PARKING<br />

9(a) The owner of a building shall provide off-street automobile parking space according to<br />

the following:<br />

(i) Every building hereafter erected or altered for <strong>use</strong> as a dwelling shall therein or<br />

upon such <strong>land</strong>s appurtenant hereto provide and maintain accommodation for the<br />

parking or storage of motor vehicles for the <strong>use</strong> <strong>by</strong> the occupants of such<br />

dwelling;<br />

(ii) Such accommodation shall consist of one parking space for each dwelling unit<br />

contained in such dwelling;<br />

(iia) Notwithstanding cla<strong>use</strong> (ii), for R-3 <strong>use</strong>s in the R-3 Zone, in the "Bedford<br />

Highway Area", such accommodation shall consist of:<br />

(a) one space for every unit of two or more bedrooms; and<br />

(b) one space for every four or less bachelor or one-bedroom units.<br />

(iii) For R-1, R-2, R-2P, R-2AM and R-2T <strong>use</strong>s, except townho<strong>use</strong>s, a maximum of<br />

33 percent of the front yard shall be <strong>use</strong>d for vehicular access, manoeuvring and<br />

parking.<br />

(iv) Parking space for R-3 and R-4 <strong>use</strong>s shall be exclusive of the area of the entrance<br />

or driveway leading to such parking space provided, however, that such parking<br />

space shall not be situated within 5 feet of any official street line nor within 5 feet<br />

of any door or window serving a habitable room;<br />

(v) Parking space located in the front of a building as permitted <strong>by</strong> Section 9(a)(iv)<br />

shall be screened from the street <strong>by</strong> hedging, fencing, or other means;<br />

(vi) For residential <strong>use</strong>s, areas <strong>use</strong>d for vehicle access, manoeuvring or parking shall<br />

be of a stable substance such as gravel, asphalt, concrete, bricks or paving stones.<br />

(vii) For R-1, R-2, R-2P, and R-2AM <strong>use</strong>s, excepting townho<strong>use</strong>s, a minimum of 67<br />

percent of the front yard must be <strong>land</strong>scaped.<br />

9(b) Parking space for one vehicle for each twenty seats or similar accommodation in any<br />

theatre, auditorium, church, church hall, or stadium and such space shall be<br />

provided at a point no further than 500 feet distant from the theatre, auditorium, church,<br />

church hall, or stadium;<br />

9(c) Parking space for one vehicle for each three guest rooms or suites in a hotel, guest<br />

home, tourist home, or building of a similar nature and such space shall be provided<br />

at a point not further than 500 feet distant from such hotel, guest home, tourist home, or<br />

building of a similar nature;<br />

9(d) Off-street parking for vehicles shall be provided for a lot on which a commercial<br />

building is erected, at a point or points not further than 500 feet from the commercial<br />

building, according to the following:<br />

(i) 3 spaces per 1,000 sq.ft. of gross floor area of office space;<br />

(ii) 4 spaces per 1,000 sq.ft. of gross floor area of retail/service store space;<br />

(iii) 8 spaces per 1,000 sq.ft. of gross floor area of restaurant space; and<br />

(iv) parking shall not be permitted within 3 ft. of the street line, and parking for<br />

commercial <strong>use</strong>s shall be paved.<br />
