need of upgrades. Development may need to be delayed until this workis completed. There are no surface water drains in the village so the proposal will need toincorporate an appropriate SUDs scheme.12.16.12 There are no surface water sewers in the vicinity of the site. Sewers cross the site anddiversion would be at the developers' expense.Deliverability12.16.13 The site is in single ownership and the owner has indicated support for the allocation. Thereare no known reasons why the site cannot be developed during the plan period.Policy WEY09Land South of Beck CloseLand amounting to 0.2 hectares to be allocated for residential development of not more than 4dwellings. Development will be permitted subject to compliance with adopted Core Strategypolicies including on-site provision of the required proportion of affordable housing (currently50%) and contributions towards infrastructure, services, and other community needs as requiredand:a. Incorporation of a high quality landscaping scheme to the south and west boundaries tominimise the impact of the development;b. finished ridge heights not to exceed those on the opposite side of Station Road;c. incorporation of a SUDs scheme; and,d. prior approval of a scheme of mitigation to minimise potential impacts on the <strong>North</strong> <strong>Norfolk</strong>SAC / SPA arising as a result of increased visitor pressure, and on-going monitoring of suchmeasures.This site is within the <strong>Norfolk</strong> Coast AONB, and development proposals should be informed by,and be sympathetic to, the special landscape character of this protected area. Proposals shouldalso be informed by Development Control Policies EN1 and EN2.
