Comprehensive Development Plan – PKDA 2031The multi-storied houses constitute a very less number compared to the other categories of residencesand are found scattered along the Grand road within the irregular layout category and theplanned/plotted houses (only 2.06% of houses among all the types of residences in the urban area).Majority of the residential development falls under the categories of clustered settlement and irregularlayout. Photographs illustrate the typical residential cluster in the <strong>Puri</strong> Urban area. Houses of <strong>Puri</strong> arenormally laid adjoining to each other having roadside front yards or porches. Residential developmentin most parts of the city does not exceed 3 floors above ground level.Majority of the houses in <strong>Puri</strong> and surrounding areas are constructed by conventional constructionpractices and are of brick masonry and concrete. Typical house form of <strong>Puri</strong> has narrow frontals andgenerally is quite deep having a small light shaft or courtyard in the centre.Overall the existing housing scenario in the town is moderate which should be upgraded with planninginterventions along with new housing augmentation through development of housing schemes.6.3.2 Konark NACFig 6.4: Development along RoadsKonark NAC has grown rapidly between 1981-„91 due to itslocal government status and associated facilities provided inurban centre. In the last decade the growth althoughnormalized due to location of reserved forests and seashorearound the centre.Most of the residential development in the NAC is towardsthe north of the Konark temple where there is flat landavailable for urban expansion.Fig 6.5: Traditional Housing: KonarkFig 6.6: Traditional Bunglow in KonarkPrime residential developments have occurred along theroads in the area as seen in the picture. Also majorcommercial centres and administrative offices are located inthe same areas. The development in the areas is not at allplanned and more in haphazard fashion. Infrastructureshortage is a major area of concern in the centre.Clustered houses, village settlements are located in otherdirections of Konark temple rather than north of it.Some of the visible house types are captured and presentedside by to get an idea about the type of residentialdevelopments in the areas.Large number of irregular/varying plot size houses makes itdifficult to manage and market of land and real estatethereby has not been able to get any ground in the urbancentre.Planning intervention in the form of TP Scheme or landpooling etc mechanism should be adopted to improve theland market.CEPT, Ahmedabad 129
