planned a 105-acre project, but does plan
to buy more property there. It’s been
approved for a maximum of 350,000
square feet of office space, 103,500
square feet of commercial space, up to
950 single homes and apartments, 180
units of condos and townhomes, and up
to 16 acres of neighborhood trails and
park space.
First Coast marches forward
New retail and housing on the horizon.
From high-tech entertainment
complexes, such as Topgolf at the St.
Johns Town Center, to a $90 million
stadium makeover at EverBank Field,
it seems as though Northeast Florida
always has a new project to boast about.
This year proves to be no exception.
Take a look at some of the latest projects
planned for the greater Jacksonville area.
Downtown
The District is a community concept
designed to promote optimal health for
its residents whether they walk, run,
bicycle, kayak or do yoga. It is described
as “a place where people can get the
most out of life, mind, body and soul,”
according to its website.
The project, with a proposed location
on the Southbank of the St. Johns River,
includes up to 1,170 resident units,
200 hotel rooms, 285,500 square feet
of commercial/retail space, 200,000
square feet of office space, and a 125-
slip marina. It would be built over three
phases.
In October 2016, the plan received
design approval from the Downtown
Development Review Board. It still
needs approval from the Downtown
Investment Authority and City Council,
but partner Michael Munz says the
developers are shooting for an early
spring groundbreaking.
Also downtown, Everbank Field
and the surrounding area continue
its multi-million dollar makeover.
The Jacksonville Jaguars and the city
of Jacksonville broke ground in 2016
on an amphitheater and covered flex
field adjacent to EverBank Field. The
venue will be called Daily’s Place; the
Jacksonville-based convenience has
purchased the naming rights.
The amphitheater will seat 5,500
people and face south. The flex field will
be located behind the stage. The football
field will run east-to-west. The south
side of the flex field will have fabric
suspended from a series of steel trusses
that can be opened and closed.
St. Johns Town Center
The company that developed Palencia
and owns the Markets at Town Center
has paid $20 million for about 70 acres
on Gate Parkway for a new mixed-use
development. The property is just a few
hundred yards north of where IKEA is
building its new store at the Gate exit on
Interstate 295 East Beltway.
The developer originally said it
Northside
On the Northside, a new apartment
complex is being built next to River City
Marketplace. Lakeview at River City is
going in at 12900 Broxton Bay Drive, just
past two other complexes. It’s a 324-unit,
$40 million project with 14 three-story
residential buildings. Developed by
RCM Acquisitions and being built by
LandSouth Construction, the project is
expected to be completed by March 2018.
St. Johns County
Durbin Park, a 1,624-acre, mixed-use
development near the Duval County line,
is being called “the next Town Center”
by media outlets. The property, located
along Interstate 95 near the new Florida
9B-County Road 2209 interchange,
constitutes the largest contiguous area
in St. Johns County planned for intensive
commercial development.
A development like Durbin Park had
been sought after by the county because
it’s largely a commercial endeavor
that will expand the tax base without
generating as much demand for services
such as schools.
The plan for Durbin Park includes
an estimated 2.4 million square feet of
retail, 2.8 million square feet of office
space, 999 multifamily units and 350
hotel rooms once completed.
Phase 1A of the project is located
on an undeveloped 247-acre parcel
of land south of Race Track Road and
west of I-95, along the future Florida 9B
extension. It will connect to County Road
2209, Race Track Road and the future
West Peyton Parkway.
