district revaluation in 2016.<br />
In contrast to the increases<br />
seen across the <strong>Bay</strong> <strong>Harbour</strong><br />
area, property valuations in<br />
some inner-city suburbs like<br />
Upper Riccarton and Sockburn<br />
decreased as much as seven per<br />
cent.<br />

revaluation changes have created<br />
“somewhat of a rebalancing of<br />
the residential market.<br />
He said following the<br />
February 22, 20<strong>11</strong>, earthquake<br />
there was a lot of demand for<br />
“safe” homes in Sockburn and<br />
Upper Riccarton, with buyers<br />
competing for limited stock,<br />
forcing prices up.<br />
But that demand had now<br />
dropped as house hunters went<br />
elsewhere.<br />
The new values will apply to<br />
rates from July 1.<br />
They do not affect the total<br />
rates collected by the city<br />
council, which are yet to be set<br />
through the Annual Plan, but<br />
they do influence how much of<br />
the total is collected from each<br />
ratepayer.<br />
Residents have until January<br />
24 to object to new property<br />
values.<br />
MID-RANGE: A listing on L’Aube Reserve, Akaroa, is going for<br />
$36,000 below the average property value of $686,600. It<br />
has four bedrooms, two bathrooms and 960 sq m of land<br />
area.<br />
BALANCE: A four-bedroom property in Diamond <strong>Harbour</strong> is<br />
selling for $590,000, which is more than the average price of<br />
$571,100 for a home in the area.<br />
