Big opportunities for
investors and vendors
IF YOU know anyone buying an investment property this weekend, they’ll
need to request an 8-week settlement period to avoid Land tax, which is
payable on investment property owned at midnight Sunday December 31.
If they’re past the
$549,000 threshold, it’s a
whopping 1.6 per cent of
the agreed value (and then
2 per cent of investment
values over $3,357,000).
Requesting a January
settlement should be easy
to do if the vendor is selling
their own home.
Otherwise, investor-vendors
may want to settle
prior to New Year’s Day
for the very same reason!
Buying opportunities will
naturally arise in the next
couple of months, especially
those who can settle
in cash.
Negotiating a lower
tlement
(so vendors can
get their cash prior to trot-

that only buy in December.
Negotiating points when
buying property include:
(a) 5 per cent or 10 per
cent deposit
