METHOD A - SCENARIO I: ONE STORY. SINGLE OCCUPANT
Determining Rentable Area in an lndustrial Building
Using The Exterior Enclosure Method
One Story, Single Occupant
Refer to lllustration A1 and follow these five steps to
determine the rentable area of the building:

Determine the exterior gross area of the f ull floor
bounded by the measure line. Refer to lllustration 1
and lllustration 41.
2. Determine the floor area of any pç¡!tê!C¡!_eq¿ZAq¡!e9
or unclassified mezzanines bounded by the measure line
at the building perimeter. Refer to lllustration 3 and
lllustration 41.
3. Determine the total exterior gross area of the building
by adding the full floor exterior gross area from step #1
to the mezzanine area from step #2. This will be the
exterior gross area and rentable area of the building,
4. ldentify all space located on either the full floor or a
mezzanine that is finished and measure its floor area
to the centerline of walls between it and adjacent
unfinished areas.
5. ldentify and measure any areas requiring disclosure,
including
. Restricted headroom area
. Unclassified mezzanines
. Connectors or portions thereof
A tabulation of the results of applying these steps to the
building shown in lllustration A1 is as follows
