leaves residents feeling safe 

New data has 

revealed the district 

is the least crime-hit 

out of anywhere in 

New Zealand. Matt 

Slaughter spoke to 

residents about what 

makes the area safe 

BRENT HAPPER, who owns 

Happers Honda in Dunsandel, 

said it has been about 10 years 

since the store has been hit with 

any sort of crime. 

The 43-year-old has lived in 

Dunsandel for most of his life 

and said crime has not been an 

issue. 

Happer put the lack of crime 

in Dunsandel down to “being 

slightly rural.” 

“We have that community 

feel where people sort of feel like 

you know each other still,” he 

said. 

He said the township’s 

residents know who the police 

officers who serve the area are 

and this is beneficial for reducing 

crime. 

Perhaps it is no surprise then 

that Selwyn has the least crime 

of anywhere in New Zealand.

The big question though,

five to 10 years. The district 

is expanding rapidly, 

young families are descending 

on Selwyn in the 

biggest wave since it was 

settled 150 years ago. 

As the teenage population 

mushrooms it will 

bring with it social issues 

commonplace in bigger 

urban areas. 

It will be up to the 

parents to do their job 

properly to ensure Selwyn 

stays a great place to live.

A MEETING to discuss nearby 

residents’ concerns with the 

Weedons Rd overbridge is yet to 

take place, causing frustration. 

Former district councillor Gary 

Doyle, whose house is beside 

the overbridge, has requested a 

meeting to discuss his concerns 

with the New Zealand Transport 

Agency, which has contracted 

Downer and McConnell Dowell 

to do the work. 

He was told it would take three 

weeks to have a meeting to discuss 

his concerns with NZTA but 

this date has now passed. 

NZTA portfolio manager Colin 

MacKay did not answer a question 

from Selwyn Times as to why 

this meeting has not happened 

yet or when it will happen. 

Work on the overbridge is 

part of the Southern Motorway 

project. 

Doyle said there are a number 

of issues, including a roundabout 

sign on the overbridge that does 

not show the direction to the 

section of Weedons Rd where he 

lives. 

Motorists have to slow down 

dramatically to make the turn 

to get to this section of the road 

and because it is not marked on 

the sign, Doyle said he has nearly 

been t-boned on a number of occasions 

by drivers not expecting 

turning vehicles. 

Selwyn Times reported in July 

NZTA agreed to make upgrades 

to this signage near the Southern 

Motorway but this hasn’t happened 

yet. 

MacKay did not say why the 

upgrades have not been made or 

when they will be made. 

Doyle’s wife is unwell and the 

work taking place on the overbridge 

is negatively impacting her 

and has made his house shake, 

causing things to fall over inside. 

He said the project has also 

caused diesel fumes to waft into 

his property.

the same section. 

Said Doyle: “I want the issues 

that we have here attended to, answered, 

and something done. This 

whole project is two years behind 

schedule.” 

Doyle said the issues that need 

addressing include the state of the 

water race beside the overbridge, 

which Doyle called “a disgrace,” 

and spraying which took place as 

part of the project, which he believes 

resulted in the death of two 

of his granddaughter’s budgies, 

several bonsai trees and a number 

of hedge plants on his daughter’s 

property. 

Doyle’s other concerns include 

street lights on the overbridge 

shining down into his property, a 

camera on it that looks down into 

the property, breaching privacy. 

The height of the roundabout 

and the road it is on, which is 

considerably higher than it was 

in the original plans, is also a 

concern for Doyle. 

MacKay did not respond to 

questions about Doyle’s list of 

concerns. 

Instead, he said: “There are 

many issues to be resolved including 

some with individual property 

owners. The project team is 

in regular contact with Mr Doyle 

and his son-in-law, and we have 

met with him many times since 

the project got under way to help 

resolve any issues raised. 

“In any major project with 

several interchanges and 

bridges, work will not always 

proceed exactly as anticipated 

at the outset. If it is wet, weather 

dependent parts of the project 

may be delayed and other work 

will advance or be rescheduled,” 

he said. 

But Doyle said the project team 

has not been in contact with him 

regularly and he has raised his 

concerns with NZTA “15 or 20 

times.”

Halswell Junction Rd on-ramp 

will be discussed with New 

Zealand Transport Agency staff. 

But a date has not been set for 

this yet.

Community Board chairman 

Mike Mora told Selwyn Times last 

month he would ask for a meeting 

to be held between the two 

organisations to discuss safety 

concerns for motorists trying to 

get onto the on-ramp. 

Motorists coming from the 

Prebbleton direction have less 

than 200m to cross to the onramp 

lane. They have to navigate 

their way across, avoiding vehicles 

from the Sockburn side of Springs 

Rd, and traffic coming through 

the roundabout from Hornby. 

Mora said it is important the 

meeting happens as soon as 

possible before a serious crash 

happens. 

Deputy mayor Malcolm Lyall 

said he will consider going to the 

meeting, if he is invited, to ask 

for more signage telling motorists 

how to get to Prebbleton along the 

Southern Motorway. 

However, Lyall said he’d prefer 

less talk and more action from the 

NZTA.

Low crime rate credited to face-to-face police

crimes across the country, including 

theft, breaking and entering, 

illegal use of a motor vehicle, 

theft from a retail premises, 

assault and theft from a motor 

vehicle crimes. 

It was found there are 12.68 

crimes committed in Selwyn per 

10,000 people per month. 

In comparison, Rotorua, which 

has the highest crime rate in 

New Zealand, has a crime rate of 

61.21, almost five times higher. 

Said the report: “Selwyn is 

notable because it also has the 

lowest levels of deprivation of any 

region in New Zealand, providing 

further evidence of the strong 

correlation between deprivation 

and crime. 

“The median household income 

in Selwyn is $103,737 and 

there are extremely low levels of 

beneficiaries. 98.2 per cent of all 

households have access to a vehicle, 

93 per cent have access to the 

internet 79.4 per cent of households 

own their own home.” 

Lincoln residents Errol and 

Ruth Wood don’t know anyone 

in the town who has been burgled 

in the about four decades 

they have lived there. 

Said Errol: “I don’t know of 

anyone personally in Lincoln 

who has been robbed or burgled 

in 38 years.”

Errol is the chairman of Selwyn 

Community Patrol. 

He thinks Selwyn’s crime levels 

are lower than other parts of 

New Zealand because of the large 

amount of work police do out of 

the office and face-to-face with 

the community. 

“They [police] are not deskbound 

and I think that’s a focus 

here that they patrol and they’re 

out and about and ready to act. 

“I think the police we’ve got are 

very much community-focused,” 

he said. 

He also said residents look out 

for each other and keep an eye on 

their neighbours. 

However, he said some crimes 

have increased since Lincoln’s 

population has grown since the 

earthquakes. 

“I know that, more recently, 

there’s been petty crime, stealing

“We have still got traffic issues 

about complacency and, at 

the end of the day, a lot of fatals 

[crashes] happen in that area. So 

they might not have the crime but 

they’ve definitely got the traffic,” 

he said. 

He said police priority in Selwyn 

is to get out in the community 

as much as possible and maintain 

a face to face relationship with 

residents. He said their strong 

physical presence in town may 

play a role in deterring crime. 


LINCOLN HIGH School has 

been recognised for its efforts to 

practice road safety. 

The school has received the 

Bridgestone Excellence in Road 

Safety Education Award, as 

National Road Safety Week 

commences throughout New 

Zealand. 

Since first attending the 

RYDA programme in 2017 following 

a road tragedy within its 

community, the school has seen 

more than 600 students take 

part in it. 

Associate principal Stephen 

Rout said the programme is a 

holistic approach to road safety 

education and plays a key role 

in creating change on the roads. 

Said Rout: “We are very 

committed to the RYDA programme. 

We know within our 

community in recent years we 

have had young people who 

have died of crashes and we 

would do anything we can to 

avoid that sort of thing happening 

again. 

“RYDA covers a number 

of really key issues for young 

people and it’s not just about 

drivers, it’s about passengers as 

well,” he said. 


Road safety efforts from 

Lincoln High recognised 

As part of the RYDA programme, 

students take part in 

a workshop which features a 

series of sessions led by expert 

facilitators who address laws, 

distractions, risk management, 

peripheral vision, and other 

motorists’ requirements.

MOTOR-CYCLISTS IN FOCUS 

Police will be ensuring motorcyclists, 

whose skills have 

deteriorated though lack of winter 

riding, are safe on the district’s 

roads this month. Rolleston Acting 

Sergeant Daniel Ingram said a 

lot of motor-cyclists use Selwyn 

roads and are at high risk because 

of the number of 100km/h roads 

in the district with sometimes 

challenging road layouts. Motorcyclists 

breaking minor rules will 

be asked to attend safety courses. 

CAMPING GROUNDS 

The district council has received 

about $220,000 from the 

Responsible Camping Working 

Group Fund for the maintenance 

of rubbish and recycling bins, 

the upgrade of signage and 

for cleaning, emptying and 

maintaining a variety of toilet 

facilities at camping grounds, 

freedom camping sites and 

caravan dump stations. 

POOLS OPENING 

Some of the district’s outdoor 

pools will be open from this 

weekend. Southbridge Pool will 

be hosting an opening party on 

Saturday between 1-4pm. On 

Sunday, Darfield Pool will also 

have an opening celebration from 

1-4pm. There will be an inflatable 

and the hydroslide at Southbridge. 

A free barbeque will be held from 

1pm and spot prizes will be given 

out. Normal pool admission prices 

will apply.

individuals, families, iwi, rūnanga and communities.

history and identity, and preserve them for current and future generations 

to enjoy and learn from. 

How do we protect Selwyn’s 

historic heritage?

· Updated schedule of listed heritage buildings, structures and items 

· A heritage item’s setting will now also be part of the listing, which means 

erecting buildings and structures, and some earthworks within the 

setting, will be managed 

· Updated schedule of listed notable trees 

· Updated criteria to help identify notable trees for listing in the District Plan 

· Overall the rules for listed heritage items and notable trees aren’t 

proposed to change much, other than the requirement to manage some 

activities in the setting of a heritage item 

· The sites and areas of significance to Māori identified in the Proposed 

District Plan largely reflect those that are identified in the operative District 

Plan. However, one change is the inclusion of a Ngā Tūranga Tūpuna area – 

covering Te Waihora/Lake Ellesmere, its margins and associated wetlands, 

along with the coastal area between the Rakaia River and Taumutu 

· New rules to recognise and protect sites and areas of significance to Māori. 

These rules manage a number of activities, eg erecting new buildings or 

structures, whereas the current District Plan only manages earthworks

Cultures blend at highland games

Highland Games on 

Saturday. 

A total of 570 competitors 

danced, piped, drummed, 

tossed, ran and tugged in 

front of 8500 people and 

2020 chieftain John de 

Vries. 

With borders shut 

and no international 

competitors this year, an 

all New Zealand field for 

the heavy lifting events 

produced a hotly-contested 

competition. 

Ashburton’s Craig 

Manson won the men’s 

championship with Siositina 

Hakeai taking out the 

women’s trophy. 

The band of the day 

belonged to Canterbury 

Caledonian grade 3. 

The Average Joes took 

out the men’s Southfuels 

tug of war for the third year 

in a row, and team Fulton 

Hogan won the mixed 

competition. 

Hororata Primary School 

won the Harraways junior 

warriors competition. 

The champion highland 

dancer was Danielle Joy. 

Hororata Community 

Trust chairman Richard 

Lang said Covid-19 put this 

year’s games in doubt but 

the support it received from 

sponsors, suppliers and volunteers 

made it possible. 

“It was a magnificent, 

family day. People were enjoying 

being out and about, 

having something different 

to do. Our ‘have a go’ 

events were busy all day as 

everyone got into the spirit 

of the Hororata Highland 

Games,” said Lang. 

Said de Vries: “I am just 

so proud to be part of Clan 

Hororata and to have been 

asked to be chieftain. I believe 

the reason the games 

is such a special, successful 

event is the sense of community 

that comes from 

everyone involved.” 

A highlight of the day 

was the chieftain’s welcome 

ceremony which saw a 

blend of Kiwi and Scottish 

culture. 

“Standing on the stage in 

front of hundreds of pipers 

and drummers as they 

played Flower of Scotland 

was so powerful, then 

followed by the local kapa 

haka welcome it was really 

moving,” de Vries said.

TAYLOR WYATT won the 

primary school category of the 

Selwyn Environmental Film 

Awards at Lincoln Event Centre. 

Her film was a demonstration 

of how to make a tote bag out of 

an old garment, featuring puppet 

character Aunt Noodle. 

Kidsfirst Lincoln were again 

winners of the kindergarten 

category with a film that the 

judges said featured excellent 

music and delivered a powerful 

message. 

The Kea Trophy overall prize 

was won by the Junior Enviro 

Action Group – this is a group 

of concerned primary and high 

school students which have 

formed recently and have already 

ran some interesting activities. 

The competition was launched 

earlier in the year than usual in 

2020 to give the opportunity for 

people to plan and even produce 

their films during lockdown.

“The variety of entries made for 

an interesting awards evening. 

Lincoln Envirotown which 

run the competition were very

ON ROUTE to Selwyn’s ski 

fields in small town Hororata 

sits a large green reserve 

surrounded by trees. 

Most days, the Hororata 

Domain is a place for recreation 

and sport, but in the months 

of May and November it holds 

some of Selwyn’s major events – 

The Hororata Highland Games 

and Night Glow. 

Behind these events of 

10,000 people is Hororata 

Community Trust executive 

officer, Cindy 

Driscoll. 

Events have been a part 

of Driscoll’s life from a 

young age. 

At 15 she was involved with 

events at her parent’s tourism 

operation at Ryton Station, Lake 

Coleridge. 

In 2014 Driscoll came on 

board with the highland games 

and in the last few years organised 

the Hororata Night Glow, a 

light up of balloons to music. 

The highland games originally 

inspired by a few Scottish 

people in the area is the The 

Hororata Trust’s biggest fundraiser, 

collectively formed in 

response to the earthquakes. 

The community recognised 

they needed to do something to 

rebuild physically and mentally 

to make Hororata more than

All year round Driscoll

she works with the 

community, supporting 

Go Hororata which is 

working on plans for a 

possible new community 

centre. 

“The hall that we’ve got is not 

fit for use, it’s an old building 

and needs a lot of work to bring 

it up to code. The community 

made the decision that a new 

purpose built community centre 

on the domain would serve 

us better.” 

Starting with a feasibility 

study in 2017, Driscoll has 

continued to work with the 

community, architects, project 

managers and the ciy council to 

develop a concept plan for the 

community centre and a master 

plan for the Hororata Domain. 

Working with the community 

is Driscoll’s favourite part of the 

job.

The Faces of Selwyn exhibition was launched last year and a new 

set of 12 stories about people in the district are on display at Selwyn 

Libraries. The stories, written by Hayley Tate, celebrate diversity and 

highlight the differences in people’s backgrounds and journeys to 

Selwyn. Selwyn Times continues its coverage. 

From farming to brewing 

CULTUREFEST saw 

hundreds of people 

attend 10 days of events 

celebrating the district’s 

many cultures. 

For the first time, the 

district council organised 

and supported 18 cultural 

events, including martial 

arts and language lessons 

and cooking and art displays. 

Popular events included 

a Kirant cultural evening, 

where 60 people attended 

for food, music and dance 

from the Kirata culture of 

Nepal. 

A group of 49 women 

attended the women’s 

only swim event at Selwyn 

Aquatic Centre. 

Swimming lessons were 

run by six instructors 

and an aquafit class also 

took place. Attendees said 

this gave them a sense of 

belonging and said they

Param Kaur came to 

New Zealand for the dairy 

industry, but stayed for the 

malt and coffee. 

Param moved here 

four years ago to study at 

Lincoln University hoping 

for a gateway into New 

Zealand’s largest exports. 

“The main reason for 

coming to study in New 

Zealand was the dairy industry. 

That was my main 

focus at the time.” 

But after completing a 

graduate diploma in science 

at the university in 

2017, she discovered there 

was more to Selwyn than 

farming cows. 

Param found herself 

working in Selwyn as an 

exporter who produces not 

milk, but beer. 

She received a phone call 

from Gladfield Malt in December 

2017 about working 

as their lab technician. 

“It was like an early 

Christmas present, I can’t 

express in words.” 

When she arrived in 

February 2016, she found 

it freezing compared to the 

40 deg C she was used to. 

“February is not a cold 

month, but when you come 

from India you do feel 

cold. I had to wear an extra 

layer of clothing,” she said. 

If she could describe 

living in Selwyn in three 

words, Param said she 

would use the words freedom, 

equality and fresh. 

Freedom because, “there 

is nothing to worry about 

here and you can be independent, 

and own your 

own life.” 

Equality because, 

“straight away you find 

here everyone has equal 

rights. No one says you are 

a girl, you can’t do this. 

Girls and boys work shoulder 

to shoulder.” 

Fresh because, “you can 

step out of your home and 

you see the mountains 

around you and your mood 

changes if you have anything 

going on in your mind.” 

Since her first day of 

work, Param says her kiwi 

and migrant co-workers; 

three from Fiji and manager 

Gabi from Brazil have 

been welcoming and accepting 

of her nationality. 

“I have seen no person 

discriminate on the basis 

of colour or anything, you 

don’t feel like you’re inferior 

to anyone.”

Singaporean cooking demonstration, 

Tai Chi, Henna

Selwyn evening brought 

together 25 residents from 

a wide range of cultures, 

who took their favourite 

dishes to share. 

From her lab window at 

Gladfield Malt, she can see 

the mountains. 

In winter they have snow 

on them; a sight she never 

saw in India. While she 

misses Indian food and her 

family, Param says her colleagues 

at Gladfield Malt 

are like family. 

“It feels like an extended 

family for me now at Gladfield. 

Sometimes I get a text 

from Gabi saying, ‘drive 

safely,’ and if they think 

you are feeling low, they 

ask if you are okay.” 

She enjoys keeping 

alive the traditions of her 

culture, cooking her own 

Punjabi dishes, volunteering 

at Holi Festival and 

performing Punjabi dance 

at last year’s Diwali Festival 

in Christchurch. 

But, these days she’s settled 

in Lincoln and hoping 

to get residency to New 

Zealand. You will often 

find her taking an evening 

walk or in a cafe on a 

Saturday. 

“I love going for a coffee. 

I didn’t used to as much in 

India.” 

She also hopes to get 

residency one day.

in Lincoln is in walking 

distance and on her 

walks to and from Coffee

everyone is. 

“When people pass by, 

they smile at you and say: 

‘Hi,’ and ask how you 

are. You don’t find that in 

many countries.”

Isla Worsley were amongst 

many West Melton 

Gymnastics Club members 

who performed well at its 

annual competition. 

Ruby was first and Isla 

came second in the grade 2 

unders category. 

The club’s head coach 

Pam Higgins said many 

more of the club’s members 

placed at the competition, 

which was held at West 

Melton Community and 

Recreation Centre on October 

31 and November 1. 

Said Higgins: “The West 

Melton gymnasts made us 

so proud. They had put a 

lot of work into their training 

and perfecting their 

routines and were well 

rewarded for their efforts. 

“Our motto is best of the 

west. It certainly has felt 

that way at this meet.”

competed in the competition 

were Affinity and 

Te Wero, which are both 

based in Christchurch.

Challenge and inspiration 

at Arts Festival

Feathered friends, bugs, fashion and a public peek at a huge collection of Kiwi art are all aiming to 

inspire and challenge people in the second annual Selwyn Arts Festival. 

Following a successful festival last year, the Council has once again partnered with three Selwyn 

art galleries, Te Huanui in Darfield, Lakeland Gallery in Leeston and Down by the Liffey Gallery in 

Lincoln to put on the festival celebrating art in Selwyn. 

The year’s festival will feature 13 tours, events and workshops across Selwyn from 14–22 November. 

The week aims to stimulate people’s understanding of the arts, with the hands-on sessions 

covering everything from chalk painting to block printing and enamelling. 

It will also include three public tours of Lincoln University’s collection of over 280 pieces by Kiwi 

artists, run by the collections curator Fiona Simpson. 

Arts festival organiser and Council Work Readiness and Enterprise Coordinator Trudi Fraser says 

the university already runs tours for community groups and was excited by the opportunity to 

make its collection more accessible to the community. 

“A lot of people don’t know that they have a big collection of New Zealand art, so it was a good 

opportunity to open it up to the public.” 

Other events range from spoon carving to ‘create a critter’ illustration workshops and a ‘feathered 

friends’ themed exhibition of art at Te Huanui Art Gallery in Darfield. 

The week will also cover fashion with a glass jewellery workshop, while artist Emily Dot is offering 

to turn people’s sneakers into fashion statements by collecting and painting them for $10 a pair. 

People are welcome to drop in their clean canvas or leather sneakers from 10–11am on Saturday 

14 November and Emily will paint them ready for collection later in the week.

Kirwee Players supporting roles 

for rangatahi 

Over the past few months, the junior members of Kirwee Players 

have been rehearsing lines for their performance of The Lion King Jr, 

which premiered last Friday. 

Behind the scenes, the Council’s Creative Communities Selwyn 

Fund helped provide the show’s creative team, from hiring musical 

directors and choreographers, to costumes, scripts and scores. 

The fund is available to groups or individuals with community-based 

creative projects that promote arts or culture in Selwyn. 

Kirwee Players Grant Application Assistant Linda Gosling says 

any grant Kirwee Players gets is vital to the survival of this small 

community theatre group. 

“Creative Communities has been great in the fact that sometimes 

the difference between getting a community grant and not, can 

mean the difference between actually putting on a show, or not 

putting on a show.” 

The theatre group has been performing shows since 1977 and in 

2015, they introduced children’s shows, which Linda says plays a 

key role in its future. 

“It is really important. Kirwee Players might be 43 years old, but the 

reality is most of us on the committee are well over 40, so we need 

to get younger people involved. We don’t just need people on the 

stage, we also need people behind stage, so it’s at all levels. 

“Doing junior shows, not only opens it up to the youth of Selwyn, 

but it also enables these younger directors, musical directors 

and choreographers to be in the show’s creative team and stage 

management. The funding we get from the Council’s Creative 

Communities Fund helps support these opportunities for our youth.”

Further infrastructure upgrades coming for 

Leeston and Doyleston 

Three projects to improve flood protection and wastewater infrastructure around Leeston and Doyleston 

should be completed by Christmas. 

The projects include upgrades to culverts and pipes along Leeston Road and will be coordinated to 

minimise disruption along the road. 

Work on the Leeston stormwater bypass project is ahead of schedule and the closure of Leeston Road 

at the intersection with Station Street has been brought forward, with a detour in place using Station 

Street and Cunningham Street. 

Local Maps Printarama 

The works are part of a long-term project to upgrade the stormwater network and reduce the risk of 

flooding in Leeston. Final works on Station Street will be completed from 4–22 December, to coordinate 

with the other work on Leeston Road.

Flood protection work for Doyleston will also be happening from Monday 23 November to upgrade the 

culvert under Leeston Road near Drain Road. This work will enlarge the culvert and reduce the risk of 

flooding in Doyleston. A stop/go system will be in place on Leeston Road around this site for two weeks 

from Monday 23 November to Friday 4 December. 

Taking advantage of the works 

already in place, a team is planning 

to replace the wastewater pipe 

along Leeston Road between 

the townships, working from the 

Doyleston end towards Leeston.

Leeston Doyleston walk and 

cycle link opening 

The new walking and cycleway between Doyleston and Leeston will 

help bring the townships together when it opens this weekend. 

The Leeston Doyleston Way will be officially opened on Saturday 

14 November, and members of the public are invited to the opening 

event starting at 10am at the Leeston Showgrounds entrance. 

Chairman of the Leeston Township Committee Lloyd Clausen says 

the cycle and walk way is a long-awaited project that people are 

excited to see open. 

“There are people using it all the time. It’s great for the towns. It’s 

good for the safety of people travelling between the two towns and 

it opens up another area for people to walk. It makes life easier to 

get between the two and it ties the towns together a bit more.” 

The 2.1 kilometre cycle and walk way runs between Drain Road at 

Doyleston and Manse Road in Leeston and was built by Leestonbased 

Johnston Excavating and Drainage. It relied on needing 

additional land from the main adjoining properties to fit the pathway 

in alongside Leeston Road where there were a number of design 

challenges to overcome. 

Council Transportation Asset Manager Andrew Mazey says the 

Council is excited to see the cycle and walk way open and adding 

to the strong network of cycleways across the district. 

“We know people in Doyleston and Leeston have been waiting 

patiently to enjoy this path. As a Council we’re keen to support 

people in walking, cycling and being active and this is another link 

in our chain of cycleways and walk ways that we are implementing 

to support that.”

Protecting our district’s heritage 

Efforts to protect the history of 12 of the districts’ heritage properties have received a boost through the 

Council’s Heritage Fund. 

Building repairs, maintenance and a project to safely preserve historical artefacts will all be supported, 

with the fund awarding up to $39,000 towards the projects. 

Keeping the district’s heritage alive is a big undertaking, which the Council supports through funding 

and through the District Plan, which identifies heritage buildings, structures, sites and trees and sets the 

rules for their preservation. 

Selwyn has experienced several waves of 

settlement by Māori and Europeans over many 

decades. As a result there are sites, buildings and 

structures in our district which are of cultural or 

historic value to individuals, families, iwi, rūnanga 

and communities. 

It’s important we look after all the things and 

places that are part of our history and identity, and 

preserve them for current and future generations to 

enjoy and learn from. 

The Proposed District Plan updates the list of 

heritage buildings and notable trees as well as 

identifying and including new rules to recognise 

and protect sites and areas of significance to 

Māori. For more about how the Proposed District 

Plan plans to protect heritage items and how

BRINGING THE carnival to 

Show Weekend is the aim of the 

Ruapuna Speedway this Friday 

night when it holds a monster 

fireworks display to complement 

a night of racing. 

Ruapuna Speedway president 

Rob Roxburgh said that it was 

the club’s desire to create a 

‘family night out’ with carnival 

rides, clowns, performers, 

fireworks and the racing. 

“We have got one of the local 

sideshow operators bringing a 

couple of rides along with the 

Astroliner and Sidewinder being 

parked trackside. There is a free 

bouncy castle for the younger 

ones, clowns and performers. On 

top of that we had a really good 

opening race meeting in October 

and the break in-between 

race meetings has seen competitor 

numbers climb in several 

classes.” 

The star performer at that 

opening meeting was Rolleston 

based sprintcar racer Jamie Duff, 

who was just .4 of a second off 

the long-standing one-lap record 

of 12.687, set by eight-time 

national champion Allan Wakeling 

in 2004. Duff has vowed that 

should the track again be in top 

condition that he really wants a 

crack at that time. 

He will face some stiff competition 

this Friday with a number 

of visiting drivers planning on 

appearing including Nelson's 

Brett Sullivan who has spent the 

past two summers racing in Australia, 

and Cromwell's 'Slammin' 

Sam O'Callaghan who always 

runs hot at Ruapuna. 

Local speedway fans will also 

be enthused about the prospect 

of seeing long-time midget 

car standout David Kerr from 

Southbridge taking part in the

2020 will be remembered for many 

things - perhaps overall it will be 

remembered by our school 

and wider community as one 

that tested our resilience and 

ability to navigate through 

the very tricky situations 

presented by Covid 19. As 

a college community we 

also acknowledge our wider 

community for their support 

and aroha following the death of 

our Senior Leader Brad Milne due to an 

unexpected medical event during the term 

three holidays. 

Despite difficulty and tragedy, 2020 has been 

a very successful year for the College as we 

build to 2021 where we become a full school of 

over 1300 learners. For those who have walked 

this journey with us from the beginning we 

thank you for your support. It seems such a 

short time ago that we opened our doors to 

225 learners in 2017. 

Over the coming months you will see 

modification to our existing buildings and

The aim of the Leadership Programme at 

Rolleston College is to create a positive 

environment where all students can flourish. It 

also provides opportunities for learners who 

wish to enhance their experience at College, by 

contributing to various areas of school life and 

embracing the Rolleston College Spirit. 

Leadership offers challenges – intellectually, 

organisationally and socially. Learning 

leadership skills helps you develop potential. 

It gives you the opportunity to make choices, 

experience decision making, and accept 

responsibility. There are many different 

Leadership opportunities at Rolleston College 

and these reflect the many different ways in 

which someone can show leadership and give 

back to the College. 

We have recently gone through a vigorous 

process to elect the first of our leadership 

positions for 2021. This process involved 

applications, speeches, group interviews and 

individual interviews to select our Year 13 

leadership positions. The next step is to select 

our Year 10 - 12 Whanau Ambassadors and this 

will be completed by the end of Term 4.

Sport 

Rolleston College has had some amazing results in the sporting arena recently: 

Highlights include our Senior Boys Basketball Team winning the Thomson & 

Whelan Division Two Basketball Competition in 2020 in their first year in the 

competition. Hopefully the team will get the opportunity to play in Division one 

in 2021. They also played in the College Park Invitational Tournament having wins 

over Christ College, Christchurch Boys and Rangiora High School. 

The Junior Girls Netball Tournament Team went unbeaten in the Canterbury 

Secondary Schools Tournament and won the Mixed Grade for 2020. They had 

some big wins against Hillmorton High School, Ellesmere College and Mt Hutt 

College. 

Nick Rush competed in the National Mountain Biking Champs in Wellington and 

finished 4th in the U16 Boys category. 

We would also like to wish our Senior Mixed Touch Team all the best as they prepare 

for the National Touch Tournament held in Rotorua in December. 

Performing Arts 

Rolleston College Junior and Senior Theatresports 

teams have competed this year in the Court Theatre’s 

Theatresports Competition. The Senior team of Bella 

Newcombe, Sydney Tupou, Lydia Hawes, Rachel Cook 

and Micaiah Pitkethley came second in their heat. The 

Junior team of Yana Chernova, Emelia Newman and 

Hannah Nolan won their heat and are due to compete 

on the Court Theatre stage at the end of November. 

We wish them all the best! 

During Term 4 a group of year 9 learners have been 

studying Children’s theatre and are creating a show to 

take into the Rolleston Community. Students are going 

to visit the local preschool ‘Paradise for little Angels’ 

and perform to the children there. The learners are 

incorporating audience involvement and a positive 

message in their shows. We are really looking forward 

to their performance at the end of week 5. 

Culture 

This term Rolleston College joined the Selwyn Combined Kapa Haka group 

(Te Kahui Whetu o Waihora). This meant the coming together of four schools, 

Rolleston College, Lincoln High School, Ellesmere College & Darfield High 

School. The group has been meeting throughout the term for practises. This is 

an awesome opportunity for our learners and will provide a pathway for those 

learners that wish to compete at Kapa Haka Regionals in years to come. 

RC’s Got Talent 2020 

The talent was more evident than ever in this 

year’s RC’s Got Talent. The audience numbers 

were well up from the heats with the Covid level 

having just been dropped back to level 1 the day 

before the final. This year the final coincided with 

our first Exhibition of the year and this proved to 

be a hit with the local community getting in to 

support all of our performers. 

3rd place went to Alyssa, Cam and Lin for their 

rendition of Vanessa Carlton’s A Thousand Miles, 

2nd place went to Benjamin Pienaar for his 

flawless drum solo and 1st place was awarded to 

Keith Chiwara for his self composed rap in which 

he also created the backing music for. This year 

we also had an emerging talent award with the 

prize being donated by Rollestons Robert Harris, 

this went to Taylor, Donny, Tim and Jabob for 

their rocked up cover of Oasis’s Don’t Look Back 

in Anger. 

Thanks to all those who came and supported 

and also to those who helped out in one way or 

another. Special thanks to Hamish for his tireless 

tech work, Will and Mitchell for their work with 

the lights, George for being our MC and finally, 

thank you to our Judges for the final: Mrs Skelton, 

Mrs Shaw and Mr Dean. 

School Formal 

On Saturday 26th September, we held the inaugural Year 12 Ball at Larcombs 

Vineyard, Rolleston. Our learners looked absolutely incredible, and there was 

some fantastic dancing by all. We had some incredible entrances by our learners 

- our friendly local community constable kindly transported a group via police car 

complete with sirens, there were numerous limousines and one learner arrived on 

the back of a motorcycle, with their entire family escorting them as a motorcade. 

Thank you to all of our learners for their impeccable behaviour on the night - it 

was definitely one to remember!

MAKING YOUR own muesli is 

by no means a cheap alternative 

to the store-bought ones but it is 

an easy way to get a delicious and 

healthy cereal jam-packed with 

all your favourite fruits and nuts. 

You can use any combination 

of ingredients that you like and 

recipes can should be treated as 

a guide. 

Check out the self-serve bins 

for fruit and nut ideas. 

There is not a lot of honey in 

these recipes as the fruit provides 

most of the sweetness but you 

can add more if you like. 

Don’t omit the pinch of salt; it 

makes a world of difference to 

the finished product. 

And finally, watch it carefully 

as it cooks. It should be just starting 

to colour up and become aromatic. 

If you cook it too much, it 

will become hard and crunchy. 

Muesli 

FOOD 

Start the day a healthy way with muesli 

Ingredients 

1/3 cup oil 

2 tblsp honey 

2 cups organic rolled oats 

1 cup wheat flakes 

¾ cup all bran or bran flakes 

1/3 cup sunflower seeds 

1/3 cup pumpkin seeds 

pinch of salt 

½ cup dried apricots 

½ cup dried papaya 

½ cup dried mango 

½ cup dried pineapple 

½ cup Brazil nuts 

a few figs or dates 

Pre-heat your oven to 

150 deg C. 

Roughly chop the dried fruit 

and nuts and set aside. In a large 

bowl combine the oats, wheat 

flakes, all bran or bran flakes, 

sunflower and pumpkin seeds 

and the pinch of salt. 

Soften the honey and mix with 

the oil. Stir into the dry ingredients 

until thoroughly coated. 

Cover a baking tray with baking 

paper and spread the mixture 


evenly over it. Place in the centre 

of the oven and bake for six or 

seven minutes. Remove from 

the oven and give it a good stir 

around. Return to the oven and 

bake for a further five or six 

minutes. 

Remove from the oven and 

stir in the fruit. Place back in the 

oven for another minute or two. 

Take it out of the oven and leave 

until completely cold before 

storing in an airtight container. 

(Makes about nine cups). 

Bircher muesli 

Named after Swiss nutritionist 

Dr Bircher-Brenner, this raw 

muesli is left to soak overnight 

in fruit juice to create a scrumptious, 

creamy concoction which 

is enhanced by the addition of 

fresh fruit and yogurt just before 

it is eaten. It is a delicious way to 

start the day. 

The following recipe will make 

enough for about six servings, 

once you have added all the 

fresh fruit and yogurt. 

You can use a flavoured 

yoghurt but the tang of a plain 

unsweetened yoghurt compliments 

the sweet fruit and 

creamy oats nicely. Replace the 

orange juice with milk if you 

prefer a creamier muesli. 

Ingredients 

1 cup rolled oats 

½ cup desiccated coconut 

1/3 cup dates 

1/3 cup dried apricots 

1 dsp honey 

1¼ cup fresh orange juice 

To serve 

2 bananas 

1 apples 

1 orange 

plain yoghurt 

Wash and roughly chop the 

dates and apricots and mix with 

the oats and coconut. Add the 

honey and orange juice and stir 

well to combine. Cover tightly 

and place in the refrigerator 

overnight. 

In the morning, grate the 

apple, skin and all, and mash 

the bananas. Stir into the oat 

mixture along with a few tablespoons 

of yoghurt. You can also 

add fresh fruit such as an orange 

and milk if you wish. 

If you just want to make one 

serving at a time, you can mix 

together the oats, coconut, dates 

and apricots and store them in 

an airtight container. 

That way you have the start 

of a delicious breakfast that 

just needs orange juice and a 

little honey for the overnight 

soak and the fruit in the 

morning . . . yum.

registered qualification in their field 

and open the door to a wide range of 

employment opportunities.

Port is complex on the palate

PORT IS a fortified wine from 

the Douro Valley in northern 

Portugal. 

Its history dates back more than 

300 years to the wars between the 

English and the French, which 

curtailed the supply of wine from 

France. 

Enterprising English merchants 

began looking further afield and 

began shipping the dark and powerful 

wines from Portugal. 

To maintain the wine’s freshness 

and stability on the journey 

to England, brandy spirit was 

added to the barrels of wine - its 

higher alcohol affording greater 

protection against spoilage. 

At some point, brandy spirit 

was added to the still fermenting 

wine, and port was born. 

The grape must (the mix of 

grape juice and grape skin) is run 

into fermentation vessels, with 

fermentation allowed to proceed 

for barely a couple of days. 

The addition of neutral spirit 

then kills the yeast, arresting fermentation 

and thus retaining the 

natural grape sugars in the wine, 

while also extracting colour and 

flavour from the skins. 

In the final wine, spirit makes 

up roughly 20 per cent of the volume, 

leading to an alcohol level 

ranging from 18-20 per cent. 

Tawny ports take their name 

from the colour of the wine, 

resulting from ageing and controlled 

oxidation of the wine. 

Unlike the boldly fruit-driven 

Ruby, LBV and Vintage styles, 

Tawny styles offer mellow, nutty, 

“rancio” characters, classically 

paired with nuts and blue cheese, 

or contemplatively sipped by 

themselves.

spices/clove, walnut with a 

sherry-like hint. 

This offers a sweet golden 

syrup-like character with toffee

The overt sweetness pares back 

with aeration, while crispness 

grows, bringing this into a nice 

place.

than fruit.

Bonfire smoke, charry notes, 

burnt toffee, boot polish, spiced 

fruit. Creamy and viscous, 

mouthfilling, there’s sweetness

As it opens up, there’s stewed 

plums, berryfruit and sultanas, 

flowing to a smoke and walnut 

accented close. 

I may be curmudgeonly on my 

rating, but I find the burnt/charry 

elements dominating.

Rating: Excellent to outstanding 

Subtle yet attractively expressed 

nose with toffee, walnuts, 

spices and fruit cake, a little wood 

smoke with time. Sweetness 

initially, but drier overall with

the palate adding nuts, spices and 

dried fruits. 

There’s excellent complexity 

here with time adding a rancio 

nuance. Nicely balanced, rich, 

mouthfilling and full of appeal.

West Melton 

Keeping pets safe and healthy 

over the holiday season 

It is thanks to the “awesome community support” that 

the West Melton Vet Centre has grown over the last three 

years, says owner Dr Jacoba Vaessler. 

She also acknowledges the support of her fellow vets 

Dr Rachael Hunt and Dr Teresa Moore, head nurse Sarah 

Findlay, and nurses Emma Mackay, Lucy Johns and 

Nikita Summerfield, who keep the practice humming 

along. 

Heading into the ‘silly season’, the team encourages 

people to get their animals’ vaccination status up to date 

as needed before taking them to the kennels or cattery, or 

travelling with them around the countryside. 

To keep your animals safe and healthy during the 

summer months, they advise there are several things to 

look out for: 

Bee stings – have some antihistamines on hand, 

especially if you are going to be in rural areas and not 

close to a vet practice. Talk to your vet about what you 

should take with you. 

Prevention of heat stroke when driving or during the 

day – ensure there is plenty of water and shade available. 

Animals tend to lie in the car’s shade, so when getting 

into your car make sure there are no animals under the 

wheels before driving off. 

Grass seed season is starting up, causing a few 

problems. These range from itchy skin that will need a 

good bath to some animals needing medication to get 

through this stage of the season. Also be on the lookout 

for grass seeds penetrating the skin, especially between 

the toes. For long-hair breeds it is best to shave this area 

to ensure seeds don’t get missed. 

There are often fireworks being let off during the 

holidays, which can cause stress, so talk to your vet about 

how to ensure your pet stays healthy and anxiety free. 

The vets also see more animals being hit by cars during 

this season, so they ask owners to please keep animals 

on leads when walking and ensure gates are closed and 

fences are secure so they can’t get out. 

And remember, the earlier you get a sick pet in 

to the clinic the quicker it will recover, plus the 

cost will be lower. Always call if you are 

uncertain.

Get the best out of your basil 

THERE ARE a couple of plants 

where growers regularly report 

that they find a little tricky to 

grow. Coriander is one. Watermelon 

is another. Another is basil. 

Basil is such a great plant to 

have on hand. And there are so 

many different varieties available 

to try. 

Get the best out of your basil 

and move it off that ‘tricky to 

grow’ list. 

Basil loves the heat. Look for 

the sunniest spot in your garden 

and that’s where you should put 

your basil. 

If the sunniest spot at your 

place is in your home (for example 

by a kitchen window), then 

try growing your basil there. Basil 

grows really well in pots and can 

easily be kept inside. 

When you’ve found the right 

spot to grow it just dig a little hole 

and plant. If you’re growing it in 

a pot use a good, general potting 

mix. 

Pick it regularly. If you don’t 

pick it quick enough it might start 

to go to seed. If it does, just pick 

off any developing flower heads 

to encourage it to stick to leaf 

growing. 

Next, basil needs water but its 

very important you don’t overwater 

it. Water it when you plant 

it and then water it regularly to 

encourage lots of leaf growth. Let 

it dry out between waterings – 

don’t let it stay wet. 

Don’t just stick to sweet basil 

– try growing cinnamon, Thai, 

lemon, or one of the other varieties. 

A good way of sampling the 

other varieties is by getting a 

mixed basil bundle which will 

include a selection of some of the 

different basil varieties. 

If you do all of the above, basil 

will quickly move to your list of 

favourite, low-maintenance, easycare 

plants.

Another long weekend is upon us and there are still 

plenty of things to keep us busy outside. Planting 

out veggies, weeding and mulching and preparing 

the outdoors for entertaining are all on the ‘To Do’ 

list for this month. 

Tomatoes 

General rule of thumb in Canterbury is that you can plant your tomatoes 

outside from Show weekend. You can get on to this task now and if you have 

started them inside, they will be keen to get into a bigger pot or garden bed. 

As tomatoes require a lot of nutrition of grow, pop in some tomato fertiliser 

before planting and then feed every 4 weeks until the season ends. Once 

your plant is in fruit make sure you cover them as birds just love those big 

plump red tomatoes as much as you do. Cut off their laterals (these are the 

bits that grow out from the main stems), as this keeps the plant healthier 

and the nutrients go into producing the main fruit.

BMW M235i – it’s all in the name 

THE LENGTHY name lends 

itself to all manner of vehicle 

types. 

The car I’m referring to is 

BMW’s M235i xDrive Gran 

Coupe, also described by BMW 

as a fastback sedan. 

That’s quite a mixture, so I’ll refer 

to it simply as the M235i, and 

in reality it does cover all those 

bases, its compact four-door 

sedan concept does have coupetype 

styling. 

What’s more, because it carries 

an M badge it is a performance 

car which squarely sits in the 

sport sedan category, and you’d 

expect nothing less from BMW, 

the M235i is a car which tugs 

at the senses, oozing style with 

its low, sleek shape, and it has 

performance to envy through a 

225kW engine. 

The M235i’s design is curvy yet 

aggressive, it has a shape which 

lures comment and desire, yet it 

also has practicality which doesn’t 

always present itself with coupe 

designs. The latter is particularly 

noteworthy, there is easy entry 

and egress up front, the doors 

aren’t overly wide so they aren’t a 

nuisance in close confines, while 

there’s also the benefit of reasonable 

leg room for those who are 

confined to the rear seats. Also, it 

must be said that the boot space is 

cavernous, it runs deep to the rear 

seats and is easy to load. 

At the other end sits a heavily 

boosted turbocharged fourcylinder 

engine. Herein, lies a 

bit of a surprise, in contrast to 

BMW’s decades of longitudinal 

engineering preference, it sits 

transversely in the engine bay. 

Drive is effectively channelled 

through to the front-wheels, until 

xDrive automatically engages 

drive rearwards when slipping up 

front is detected. 

Not only is the engine powerful 

up the top end, there is also a 

hefty 450Nm of torque to experience, 

the combination results in 

a solid punch when the accelerator 

is given some weight, there is 

an exhaust bark and throb that 

sounds delightful, especially in 

sport mode where the decibels are 

increased markedly. 

The M235i is fast for a 2-litre car. 

It will scorch to 100km/h from a 

standstill in 4.8sec, and will lunge 

through an 80km/h to 120km/h 

overtaking manoeuvre in 4sec 

thanks to a strong turbo surge and 

high mid-range torque output. 

The gearbox is a traditional 

eight-speed automatic and it can

be manipulated through steering 

wheel-mounted paddle shifters. 

Between the engine and transmission 

the M235i stands out for 

solid performance through the 

rev band and, of course, there’s 

always a gear on hand, there’s 

never a feeling that the transmission 

is not in a suitable ratio. That 

is the benefit eight-speeders offer, 

the gaps between ratios are close 

allowing the engine to work in its 

optimum range. 

Of course, the M235i doesn’t 

need to be driven aggressively, but 

when it is it feels strong, akin to 

the performance aspect of BMW. 

However, at city speeds it is docile 

and feeds power gently so that 

stop-start traffic is relaxing. 

It is also relatively fuel efficient 

given there is a lot of excitement 

under the bonnet. According to 

BMW the M235i can achieve a 

combined cycle rating of 7.6-litres 

per 100km. My time with the test 

car resulted in a 9.4l/100km average 

which wasn’t that far distant, 

along with a 5.2l/100km highway 

cruise figure with the engine 

turning over very relaxed at just 

1750rpm at 100km/h. 

Even though the M235i is effectively 

front-wheel-drive it has 

natural handling along with steering 

that is weighted perfectly to 

pick up every nuance of the road 

surface so that the driver understands 

the handling characteristics 

and how the car is behaving. 

BMW is strong on safety, the 

electronic devices which control 

traction are there so that the entire 

car stays stable under power. 

However, the chassis is so advanced 

that the car doesn’t rely on 

the safety devices, it can be driven 

hard yet grip is rarely challenged.

have a solid tenure with the road 

and, what’s more, they are quiet 

and have a remarkable amount of 

absorption through the narrow 

sidewalls so that ride comfort isn’t 

overly compromised. 

The spring and damper rates 

within the fully independent 

front-strut/rear multiple link 

set-up default to a comfort setting 

but are adjustable to the driver’s 

command through a series on incabin 

push-buttons. 

The M235i is a true driver’s car 

and rewards with its lithe and 

nimble nature and don’t forget it 

has the glitz to go with the glamour, 

it has all the major specification 

ingredients in the first 

instance, along with an extensive 

option list. 

At $91,400 it does carry a 

premium price, but what that 

doesn’t take into account is that 

along with its title it is more than 

one car, every drive is a rewarding 

experience, and no matter 

whether you drive it soft or hard, 

it always feels so good to be in.

Tips for first home buyers 

Struggling to get on the property ladder 

and feeling fed up? You’re not alone. Real 

Estate Authority (REA) research has found 

that more than half of all first home buyers 

– even the ones who successfully buy a 

property – find the process stressful and 

overwhelming. 

“We know it’s hard for people when 

they’re trying to buy their first home – it’s a 

complex legal process and a huge financial 

deal. We want to empower them to feel 

more confident and in control when they’re 

making such a big decision.” 

1. SORT OUT YOUR FINANCES 

You’ll already know that saving is a big 

part of getting ready to buy, but do you 

know what else you need to do? 

Getting financial advice from a qualified 

advisor could be a useful step in your 

planning. Owning a property means 

you’re responsible for all the maintenance 

and repairs – and for paying rates and 

insurance. Owning an apartment may also 

mean you need to pay body corporate fees. 

These costs can be a bit of a shock to the 

system if you’ve rented for a long time. 

“It’s also a good idea to get conditional 

pre-approved finance arranged so you can 

move quickly when you spot a property 

you really like. Having conditional preapproval 

lets you know the price range you 

can buy in and it shows agents and sellers 

that you’re a serious buyer. It’s also crucial 

if you’re planning to bid on a property at 

auction.” 

Don’t forget to explore ways that 

you might be able to get help from the 

Government. There are various forms of 

assistance available if you’re a KiwiSaver 

member, buying in certain areas, want 

to buy a former Housing New Zealand 

property or are Māori and want to live on 

your ancestral land. 

2. NEEDS VS WANTS 

Many first home buyers discover a big 

gap between what they’d like to buy and 

what they can afford when they first start 

looking. 

“Sit down and write a tight list of what 

your absolute must-haves are, then work 

out what you’re willing to compromise on”. 

If you’re thinking about pets and 

children arriving in the short-to-medium 

term, think about how these will change 

your needs. Will you need to be near to 

childcare or schools? Will you need a 

fenced property? 

“If you’re the sort of person who likes a 

good list, we’ve got a useful ‘researching the 

property’ checklist on settled.govt.nz that 

will help you keep track of all the questions 

to ask about a property. This is especially 

useful if you’re looking at more than one 

property at a time.” 

3. DO YOUR HOMEWORK 

Don’t let your desperation to find 

somewhere blind you to a property’s faults. 

“Do as much research as you can about 

a property,” that means getting a lawyer 

on board to make sure all the paperwork 

is in order and to help you understand if 

there are any issues. We also recommend 

getting a qualified building inspector who 

has professional indemnity insurance to 

prepare a comprehensive report on the 

property.” 

If you’re worried about paying for this 

kind of report before you make an offer 

(due to a lack of time or funds), you can 

make them a condition of your offer. 

Remember that paying for good advice is 

an investment that will buy you more peace 

of mind than a quick once-over by a mate. 

4. RECOGNISE YOUR LIMITS 

Buying a ‘doer-upper’ is a Kiwi tradition, 

especially for first-home buyers, but we’re 

not all blessed with the right skills. Factor 

this in before you make an offer on a 

‘renovator’s dream’. 

“Be honest with yourselves about how 

much DIY you can really do, especially if 

you’ve got pets and kids”. 

“Getting professionals in to help will 

cost more, but it will also make the process 

faster. It may also be better in the long term 

when it comes to selling the property if any 

work has been done properly with the right 

consents.”

Can I trust a seller’s building report? 

If you’ve been to an open home recently, or 

been browsing the ‘for sale’ adverts, you might 

have noticed that some sellers put together 

information packs for potential buyers. These 

sellers will know that researching a property 

takes time and money, and they don’t want this 

to be a barrier to a successful sale. They believe 

that providing information like a LIM (a Land 

Information Memorandum from the local 

council) and a building inspection report can help 

busy people get an offer on the table. This is great 

in theory, but you need to tread carefully all the 

same. 

If, for example, a real estate agent or seller 

gives you a LIM for the property, check carefully 

when it was prepared. A LIM is a summary of 

all the current property information held by the 

different departments at a council at the time. It 

contains details of council consents for any work 

done, how much the rates are and information 

on any geographic hazards that might have an 

impact on the property, such as subsidence. Bear 

in mind that this information can be reasonably 

general – the LIM for most houses in Wellington 

will say that they’re located in a high wind area, 

for example. If the LIM is dated a couple of weeks 

ago, it’s safe to assume it’s reasonably up to date. 

If it’s dated a year ago, it’s a good idea to make 

further enquiries. Getting a LIM costs money in 

most areas (prices vary from council to council). 

You can also ask to see the property file held by 

the council, which holds other information about 

a property, like a site map and original house 

plans. 

Building reports are a bit trickier. Using a 

building report provided by the seller (or the 

real estate agent working for them) may seem 

like an easy option in the short term. However, 

if you buy the property and then find problems 

with it that cost a significant amount to fix, you’re 

not protected by the building report because the 

inspector’s contract is with the seller, not you. The 

Real Estate Authority (REA) recommends using 

an accredited property inspector who complies 

with the New Zealand building inspection 

standard 4306:2005. Their written report will 

identify any current defects as well as highlight 

any urgent and long-term maintenance required. 

Look for someone who has a good level of 

indemnity insurance, as this will protect you if 

you buy the property and then find you need to 

fix something that wasn’t in the report. Building 

inspections do come at a cost, but we think it’s 

worth it to be sure that you’re fully aware of what 

you’re signing up for. Depending on the age of the 

house you’re looking at don’t necessarily expect 

a thin report saying there are no issues. Many 

wooden houses in New Zealand are over 50 years 

old and there will be things the inspector needs 

to point out. Make sure you understand what 

normal age-related matters are (that may not be 

major issues), compared to significant repairs 

needed in the short term to fix a problem. The 

report you receive should separate these things 

out - if it doesn’t, then ask the inspector about the 

difference. 

If you end up with a report with a lot of 

information about the property it doesn’t mean 

you should walk away. Instead, see it as giving 

you the opportunity to know what you’re buying. 

Doing this before you make an offer means you 

are fully aware of what the property may need to 

have done to it and your offer figure can reflect 

that. However, if you don’t feel comfortable 

paying for a building report before you make 

an offer, you can make a property inspection a 

condition of your offer. Like most things in life, 

buying a property will go more smoothly if you 

put the work in. If a short cut seems too good to 

be true, it usually is.

time to sell 

Tony Quale of Property Brokers says if you’ve 

been considering selling up, now is the time. 

With record sales around the country and 

demand outweighing supply, Selwyn is firmly 

on track for a bumper summer of hot property. 

Selling property during a 

pandemic 

Right now, the property market is crazy. 

Sales are solid and there are plenty of cashedup 

buyers ready to pounce. And they aren’t 

just investors, they’re moving from around 

the country—Auckland, Nelson, Dunedin— 

because they see the value they’re getting. In 

some cases, property is two or three times more 

affordable than their home city. The pandemic 

has also shown that you can work from 

anywhere these days, so living away from your 

workplace is more realistic. It’s a seller’s market; 

supply is tight with around 300 properties 

currently for sale, down from around 450 the 

same time last year. 

Auctions are win-win 

2019 was a steady market. There was plenty of 

houses, plenty of choices and it wasn’t unusual 

to have plenty of offers (especially for the cream 

of the crop) and it could take at least six weeks 

to find the right buyer. Fast-forward to 2020, 

and houses in Selwyn are frequently under offer 

in about three weeks. Tony says: “Auction is 

proving a great option for sellers at the moment. 

Buyers love the transparency; they like seeing 

the competition in the room.” Buyers can also 

feel disadvantaged by deadline treaty and feel 

like they’re buying blind when they don’t know 

where to pitch their price. 

Advice for buyers and sellers 

Selwyn is likely to remain insulated from any 

major market shifts—interest rates will probably 

stay low for some time, regional infrastructure 

is solid, and thanks to a successful rural sector, 

employment opportunities are stable. Tony is 

expecting it to stay as a seller’s market until the 

new year and says to potential buyers: “Educate 

yourself. Go to property buying seminars, 

get your finances in order, go to a lot of open 

homes and work with a broker or agent that you 

trust. And if you’re selling, now is a great time 

to extract capital from your house and downsize 

or reduce your mortgage.
