soon be rented out, creating a revenue stream for the<br />

85% of buyers in Verdeco Park are from the <strong>Selwyn</strong><br />

area, and are usually those who are onto their 3rd or<br />

4th homes. There are also some overseas returnees,<br />

and rural farmers who are looking to downsize but<br />

aren’t prepared for a full city move.<br />

What to look out for<br />

Whether you’re using a home build company on<br />

a smaller lifestyle section or using an architect and<br />

private builder for your custom dream home, there<br />

are things you still need to consider. Most important<br />

are the services available to your boundary—power,<br />

water, and waste. Lifestyle blocks typically have a<br />

longer distance from house to boundary as well, so<br />

you may need to budget for eco pumps to remove<br />

your waste. In Verdeco Park, you’ll also get broadband<br />

whereas other developments might only offer the<br />

copper network. If you’re making the jump, you’ll<br />

already have a good idea of what you want, just<br />

make sure you check what’s already there and what<br />

you still need. And be sure to keep adequate budget<br />

for landscaping—there will likely be rules around<br />

completion that you need to follow—and adhere to<br />
