Not all definitions are applicable to every building. Building
service and amenity areas, major vertical penetrations,
occupant area, load factor, and all terms denoted below
with an asterisk are applicable only in buildings that contain
multiple occupants and shall be ignored in buildings containing
a single occupani. Many of these terms are also defined
and discussed in detail in other BOMA standards. The reader
is referred to the following three BOMA Standards for further
discussion of such terms:
. The BOMA Office Standard: ANSI/BOMA 265.1-2010,
Office Buildings: Standard Methods of Measurement
. The BOMA Gross Area Standard:ANSI BOMA 2653 -
Standard methods of Measurement
Amenity Area* - a portion of a building that adds a convenience
for the occupants of a floor or building and that is
not used exclusively by any one occupant.
Discussion: Amenîty Areas are relevant in industrial
buildings only when they serve more than one egqypaIJ.
Amenity areas are convertible to occupant area and are
not required by occupancy codes and regulation, although
there may be codes and regulations that relate to their
specific uses. Amenity areas that serve all the occupants
of a buílding are building amenity areas. Amenity areas
that serve only the occupants of a floor are floor amenity
areas. Refer to those definitions for specific examples.
Refer to the BOMA 2010 Office Standard for further
informatian.
of the side(s) of an attached mezzanine that is adjacent
to the building perimeter. See lllustration 3 for typical
