Section 1 : BuildingsSPECIFIC DEFINITIONS FOR THIS SECTION1. Buildings: Permanent structures that you primarilyuse for or associate with your domestic life whichyou either own or are legally liable for. Buildingsincludea. private dwellings, garages, guest cottages,domestic employees’ quarters, studios, stables,change rooms, garden sheds, greenhousesb. your or your tenants’ permanent fixtures, fittingsand improvementsc. fitted furniture, fitted appliances and climatecontrol systemsd. permanently installed swimming pools, hot tubs,spas, saunas, ornamental ponds and fountains,permanently installed garden watering systems,garden lights and lighting systemse. walls, retaining walls, fences, gates, driveways,footpaths, steps, terraces, patios, all-weathertennis courts and floodlightsf. underground service pipes, cables, sewers,drains, tanks, inspection hatches and covers,domestic boreholes, pumps, motors and fixedgeneratorsg. fixed radio and television antennae, satellitedishes, their fittings and masts,but specifically excludei. earthen walls, earthen and gravel driveways andearthen structuresii. dam wallsiii. piers, jetties, bridges and culverts.2. Fixed equipment: Fixed filters, pumps, motors forgates and doors, fire and burglar alarm systems,electric fence energisers, hoists, lifts, escalators,generators, air-conditioning plants.3. Pests: Rats, mice, wasps’ nests, hornets’ nests andbees and other animal infestations.4. Subsidence, landslip or ground heaveSubsidence is the downward movement of astructure when the soil on which it was built canno longer support it.Examples are underground mining (specificallyexcluded), clay shrinkage (especially due tothe action of tree roots) and erosion caused bywater passing underneath the upper layers ofsoil. The compaction of make-up ground or infillis not defined as subsidence.Landslip is the massive movement of the toplayer of soil down a slope.Ground heave is the upward movement orexpansion of the site caused by load beingremoved from it or by actions from inside thesite itself; but excludes• settlement, which is the movement of asite as a result of loading placed on it by abuilding. (Settlement is not covered in termsof subsidence cover.)5. Tenants’ improvements: These are improvements,alterations and decorations that you or a previousoccupier as the tenant has undertaken and for whichyou are legally responsible.6. Unoccupied: At the time of the loss of or damageto buildings, the home, although furnished, had notbeen lived in for more than 60 consecutive days,or, if not sufficiently furnished for normal livingpurposes, for more than 30 consecutive days.14 <strong>MUA</strong> <strong>Executive</strong> <strong>Policy</strong>
