Not all definitions are applicable to every building. Building<br />

service and amenity areas, major vertical penetrations,<br />

occupant area, load factor, and all terms denoted below<br />

with an asterisk are applicable only in buildings that contain<br />

multiple occupants and shall be ignored in buildings containing<br />

a single occupani. Many of these terms are also defined<br />

and discussed in detail in other <strong>BOMA</strong> standards. The reader<br />

is referred to the following three <strong>BOMA</strong> Standards for further<br />

discussion of such terms:<br />

Amenity Area* - a portion of a building that adds a convenience<br />

for the occupants of a floor or building and that is<br />

not used exclusively by any one occupant.<br />

Discussion: Amenîty Areas are relevant in industrial<br />

buildings only when they serve more than one egqypaIJ.<br />

Amenity areas are convertible to occupant area and are<br />

not required by occupancy codes and regulation, although<br />

there may be codes and regulations that relate to their<br />

specific uses. Amenity areas that serve all the occupants<br />

of a buílding are building amenity areas. Amenity areas<br />

that serve only the occupants of a floor are floor amenity<br />

areas. Refer to those definitions for specific examples.<br />

Legacy Method. The application of the Single Load Factor<br />

Method is noi supported for use in conjunction with this<br />

Siandard.<br />

Discussion: Users are referred to this standard when an<br />

industrial building multiple occupants, however the notions<br />

in that standard of 'dominant portion' and'lGA Boundaries'<br />

are replaced in this lndustrial Standard by the measure line<br />

(Method A) or drip line (Method B).<br />

Attached Mezzanine - A mezzanine that is adjacent to<br />

the exierior enclosure (Method A) or drip line (Method B)<br />

of a building.<br />

Discussion: The measure line (Method A) or drip line<br />

(Method B) constitutes the boundary of the floor area<br />

of the side(s) of an attached mezzanine that is adjacent<br />

to the building perimeter. See lllustration 3 for typical<br />

m ezzani ne bo u ndary canditi ons.<br />

Building - a contiguous and undivided shelter comprising a<br />

partially or totally enclosed space, erected by means of a<br />

planned process of forming and combining materials,<br />

Discussion: A building is constructed to the prevailing<br />

building code in the jurisdiction having authority and is<br />

regarded as permanenf unless a demolition date has<br />

been set.<br />

Building Amenity Area'- a portion of a building that adds<br />

a convenience for all occupants of a building and that is not<br />

used exclusively by any one occupant.<br />

Discussion: Examples ínclude the following areas offered<br />

for shared use by all occupants of a building:<br />

. building conference rooms<br />

, lounges or vending areas<br />

. food services facilities<br />

, health ar fitness center<br />

. locker or shower facilities<br />

ln the predecessor standard, building amenity area was<br />

part of building common area.<br />

Building Service and Amenity Areas* - the sum of building<br />

service areas and building amenity areas on a floor level.<br />

Discusslon; ln the predecessor standard, building service<br />

& amenity areas constituted building common area.<br />

Building Service Area* - a portion of a building that provides<br />

services'that enables occupants to work in the building,<br />

Discussion: These areas include, but are not limited to the<br />

following areas that serve the entire butlding:<br />

. main and auxrliary lobbies<br />

, building corridors, rncluding egress corridors<br />

, fully enclosed mechanical or equipment rooms<br />

, building electñcal rooms<br />

. fire contral roonts<br />
