Sizing up a house design<br />

Those looking to build a new home<br />

are likely to tour show homes, checking<br />

features, noting the number of rooms and<br />

spaciousness of each, and making mental<br />

comparisons with their existing living<br />

quarters and what they perceive they will<br />

need in their home.<br />

There is no one ideal house size.<br />

Determining square metre size depends<br />

on one’s stage in the family life cycle and<br />

lifestyle. Young couples, older people<br />

downsizing and those living on their own<br />

may want smaller homes whereas families<br />

often seek space.<br />

Visiting show homes is a good way to get<br />

a spatial impression.<br />

Many building companies have more<br />

than one show home. This allows them to<br />

demonstrate the range of work they do,<br />

the quality of their workmanship, and to<br />

feature house designs they have on their<br />

books. These homes also provide examples<br />

of the features that can be incorporated<br />

into a new home.<br />

Show homes vary in size. Some are less<br />

than 200 square metres, others may be<br />

around 210m², 220m² or closer to 240m².<br />

For example, Artisan Homes’ Prebbleton<br />

show home is 246m² and offers innovative<br />

and energy efficient ideas.<br />

The Faringdon line-up of show homes<br />

offers comparison with homes of 184m² or<br />

211m². Other show homes can be found<br />

at Lincoln’s Te Whāriki and Flemington<br />

subdivisions, in Prebbleton, as well as in<br />

Levi Park and Goulds Road in Rolleston.<br />

A smaller home may not always feel less<br />

spacious. It depends on design and layout.<br />

A larger home may offer the opportunity<br />

for extra living area in a separate lounge, a<br />

laundry room inside the house rather than<br />

in the garage, wider entry and hallways,<br />

and larger rooms overall. Extra features<br />

such as walk-in pantries, ensuites and<br />

walk-in robes in the main bedroom, and<br />

additional storage cupboards can also<br />

be accommodated as the square metres<br />

increase.<br />

Building smaller will not necessarily<br />

equate to a significantly cheaper price.<br />

While building companies work on a<br />

square metre build figure, certain costs are<br />

still incurred such as for the drain laying,<br />

plumbing, kitchen, bathroom, toilet, and<br />

garage with the latter less costly to build.<br />

Adding extra bathrooms and the like will<br />

add more to the final price however, if the<br />

square metres are taken up in living and<br />

bedroom space or a wider hallway then<br />

the cost is proportionately less. Higher<br />

specified features will certainly increase<br />

the cost of the build.<br />

Making comparisons in both size and<br />

features when viewing show homes and<br />

house designs will help you determine<br />

the size of home to build. Weigh your<br />

needs and wants against any budgetary<br />

constraints, ensuring you have all the facts<br />

and a clear idea of costs before making<br />

your final decision.<br />
