ZEMA SECURITY
ALBERT RODE
ZEMA Security Manager
The ZEMA Security Department is mandated
to uphold, implement and enforce the Rules,
Protocols and Directives of Zimbali. In order for
ZEMA to maintain its high standard of security
levels within the Estate, ZEMA would like to
advise new members– and remind existing
members -of the following:
Access
Each owner shall be responsible for the safe
keeping and proper use of his/her individual
remote/access card/disc and shall not permit
the use thereof by unauthorised persons.
Guest Cards
Members may request a maximum of two guest
cards per household at a cost R70.00 each. The
cards are programmed for the duration of the
time that the member’s guest would be visiting
the Estate. ZEMA Access Control supplies the
cards and the Welcome Centre is responsible
for programming.
Access Disc Allocation
A maximum of four access discs/remotes may
be issued to an owner, linked to individual ID
numbers. In the case where the owner owns
more than one property, the maximum number
of discs may not be increased and remains at 4.
Land = 1, Commencement of building = 2,
Occupation = 4.
Visitors
Members are to complete a Member’s Guest
Notification Form in the event that a guest is
staying overnight.
Rental guests on the estate are not permitted
to grant access to any other guests, except in
exceptional circumstances where ZEMA has
issued prior express authorisation.
Day Visitors
Members obtain reference numbers for day
visitors. This enables an access card to be
issued to a visitor in order for them to gain
entry to the specific member’s house.
The Visitors Management system (VMS) is
an SMS system that has been implemented
at Zimbali to make the issuing of reference
numbers a quick and easy process for our
members.
Noise/Nuisance Policy
Music and noise must at all times be
unobtrusive and contained at reasonable levels
so as not to create a disturbance or become a
nuisance to fellow residents.
Contractors Working Hours
Contractors are permitted on the Estate from
06h45 to 17h30 with a grace period of 30 min in
order to leave the Estate. This is only applicable
from Monday to Friday. No contractors are
permitted on the Estate over weekends to
work, except in the case of an emergency such
as electrical and plumbing issues,or appliance
breakdowns (fridge, stove etc.).
