At the time of the survey, already some trucks are transporting timberfrom the valley to Gaselo geog.3.6 Land priceLand is an important and essential resource for any kind of ec<strong>on</strong>omic development totake place due to its scarcity and limited supply the value of land is always <strong>on</strong> the riseyear after year. Other factors like locati<strong>on</strong>, topography, fertility, nature of developmentfor which land is to be procured, accessibility, etc. also affect the value of land in anyregi<strong>on</strong> or area. The improvement of accessibility by c<strong>on</strong>structing access roads like <strong>Nahi</strong>’sfurther raises the value of land where higher prices are obtained for land with betteraccessibility and vice versa.Similarly it is assumed that land prices in the valley are expected to change as a result ofthe new approach road. The buying and selling of land is not comm<strong>on</strong> in the area, as suchnot many resp<strong>on</strong>dents are able to provide reliable informati<strong>on</strong> <strong>on</strong> the land prices.However, according to some of the resp<strong>on</strong>dents the prices for different land categoriesare expressed as; Nu. 10,000/- to 18,000/- for <strong>on</strong>e langdo of wetland and Nu. 9000/- to10000/- for <strong>on</strong>e langdo of dry land.36
