Brick cladding is more affordable.<br />

Tiny houses and smaller homes are<br />

trendy and realistically how many square<br />

metres do you really need? Determining<br />

a suitable size for your new home will be<br />

influenced by the number of bedrooms<br />

needed, whether a separate lounge is<br />

desired, size of garage required and your<br />

budget.<br />

A smaller home is not always more<br />

affordable in terms of the square metre<br />

rate as certain costs are still incurred<br />

such as Council consent fees, and<br />

drainage and wiring from the street.<br />

While going larger does mean more<br />

materials and time constructing the<br />

home, its relative cost may make<br />

it a better buy due to certain parts<br />

of the home like the garage being<br />

more affordable to construct. It is the<br />

additional features, which pushes up the<br />

price.<br />

Savings can be made on a new build<br />

by choosing more affordable quality<br />

fixtures and fittings, which are not super<br />

fashionable or top of the line. The kitchen<br />

and bathrooms in particular can chew up<br />

the dollars. The black sink and tapware<br />

may look good but how long will you be<br />

living with it and will it still be in vogue<br />

in five or ten years’ time. Renovating that<br />

soon, may not be part of your plans.<br />

It is a matter of achieving a balance<br />

between those desired extra features and<br />

making your home special while sticking<br />

to the budget. A pantry may be high on<br />

the list yet does it need a sink and would<br />

shelving instead of cupboards do? A<br />

washbasin in the main toilet may not add<br />

that much extra to the cost and could be<br />

convenient when entertaining, though it<br />

is still another expense. A double vanity<br />

is great if he and she arise at the same<br />

time then fight for space in the bathroom<br />

but it means two sinks to clean and takes<br />

up more space. Fully tiled bathrooms<br />

look glamorous and certainly have the<br />

wow factor yet tiling round the bath and<br />

laying vinyl planking could also make<br />

a statement. If you need storage space<br />

you may consider cupboards inside or a<br />

larger garage with built-in shelving and<br />

attic trusses.<br />

When it comes to cladding, brick is still<br />

the most affordable though this depends<br />

on the type of brick chosen. High end<br />

cedar and schist look great however a<br />

more affordable alternative might be<br />

mingling a brick cladding with linear<br />

board for effect. Hip and gable roofs are<br />

still the most affordable and may be a<br />

suitable substitute for a skillion roof if no<br />

preference is held.<br />

work with your architectural designer<br />

or building representative to determine<br />

the features you really want and those<br />

which might be excluded, as well as<br />

where changes might be made to make<br />

your new home affordable and practical<br />

for you.<br />
