Newer Rolleston subdivisions offering land sizes<br />

upwards of 300 square metres are introducing an era of<br />

denser living, and signalling the town is coming of age.<br />

These more affordable smaller and medium sized<br />

land packages are attracting a wave of first home buyers<br />

to the town.<br />

Currently, sections on the market are priced from<br />

around $155,000 for 400sqm in the new Acland Park,<br />

$<strong>16</strong>5,000 for 500sqm in Goulds Estate and $175,000<br />

for 447sqm in Faringdon, while Newman Park has a<br />

starting price of $190,000 for 685sqm.<br />

Before signing up, it is advisable for prospective<br />

purchasers to determine developer requirements, in<br />

terms of the design approval process and covenants<br />

governing what can be constructed on a section;<br />

checking if there are any design requirements or<br />

dispensations relating to site coverage and building<br />

distances from each boundary. While more site<br />

coverage may be advantageous the downside of this is<br />

that houses can appear crammed in.<br />

Less land translates to less work around the yard,<br />

“There’s lots of design options for a small section,”<br />

suggests Evan Beker, co-owner and operator of<br />

Generation Homes South. “It’s a case of working with<br />

clients so they get the right house on the right section<br />

to capture the sun while ensuring outdoor flow in a way<br />

that suits their needs.”<br />

When working with a smaller lot, the solution is to<br />

choose a more compact design which still provides<br />

all the features of a three or four bedroom home like<br />

walk-in robes, reasonable living spaces and a good<br />

sized functional kitchen. To achieve this, Evan and his<br />

team assess where space can be saved, to be used more<br />

effectively elsewhere.<br />

“Even on a smaller footprint, buyers want all the<br />

features of a larger home so minimising certain aspects<br />

like hallways puts space where it counts. Outdoors, we<br />

might subtly narrow the width of the eaves so an area is<br />

more open or to gain more sun,” adds Evan.<br />

With every section differing in size and orientation,<br />

Evan says the secret is addressing how the house and<br />

outdoor features will be used, strategically siting each<br />

for indoor/outdoor flow with sheltered entertaining<br />

areas close to kitchens and living room. Fencing to keep<br />

children and animals safe, courtyards, patios, decks,<br />

small or no lawn, decking and strategic planting may all<br />

combine to creating a stunning setting where there is<br />

intimacy and space for play.<br />
