Green Building Trends... Continued local temperatures due to the pervasiveness of impermeable surfaces such as concrete and asphalt which are slower to release daytime heating than undeveloped areas. Windows coated with metallic oxide block the sun’s rays during summer and keep heat inside during winter. Transparent solar window panels can be incorporated into awnings, curtain walls, glass façade, and overhead glazing units to provide renewable energy while helping to reduce energy demand. Cool roofs with high levels of solar reflectance and thermal emittance help reduce the heat island effect by reflecting heat and light instead of transmitting it to the building envelope. Smart buildings utilizing wholebuilding metering and automated processes to optimize building performance allow the facilities to operate at their designed optimums while helping property owners to realize the return on investment they envisioned. By controlling the operations of heating, cooling, ventilation, lighting, security, and water systems through sensors, meters, actuators, and controllers the data collected allows building owners and managers to maintain the workings of their highperformance green buildings. Electric utilities now offer demand response systems which allow buildings to reduce their energy demand during peak times and offset those demands until offpeak hours which helps utilities meet critical demand and reduce the risk of blackouts while offering savings through these kinds of programs to building owners. Finally, the concept of resilient buildings has come to the forefront due to recent disasters, both natural and manmade. These buildings are designed to survive hurricanes, storms, droughts, heatwaves, cold spells, and floods by maintaining their integrity and protecting the lives of innocent people. In order to minimize their environmental impact these facilities utilize low carbon input materials such as wood, masonry, and locally available construction materials which require less energy and resources to harvest, produce, and transport. Flexible multi-use buildings use highly insulated building envelopes and triple insulated glazing along with internal courtyards for low energy demand and to maintain a comfortable interior environment if the power is out. In summary, high-performance buildings have proven their value over the years to both communities and building owners. There are many approaches to designing, constructing, and operating a sustainable facility so teams can select what works for them in terms of aesthetics, budget, and a return on investment. Facility occupants also benefit from these green building strategies by working and living in a comfortable building that operates as it was intended. While new methods and systems will come of age, sometimes it is true that what was old is new, and green, again. Sarah Andrews has worked in the construction industry for more than 25 years in civil and vertical commercial construction, project management, estimating, construction and mine safety, adult education, and sustainable construction. Sarah is a senior project manager and estimator for a commercial general contractor in the Austin area. She also provides consulting services in the green building industry including strategies and solutions for construction professionals engaged in bid preparation, project planning, implementation, documentation, and certification under green building rating systems including LEED.
