Determining Rentable Area in an lndustrial Buildins<br />
Using the Exterior Enclosure Method<br />
Multiple Stories, Single Occupant<br />
Refer to lllustration A3 and follow these five steps to<br />
determine the rentable area of the building:<br />
l. Determine the exterior gross area of each full floor<br />
bounded by the measure line. Refer to lllustration 1<br />
and lllustration 43.<br />
2. Determine the floor area of any permanent mezzanines<br />
or unclassified mezzanines bounded by the measure line<br />
at the building perimeter, Refer to lllustration 3 and<br />
lllustraiion 43.<br />
3, Determine the total exterior gross area of the building<br />
by adding the full floor exterior gross areas from step<br />
#1 to the mezzanine area {rom step #2. This will be the<br />
exterior gross area and rentable area of the building.<br />
4. ldentify all space located on either the full floor or a<br />
mezzanine that is finished and measure its floor area<br />
to the centerline of walls between it and adjacent<br />
unfinished areas.<br />
5. ldentify and measure any areas requiring disclosure,<br />
including<br />
. Restricted headroom area<br />
. Unclassified mezzanines<br />
. Connectors or portions thereof<br />
A tabulation of the results of applying these steps to the<br />
building shown in lllustration A3 is as follows<br />
