The Public Bread Buffets have been renewed.<br />

The municipality of Alanya has renewed 12 bread sales<br />

outlets in the city center and 31 in the neighboring areas.<br />

The style of the new outlets reflects the architecture of<br />

old Alanya houses and the electricity is provided from<br />

solar energy panels placed on the roof.<br />

Some 15000 to 20000 pieces of bread are sold on a daily<br />

basis.<br />

Several times a year Alanya municipality<br />

is publishing a magazine<br />

named "Alanya Bülten" where they<br />

inform about new projects and happenings<br />

in the local area.<br />

Unfortunately the magazine is in<br />

Turkish only so we have handpicked<br />

the most relevant and important<br />

stories and will publish them over the<br />

next couple of weeks.<br />

Opening hours are 07:00 - 19:00 and both locals and<br />

tourists are welcome as customers.<br />

On the latest issue the new cable car<br />

system is on the frontpage and this<br />

is also where we will start our tour of<br />

the magazine.<br />

The cable cars are expected to open<br />

soon, and it seems like it will be only<br />

slightly delayed.<br />

The budget of the project is 19 million<br />

Turkish Lira and the system with<br />

its 17 cabins is expected to carry a<br />

maximum of 1130 people from the<br />

Damlatas Beach to the castle area<br />

per hour.<br />

Alanya is famous for many things but most of all<br />

the long stretches of beautiful, sandy beaches.<br />

No matter if you want an action packed beach<br />

or your own deserted Robinson Crusoe beach<br />

you can find it in and around Alanya.<br />

When investing in a holiday home one of the<br />

most important questions to ask yourself is<br />

how close to the beach you want to live.<br />

Obviously everyone likes to live as close to the<br />

beach as possible, but beach front properties<br />

are also more expensive and often in more<br />

crowded area.<br />

We have therefor asked our customers exactly<br />

that question: What is the maximum distance<br />

to the beach your holiday home should have?<br />

The winner is "less than 1 km" with 44% of the<br />

votes while 28% says they want to be "less than<br />

500m" away.<br />

Interestingly only 8% wants to live "less than<br />

200m" from the beach.<br />

There is a first time for everything. Actually we<br />

never thought it would come to this but here we<br />

go...<br />

What do you think? Is living close to the sea<br />

better or do you prefer the advantages of being<br />

We are posting a picture of some sweet kittens<br />

on our facebook wall. But this is not only to get<br />

cheap likes and comments.<br />

There is actually a story behind.<br />

This morning a member of our sales team had<br />

to evaluate a penthouse. The key was with the<br />

neighbor so we met up with him and entered the<br />

apartment.<br />

To our surprise we found these sweet and<br />

newborn kittens in the bed room on the top floor.<br />

The owner had left a bathroom window open and<br />

mummy-cat had entered and found this perfect<br />

place for her kittens.<br />

Luckily the neighbor is an animal lover and he<br />

promised to find a good solution for the kittens.<br />

Being an estate agent in Alanya is never boring,<br />

every day brings a new surprise<br />

Mondays first event is our morning meeting.<br />

This always goes a little easier when served with<br />

hot coffee, Turkish tea and a fresh simits.<br />

This weeks work plan was agreed upon and luckily<br />

everyone seemed to be fresh and full of energy.<br />

Lets hope it will last all the way through the week.<br />

Understand your Turkish title deed<br />

When purchasing a property the most important<br />

document is without any doubt the title<br />

deed, since it proofs the ownership of the<br />

property.<br />

In this blog post we will take your through the<br />

current procedures for obtaining the title deed<br />

as well as explaining what kind of information<br />

you find on the printed version of the deed.<br />

We also want to point out very clearly that the<br />

printed version of the deed does not hold any<br />

other value than the paper it has been printed<br />

on.<br />

You can see it as a kind of diploma and should<br />

you loose the printed version there will be no<br />

consequences.<br />

Even if someone that you do not trust gets hold<br />

of the printed version of your title deed, it can<br />

not be abused.<br />

The ownership is registered at the land registry<br />

office and it is the information in their computer<br />

systems that are valid.<br />

Until recently the process of obtaining a title<br />

deed was somehow complicated and time<br />

consuming.<br />

Luckily things have improved for the better and<br />

today the process goes as follows...<br />

Via an online system an appointment for initiating<br />

the process is obtained from the land registry<br />

office.<br />

Relevant information such as the public evaluation<br />

of the property, buyer and sellers personal<br />

information etc are collected and handed in to<br />

the land registry office.<br />

The information is then controlled and validated<br />

by the land registry office after which buyer and<br />

seller are informed about the fees related to the<br />

transaction.<br />

Seller and buyer must then pay these fees into a<br />

bank account belonging to the land registry office.<br />

After that the title deed transactions is ready to<br />

be initiated.<br />

This final process takes place at the land<br />

registry office where buyer and seller meet<br />

and sign the relevant documents.<br />

Immediately after signing the information is fed<br />

into the computer system and the transaction is<br />

then confirmed and finalized.<br />

The entire process normally takes 2-4 days.<br />

With the transaction completed it is time to take a<br />

closer look at your title deed.<br />

As you might have noticed it is in Turkish and not<br />

that easy to understand.<br />

This is why we have made this walk-through of<br />

the information that can be found on your title<br />

deed.<br />

1: Information related to the location of the property<br />

such as region, area and city.<br />

2: Photo of the owner. In case there is no photo<br />

on your title deed it does not make any difference.<br />

10: Share of ownership of the common areas.<br />

11: Number of the apartment.<br />

12: Information on seller and buyer.<br />

13: Information about current owner and their<br />

shares.<br />

14: Internal information used by the land registry<br />

office in case the property belongs to an<br />

area that has been joined with another area or<br />

in case there are any claims such as easements<br />

or other on the property.<br />

15: Issuing date of the title deed and reference<br />

number.<br />

16: Internal information used by the land registry<br />

office in case the property belongs to an<br />

area that has been joined with another area or<br />

in case there are any claims such as easements<br />

or other on the property.<br />

17: Stamp and signature of the title deeds office.<br />

Again we want to remind you that the paper version<br />

of the title deed holds no actual value and<br />

that you can easily obtain a new print in case<br />

you have lost your initial version.<br />

3: The land registry numbering and location of<br />

your property.<br />

4: Type of construction, for instance plot or the<br />

number of buildings on the plot.<br />

5: Size of the plot<br />

6: Information showing if the building is a part of<br />

the city plan. Here you should see "paftasinda" or<br />

"planlanadir".<br />

7: Information about the legal status of the property.<br />

Should be "kat irtifaki" or "kat mülkeyeti".<br />

In case it is "kat irtifaki" you should check the<br />

status of the "ferdi iskan".<br />

8: Public valuation in Turkish Lira.<br />

Alanyas new ring road is on its way<br />

The last couple of years Turkey has started<br />

to invest heavily in new infrastructure.<br />

Most notably are the new tunnel and bridge<br />

across Bosphurus in Istanbul and the<br />

construction of a new mega airport that will<br />

replace the existing and already pretty big<br />

Atatürk Airport.<br />

Also in Alanya there are some new projects underway<br />

and one of the most exiting - but not so much talked<br />

about - is the new ring road.<br />

The current ring road is known as the 35 meter road,<br />

presumably because it is 35 m wide. This road starts<br />

at the entrance of Alanya at the Dinek/ Luna Park<br />

area and ends just before the Dim River in Tosmur.<br />

The new road is known as the 50 m road and<br />

construction is on-going as you read this. Interestingly<br />

enough there is not much public information<br />

available about the road, but here is what we know so<br />

The road will start just west of the public<br />

hospital "Devlet Hastanesi" which is approximaetely<br />

where the 35 meter road and the 25<br />

meter road joins.<br />

Construction is being done in two stages. Stage one<br />

brings the road from Alanya to Kargicak, stage two<br />

from Kargicak to Gazipasa.<br />

The start of the road is west of Devlet hastanesi from<br />

where the road will continue via the northern part of<br />

Cikcilli and cross the Dim river on bridge<br />

approximately two kilometers from the beach road.<br />

Immediately after the crossing of the river the road<br />

will continue to Kestel via a tunnel.<br />

The work to excavate the tunnels are currently work<br />

in progress.<br />

After reaching Kestel and Mahmutlar on the<br />

northside of each area the exact path is currently not<br />

known.<br />

But what will this mean to Alanya?<br />

We all know and see ourselves that traffic in and<br />

around Alanya is getting heavier and heavier.<br />

This new ring road will be warmly welcomed and<br />

heavy traffic moving around Alanya will now be able<br />

to do so without disturbing residential areas.<br />

The beach roads will still be busy so apartment<br />

owners living on the first line will still have to live<br />

with quite some noise from the beach road between<br />

Alanya and Kargicak.<br />

But much of the heavy traffic and trucks will now be<br />

moved away and the traffic on the 25m, 35m and the<br />

beach road will surely be less crowded and stressful.<br />

Stage one of the road is planned to open in <strong>2017</strong>, so<br />

we keep our fingers crossed and hope that there will<br />

be no delays.<br />

Getting to Alanya: How to find<br />

the best and cheapest tickets<br />

Discussions about flight tickets and how to<br />

get the best and cheapest deals is always a<br />

hot topic for home owners in Turkey.<br />

Based on our own experience we made this<br />

guide which we hope will prove both useful and<br />

informative.<br />

Where to fly to...<br />

This is quite simple since there are just two<br />

options. Most well-known is Antalya Airport<br />

(Airport code AYT) located 120 km west of Alanya<br />

with newcomer Gazipasa airport (Airport code<br />

GZP and often called Alanya Gazipasa Airport,<br />

Antalya Gazipasa or even Antalya Alanya airport<br />

so be careful not to mix up between these two<br />

airports) located 40 km east of Alanya.<br />

Neither of the two airports has public<br />

transportation in direction Alanya. Instead<br />

several airlines offer free or inexpensive shuttle<br />

services to and from the airport direction Alanya.<br />

Driving a rental car to Alanya will take you<br />

around one hour and 45 minutes from Antalya<br />

airport and 30 minutes from Gazipasa airport.<br />

Conditions of the road is good but you need to<br />

remember that the traffic in Turkey might be a<br />

bit more hectic than you are used to.<br />

Several travel agencies and transfer companies<br />

offers both group and private transfers, which<br />

must be booked before arrival but at a much<br />

lower price than the airport taxis.<br />

Direct or with a stopover<br />

Everyone prefers a direct flight but sometimes<br />

a stopover is necessary. At times reasonable<br />

priced tickets includes a stopover, at other times<br />

there might not be any direct flights from your<br />

home town.

The stopover normally takes place in Istanbul<br />

which has two international airports (currently<br />

construction on a 3rd international airport in<br />

Istanbul has started, but it wont open any time<br />

soon) with the Atatürk Airport being the biggest<br />

and most well-known and the Sabiha Gökcen<br />

Airport being the smaller but still very<br />

well-equipped alternative.<br />

Airlines from Turkey<br />

Several airlines from within Turkey can fly you in.<br />

We all know Turkish Airlines and the name says it<br />

all and the company is by far the biggest player in<br />

the Turkish aviation sector.Alternative companies<br />

are Pegasus, Atlas Jet and Sunexpress which are<br />

all worth checking out.<br />

Airlines from Europe<br />

This list might get pretty long and depend on<br />

which country you live in so we wont mention<br />

any names. Instead lets take a look at how you<br />

find the tickets sold by European airlines.<br />

Regular flights<br />

Many European airlines offer regular flights to<br />

Turkey as a part of their program.<br />

These tickets can either be booked via the<br />

company web sites or found via search engines<br />

that are specialized in finding flights ticket from a<br />

variety of sources.<br />

One of the most popular is www.momondo.com<br />

and also www.google.com/flights does the job.<br />

Charter and package holidays<br />

During low-season ordering a package holiday<br />

which includes both flight, transfer and accommodation<br />

can be cheaper than just ordering the<br />

flight ticket itself.Home owners can take advantage<br />

of this and stay in their own holiday home<br />

instead of the designated hotel.<br />

Flight only<br />

Not all charter companies will sell flight-only<br />

tickets, but some do. Often these tickets will<br />

only be available directly from the company<br />

itself and not via search engines such as Momondo<br />

or Google.<br />

Please be aware that just because a charter<br />

company sell one-way tickets from Europe to<br />

Turkey, they might not sell tickets the opposite<br />

way from Turkey to Europe.<br />

This has to do with rules and regulations.<br />

Checklist for property in Turkey<br />

It is hard not to get tempted by a holiday<br />

home in sunny Turkey close to the sea.<br />

But before you decide to go all in and buy your<br />

own holiday home there are a few but very<br />

important and essential criteria that the holiday<br />

home in question must fulfill.<br />

Type of ownership<br />

Also in Turkey there are different types of<br />

ownership. Make sure that your property is a<br />

owner-occupied property and not part of any<br />

company, joint venture or time-share.<br />

Are a foreigner allowed to own?<br />

Not all properties in Turkey can be sold to<br />

foreigners due to restrictions on location and type.<br />

Make sure that your property can be sold to you as<br />

a foreigner.<br />

Debt<br />

Make sure that no debt or any kind of ipotek are<br />

transferred to your name via the purchasing<br />

contract or transfer of title deed.<br />

Ferdi iskan (habitation certificate)<br />

Make sure that the ferdi iskan of the property is<br />

either already in place or can be easily issued.<br />

Ferdi iskan is connected to another permission named<br />

ön iskan. In case the ön iskan of the complex/<br />

building is not present you must be aware and<br />

understand the consequence of this.<br />

As a general rule you should only buy property in<br />

case the ön iskan is either already in place or can<br />

be issued without any further delays.<br />

Contract of sale<br />

The contract of sale must be thorough and<br />

detailed.<br />

The most important clauses are:<br />

- Terms and conditions for payments<br />

- Hand over<br />

- Guarantees<br />

- Termination of the contract<br />

The title deed as well as seller and buyers ID must<br />

be a part of the contact as attachments.<br />

Make sure that it is always seller himself who<br />

personally signs the contract of sale.<br />

Do not accept that a real estate agent or another<br />

3rd party signs on behalf of seller.<br />

Unless it is clearly specified in the contract all<br />

payments must always be paid directly to seller.<br />

Please note that the above only represents the<br />

absolute most important things to consider.<br />

We also recommend you to always carry out a<br />

detailed check on the property that you are<br />

planning to buy.<br />

From where do the owners come and do they<br />

all-year residence? One is not to be prefered to<br />

the other, but it might be important for the way<br />

you plan to use your apartment.<br />

Daily maintenance<br />

How does the daily maintenance of pool,<br />

elevator and common area work? Does the<br />

caretaker live in the building or is he only visiting<br />

a few times per week? Does that satisfy your<br />

expectations?

Do these have all needed permissions?<br />

Pool<br />

Which periods is the pool open? Some complexes<br />

choose to open the pool only for a few month.<br />

Does that fit into your needs and periods where<br />

Are there already now plans for paint work or<br />

other renovations in the complex?<br />

Not to forget<br />

Do not forget that you still need to control the judicial<br />

status of the apartment including title deed,<br />

the hand over process, habitation certificate (ferdi<br />

iskan) as well as having detailed and thorough<br />

purchase contract from a licensed estate agent.<br />

Drive along the main street/ Atatürk street until you reach the<br />

PTT/ post office. Now continue a few hundred meters until<br />

you have a McDonalds on your left hand and green BP<br />

petrol station on your right hand. Continue 25 meters past the<br />

McDonalds and turn left. Our office is located on the left side<br />

on the second line to the main street.<br />

Drive along the main street/ Atatürk street direction city<br />

center. After passing first Damlatas Aqua Park you will shortly<br />
