New Brighton... A real ‘eastate’ bargain<br />
and word is getting out<br />
The ‘sizzle’ has started in what the current<br />
market trends are showing and forecasts<br />
are predicting for the New Brighton area<br />
says, Milena Bartlett from Harcourts New<br />
Brighton.<br />
She points out that real estate stats show<br />
the median sale price of a property in New<br />
Brighton has gone up from $357,500 in<br />
January of this year to $369,000 in June.<br />
This figure reflects an increase of a<br />
median price in NB by 5.4% compared<br />
to the same period last year and is an<br />
increase of 23.4% compared to three years<br />
ago!<br />
Considering that a median sale price<br />
for Christchurch region in June <strong>2020</strong><br />
was $469,000 in comparison, this makes<br />
New Brighton a very affordable part of<br />
Christchurch, if not the whole of New<br />
Zealand, considering value for money that<br />
is on offer.<br />
One of the handicaps to the slower value<br />
increases has been the gradual change<br />
from older batch style houses to purpose<br />
built and that change will accelerate,<br />
meaning builders will find more work out<br />
this way as time goes on.<br />
St Clair beach in Dunedin has a<br />
medium house price of over $700k, and<br />
Mt Maunganui is just under a million,<br />
Oriental Bay is up around $1.8 million,<br />
and pointless buying anywhere near an<br />
Auckland beach with Herne Bay well over<br />
$2 million dollars.<br />
Having been to all these hotspots,<br />
can say we have the best bargains since<br />
Amazon listed its first shares at $18 bucks<br />
each.<br />
Incredible as it sounds, for a sea-side<br />
suburb, only within this city in New<br />
Zealand, and very few overseas cities will<br />
you find these sorts of entry level house<br />
prices in a stunning coastal area.<br />
In addition, New Brighton is destined<br />
to becoming the premier recreational<br />
destination in the city. As one agent<br />
has described it: “affordable and rich in<br />
recreational and lifestyle amenities around<br />
a beach, river and estuary. Sometimes it is<br />
easier to list with photos of the beach than<br />
the house.”<br />
One of the most noticeable trends came<br />
from the Covid 19 lock-downers fretting<br />
in claustrophobic city suburbia, observing<br />
it was business (within the rules) as usual<br />
out coastal way, and soon there was a<br />
steady stream of traffic to join the many<br />
local cyclists and walkers re-discovering<br />
“our” freedom and<br />
beauty.<br />
That certainly<br />
sowed a few seeds in<br />
the minds of CHCH<br />
westies.<br />
The next decade<br />
will witness a<br />
level of change<br />
incomprehensible<br />
to many, and one<br />
of those will be the $800 million (plus)<br />
ecological Otakaro spine connection to<br />
the city, already in start-up mode.<br />
An agent who lives locally says “we<br />
have seen spike in activity and a lot of<br />
new-comers to the area from other parts<br />
of the city and NZ, since the opening of<br />
the Shirley Boys & Avonside Girls High<br />
Schools, the hot pools and the general<br />
media focus on the area”.<br />
As a Kiwi born overseas, Harcourts<br />
sales consultant Milena Bartlett says the<br />
diversity of environment on peoples back<br />
door, from Bottle Lake in the North to the<br />
dune landscape of Southshore is a “joy of<br />
living here every day.”<br />
This increasingly positive perception<br />
is attracting families into the area and<br />
buying much of the rental stock leaving<br />
both a current chronic shortage of places<br />
to let, and houses to buy. “It will be<br />
interesting to see effects of wage subsidy<br />
end and an increase in jobless,” but Ms<br />
Bartlett anticipates the desire to move out<br />
this way will continue.<br />
For some comparison (though these<br />
are January <strong>2020</strong> figures) reflecting the<br />
median value and annual change, however<br />
I believe the Southshore and South New<br />
Brighton are also now slowly trending<br />
upwards.<br />

IngredIents:<br />
• 1 Litre of Water<br />
• 1 Litre of Vinegar<br />
• 1 Cup Epsom Salts<br />
• 1/8 Cup<br />
Dishwashing Liquid<br />
InstructIons<br />
• Pour the vinegar, dishsoap and epsom salt into a<br />
spray bottle. Shake up until combined.<br />
• Let settle for 2 minutes then spray the weeds. Make<br />
