Alle investieren derzeit in Immobilien: Das Niedrigzinsumfeld hat zu einem regelrechten<br />
Run auf Immobilien geführt. Deren Preise sind derart gestiegen, dass<br />
die meisten Immobilien nur noch laufende Renditen zwischen zwei und vier<br />
Prozent bringen. Diese Rendite ist zwar relativ sicher, aber auch relativ mau.<br />
Mit den richtigen Immobilien-Investments lassen sich deutlich höhere Renditen<br />
erzielen. Eine interessante Alternative für erfahrene Anleger sind Mezzanine-Kapital-Investments<br />
in den Bau von Immobilien. Diese bringen mit einer Verzinsung<br />
zwischen acht und 15 Prozent deutlich mehr.<br />
Everyone is investing in real estate at the moment. Low interest rates have triggered<br />
a veritable run on property, with prices rising to such an extent that most<br />
properties now generate current yields of between only two and four percent.<br />
These may be relatively secure, but they are also relatively meagre. The right<br />
real estate investments can generate significantly higher yields. Mezzanine capital<br />
investments in real estate construction projects represent an interesting alternative<br />
for experienced investors. They come with a substantially higher yield<br />
of between eight and 15 percent.<br />

Was ist Mezzanine-Kapital überhaupt? Mezzanine-Kapital steht zwischen Eigenund<br />
Fremdkapital und wird in der Regel bei Projektentwicklungen – also beim Bau<br />
von Immobilien – eingesetzt. Der Projektentwickler bringt in der Regel fünf bis 10<br />
Prozent des Investitionsvolumens als Eigenkapital mit, die Bank gibt etwa 70 Prozent<br />
Kredit. Die Lücke dazwischen lässt sich mit Mezzanine-Kapital schließen. Eine<br />
mögliche Form der Investition sind Club Deals.<br />
What is mezzanine capital? It is a hybrid of debt and equity financing and is<br />
generally used in the financing structure of building projects. The (real estate)<br />
developer typically contributes equity of between five and 10 percent of the<br />
investment volume, while the bank provides around 70 percent in the form of<br />
loans. Mezzanine capital is used to close the gap. One possible form of investment<br />
is via a club deal.<br />

Wie muss ein Club Deal gestaltet sein? Beim Club Deal tun sich mehrere Investoren<br />
für ein Projekt zusammen und bringen das Mezzanine-Kapital gemeinsam auf. Unserer<br />
Erfahrung nach lassen sich solche Club Deals mit einem Mezzanine-Volumen<br />
zwischen einer und fünf Millionen Euro pro Bauprojekt sinnvoll gestalten. Die Tickets<br />
der einzelnen Privatanleger betragen in der Regel mindestens 250.000 Euro.<br />
How is a club deal structured? In a club deal, several investors join forces to<br />
raise the mezzanine capital for a project. In our experience, effective club deals<br />
can be achieved with a mezzanine volume of between EUR 1 and 5 million<br />
per construction project. The tickets for the individual private investors generally<br />
amount to at least EUR 250,000.<br />

Doch wie sieht es mit dem Risiko aus? Dies lässt sich in aller Regel sehr gut kontrollieren,<br />
wenn es Kontroll- und Eingriffsmechanismen für die Investoren gibt<br />
– etwa für den Fall von Bauverzögerungen.<br />
But what is the risk situation? Risk can generally be controlled effectively if there<br />
are control and intervention mechanisms for the investors, e.g. in the event of<br />
delays in construction.<br />

Fazit: Für viele Investoren, die in Immobilien investieren wollen, können Mezzanine-<br />
Investments eine interessante Ergänzung zu „normalen“ Immobilieninvestments<br />
sein. Das Mehr an Risiko lässt sich durch die Zusammenarbeit mit einem erfahrenen<br />
Partner, der die Arrangierung und das Controlling der Transaktionen übernimmt,<br />
