IF YOU know anyone buying an investment property this weekend, they’ll<br />

need to request an 8-week settlement period to avoid Land tax, which is<br />

payable on investment property owned at midnight Sunday December 31.<br />

If they’re past the<br />

$549,000 threshold, it’s a<br />

whopping 1.6 per cent of<br />

the agreed value (and then<br />

2 per cent of investment<br />

values over $3,357,000).<br />

Requesting a January<br />

settlement should be easy<br />

to do if the vendor is selling<br />

their own home.<br />

Otherwise, investor-vendors<br />

may want to settle<br />

prior to New Year’s Day<br />

for the very same reason!<br />

Buying opportunities will<br />

naturally arise in the next<br />

couple of months, especially<br />

those who can settle<br />

in cash.<br />

Negotiating a lower<br />

tlement<br />

(so vendors can<br />

get their cash prior to trot-<br />
