<strong>The</strong> pros and cons of<br />

building sites<br />

When selecting a building site weigh up your<br />

lifestyle, family needs and aspirations before signing<br />

up for any section.<br />

Those purchasing early on in the<br />

development of a subdivision will<br />

have more choice of section size and<br />

orientation to the street and sun. As<br />

the individual sites are sold, there may<br />

be less availability though this need<br />

not be a deterrent. With good design<br />

any building site can be made to work.<br />

Selwyn has experienced considerable<br />

growth in recent years. Sub-divisions<br />

have opened up and been built on,<br />

with new developments regularly<br />

coming on stream. Within these,<br />

section sizes vary from around 400<br />

square metres upwards to 5,000<br />

square metres. Lifestyle blocks are also<br />

scattered around the district.<br />

<strong>The</strong> size of the house and amount<br />

of yard desired will influence the<br />

feasibility of some building sites as<br />

will sun and wind direction, bearing<br />

in mind that a house can be designed<br />

to capture the sun’s free heat and allow<br />

for pleasant outdoor areas to enjoy.<br />

If the street side of the building site<br />

is north/north west, incorporating<br />

fenced or planted courtyards can offer<br />

private places to entertain and bask in<br />

the sun.<br />

Those wanting street presence<br />

or keen on gardening may prefer a<br />

corner section and while it might seem<br />

they offer less privacy, with strategic<br />

placement of fences quite the opposite<br />

can be the case.<br />

Weigh up your family’s needs in<br />

terms of the outdoor areas too. Do you<br />

want play areas for your children? Do<br />

a boat, caravan or motorhome, which<br />

may need to be parked out of site of<br />

the street? How much lawn or garden<br />

do you want?<br />

developments that you like and could<br />

see your family living in. Think also<br />

about the convenience of shops and<br />

other amenities, something that may<br />

or may not be a concern.<br />

Single out possible sections then<br />

talk with a designer or builder. Most<br />

building companies have a good<br />

selection of standard plans as a starting<br />

point and they will usually work with<br />

a client to modify a plan or draw up<br />

one that will work on a particular<br />

building site, whilst also containing<br />

the components the client is seeking<br />

within their new home.<br />

Before signing up for any building<br />

site, check the Council land zoning<br />

and recession plane requirements as<br />

well as covenants for the sub-division.<br />

<strong>The</strong>se will show not only how far from<br />

a boundary the house can be sited but<br />

also roof height, permissible building<br />

materials, and acceptable types of<br />

fencing, as well as what can be on<br />

view from the street like a clothes line,<br />

caravan or motorhome. Conducting<br />

your research first will save any<br />

frustration or hassles later.<br />

All sections are workable, it is simply<br />

a matter of choosing one that matches<br />

your specific needs.<br />
