in the <strong>Selwyn</strong> District<br />

Show homes give building companies the opportunity<br />

to showcase their work while illustrating innovative ideas<br />

for a new home.<br />

Many of these companies choose one of their popular<br />

house designs, making some changes to present those<br />

visiting the show home with options for including in<br />

their own new home. Often, the home is built to a certain<br />

specification. It might be an entry level home or one with<br />

more features.<br />

When viewing each show home, enquire about its size<br />

and the specifications applied, checking whether any<br />

additional features have been included in the home. Ask<br />

for the build price – with and without the extras.<br />

Show homes provide an indication of the type of work<br />

a particular housing company generally undertakes. This<br />

is why larger building companies with a broader approach<br />

will have more than one show home to view, within the<br />

same subdivision or across the district and city.<br />

As you walk through each room of the show home,<br />

assess the quality of the build as well as the fittings<br />

incorporated. These will indicate the level of finish you<br />

can expect if building with that company.<br />

Ask to see the company’s library of house plans to gain<br />

an idea of the range available to choose from. You may<br />

also enquire as to the level of change you can request to<br />

any design. Ascertain whether the firm will work with<br />

you from scratch to draw up a design if this suits your<br />

needs. The flexibility in this regard does vary from one<br />

building company to another.<br />

Look at the orientation of living to bedrooms for each<br />

home and weigh this up against your section or the<br />

block of dirt you are considering purchasing. Remember,<br />

a basic rule is to choose a final design once you have<br />

secured your building site to ensure your new home is<br />

positioned to maximise sun and light.<br />

Other questions to ask include:<br />

• What is the timeframe from signing your<br />

contract to completion of your new home?<br />

• Does the company have ‘spec’ homes available to<br />

view which might suit your needs?<br />

• Will you work with the salesperson or someone<br />

else through the whole process?<br />

• Will you have your own contact person during<br />

the build?<br />

• Will you be permitted to go on site once building is<br />

underway, albeit after consulting the company in<br />

advance?<br />

• Will progress payments be due only after each stage<br />

of work is completed? (This can protect you should<br />

something go wrong.)<br />

• Does the company provide turnkey options?<br />

• Is or can landscaping be part of the package?<br />

Before heading out to visit show home villages,<br />

brainstorm other questions you would like answers to.<br />

The more you learn the better position you will be in, to<br />

make an informed decision on what to build and with<br />

whom.<br />
