According to project announcements, more<br />
than 400,000 m 2 of modern office space<br />
will enter the Warsaw market in 2016.<br />
Around half of the planned space is located<br />
in the city center. However, that prediction<br />
is subject to a number of variables, as<br />
developers and their lenders take a more<br />
cautious approach to speculative projects. It<br />
is expected that some of these projects will<br />
be delayed until such time when reasonable<br />
level of pre-leasing has been achieved.<br />
Demand<br />
The demand for modern office space comes<br />
mainly from:<br />
• Polish and foreign companies who are<br />
based in <strong>Poland</strong> and have participated in<br />
the rapid economic growth;<br />
• new entrants into the Polish market,<br />
particularly evident in 2004, just after<br />
accession to the European Union and<br />
again during 2007 and 2008;<br />
