Buyers compete for limited stock
• From page 1
Residential property values
across the city and Banks Peninsula
had risen an average of
about one per cent since the last
district revaluation in 2016.
In contrast to the increases
seen across the Bay Harbour
area, property valuations in
some inner-city suburbs like
Upper Riccarton and Sockburn
decreased as much as seven per
cent.
Quotable Value general manager
David Nagel said the 2019
revaluation changes have created
“somewhat of a rebalancing of
the residential market.
He said following the
February 22, 2011, earthquake
there was a lot of demand for
“safe” homes in Sockburn and
Upper Riccarton, with buyers
competing for limited stock,
forcing prices up.
But that demand had now
dropped as house hunters went
elsewhere.
The new values will apply to
rates from July 1.
They do not affect the total
rates collected by the city
council, which are yet to be set
through the Annual Plan, but
they do influence how much of
the total is collected from each
ratepayer.
Residents have until January
24 to object to new property
values.
MID-RANGE: A listing on L’Aube Reserve, Akaroa, is going for
$36,000 below the average property value of $686,600. It
has four bedrooms, two bathrooms and 960 sq m of land
area.
BALANCE: A four-bedroom property in Diamond Harbour is
selling for $590,000, which is more than the average price of
$571,100 for a home in the area.
