Located in the area known locally as<br />
Taumarunui’s dress circle, the two storey<br />
home creates an impressive presence<br />
overlooking the town and surrounding<br />
countryside and mountains.<br />
The home maximises its views<br />
in the layout and is a blend of<br />
contemporary living and practicality<br />
for the owner. Designed<br />
with a hint of rustic, from the<br />
polished concrete floors to the<br />
stone-clad entranceway, utilising<br />
local river stones, the home<br />
captures the owner’s taste put<br />
into reality by the designer.<br />
Boomerang in shape, the<br />
home is of solid concrete first<br />
floor construction, consisting<br />
of block work and stone<br />
plaster exterior. The first floor<br />
consists of formstress concrete<br />
beams, with timber infill and a<br />
large quantity of in-situ poured<br />
concrete beams and in-situ<br />
poured cantilevers.<br />
All floors include in-floor<br />
heating, powered via diesel<br />
Marshall burner, which is also<br />
the source of water heating.<br />
The ground floor is fully insulated<br />
with closed cell gold<br />
foam insulation panels and eco<br />
fleece wool, between a rondo<br />
gib system.<br />

a beautiful centerpiece in<br />
the form of a solid matai stairway.<br />

outdoor flow with a substantial<br />
timber deck, complemented on<br />

with a private patio area with<br />
covered locarno louvre roof.<br />
