New Brighton... A real ‘eastate’ bargain
and word is getting out
The ‘sizzle’ has started in what the current
market trends are showing and forecasts
are predicting for the New Brighton area
says, Milena Bartlett from Harcourts New
Brighton.
She points out that real estate stats show
the median sale price of a property in New
Brighton has gone up from $357,500 in
January of this year to $369,000 in June.
This figure reflects an increase of a
median price in NB by 5.4% compared
to the same period last year and is an
increase of 23.4% compared to three years
ago!
Considering that a median sale price
for Christchurch region in June 2020
was $469,000 in comparison, this makes
New Brighton a very affordable part of
Christchurch, if not the whole of New
Zealand, considering value for money that
is on offer.
One of the handicaps to the slower value
increases has been the gradual change
from older batch style houses to purpose
built and that change will accelerate,
meaning builders will find more work out
this way as time goes on.
St Clair beach in Dunedin has a
medium house price of over $700k, and
Mt Maunganui is just under a million,
Oriental Bay is up around $1.8 million,
and pointless buying anywhere near an
Auckland beach with Herne Bay well over
$2 million dollars.
Having been to all these hotspots,
can say we have the best bargains since
Amazon listed its first shares at $18 bucks
each.
Incredible as it sounds, for a sea-side
suburb, only within this city in New
Zealand, and very few overseas cities will
you find these sorts of entry level house
prices in a stunning coastal area.
In addition, New Brighton is destined
to becoming the premier recreational
destination in the city. As one agent
has described it: “affordable and rich in
recreational and lifestyle amenities around
a beach, river and estuary. Sometimes it is
easier to list with photos of the beach than
the house.”
One of the most noticeable trends came
from the Covid 19 lock-downers fretting
in claustrophobic city suburbia, observing
it was business (within the rules) as usual
out coastal way, and soon there was a
steady stream of traffic to join the many
local cyclists and walkers re-discovering
“our” freedom and
beauty.
That certainly
sowed a few seeds in
the minds of CHCH
westies.
The next decade
will witness a
level of change
incomprehensible
to many, and one
of those will be the $800 million (plus)
ecological Otakaro spine connection to
the city, already in start-up mode.
An agent who lives locally says “we
have seen spike in activity and a lot of
new-comers to the area from other parts
of the city and NZ, since the opening of
the Shirley Boys & Avonside Girls High
Schools, the hot pools and the general
media focus on the area”.
As a Kiwi born overseas, Harcourts
sales consultant Milena Bartlett says the
diversity of environment on peoples back
door, from Bottle Lake in the North to the
dune landscape of Southshore is a “joy of
living here every day.”
This increasingly positive perception
is attracting families into the area and
buying much of the rental stock leaving
both a current chronic shortage of places
to let, and houses to buy. “It will be
interesting to see effects of wage subsidy
end and an increase in jobless,” but Ms
Bartlett anticipates the desire to move out
this way will continue.
For some comparison (though these
are January 2020 figures) reflecting the
median value and annual change, however
I believe the Southshore and South New
Brighton are also now slowly trending
upwards.

DIY Weed Killer
IngredIents:
• 1 Litre of Water
• 1 Litre of Vinegar
• 1 Cup Epsom Salts
• 1/8 Cup
Dishwashing Liquid
InstructIons
• Pour the vinegar, dishsoap and epsom salt into a
spray bottle. Shake up until combined.
• Let settle for 2 minutes then spray the weeds. Make
sure you soak the entire weed with the formula.
• Let sit for a day then come back and see them dead!
• Make sure you spray in the afternoon when the
