Fix those minor defects<br />
<strong>Star</strong>t out front, cleaning, clearing and decluttering<br />
the yard to make a good impression on buyers.<br />
It’s a rare house that doesn’t have<br />
defects. Even newly renovated ones can<br />
have features that detract for buyers.<br />
But there are ways for sellers to deflect<br />
attention from them without pretending<br />
they’re not there. <strong>The</strong> three main ways<br />
of dealing with defects are:<br />
1. Fix them.<br />
2. Draw the eye away from them.<br />
3. Use them as a selling point.<br />
Simple defects can be fixed easily.<br />
<strong>Star</strong>t out front. Overgrown bushes can<br />
be trimmed, or replaced with a few<br />
matching plants, old fences and front<br />
doors can be painted or stained, and the<br />
paths cleaned.<br />
Do this even if a property is a do-up.<br />
You want to give the impression that<br />
buyers can move into the house and<br />
chip away at the work in their own time.<br />
If you have time and money, paint<br />
sills and eaves using accents.<br />
Inside, the first thing buyers see is the<br />
hallway, which can be brightened up<br />
with a lick of paint. <strong>The</strong> neutral<br />
paint trick can also be used<br />
to paint over dated wallpaper,<br />
completely changing the look<br />
and feel of a tired house.<br />
Bathrooms and kitchens are<br />
important to buyers, and the eye<br />
settles on vanities and benches.<br />
<strong>The</strong>se can be resurfaced relatively<br />
quickly to give a modern look.<br />
If the seller can’t repaint or<br />
tile the bathroom bring in high<br />
quality matching towels, which<br />
become a feature in the room<br />
and draw the eye from the less than<br />
desirable walls and features. Nice vases<br />
and flowers will do the same.<br />
Replacing handles and knobs to<br />
draw attention away from the units<br />
themselves. This reduces the number of<br />
“I have to do this” thoughts in potential<br />
buyers’ minds.<br />
Drawing the eye away from a<br />
multitude of sins is exactly the thing to<br />
do.<br />
If you see an empty house the eye<br />
always goes to marks on the carpet<br />
and walls and this will lower the price<br />
expectation.”<br />
Drawing the eye to the furniture and<br />
furnishings, creates better flow, and de<br />
cluttering makes buyers feel the home<br />
would be a nice place to live in.<br />
Finally, good old fashioned elbow<br />
grease is essential in all properties<br />
to remove those sins that are simply<br />
cleanable.<br />

reconstruction of North Avon<br />
Rd in January which has since<br />
left busine ses stru gling to<br />
bring customers into their stores.<br />

want to go, but because of the<br />
roadworks the busine s has<br />
suffered a “huge decline.”<br />

catch the bus betw en New<br />
Brighton and Burw od Hospital.<br />
Environment Canterbury has<br />
prepared an “alternative option”<br />
in its draft Long Term Plan after<br />
public o posed its original plan<br />
to axe six of its lowest performing<br />
bus routes.<br />
But a new route combining the<br />
135 Burw od Hospital and 150<br />
<strong>The</strong> Palms bus routes is pla ned<br />
to terminate at Taiora: QE I Recreation<br />
and Sport Centre.<br />
It means the 135 Burw od Hospital<br />
route wi l no longer travel<br />
into New Brighton.<br />
Cu rently the bus service runs<br />
from Prestons Rd through to Burw<br />
od Hospital and along Beach<br />
Rd to Marine Parade.<br />
<strong>The</strong> proposed change has b en<br />
met with o position. New Brighton<br />
resident Hilary Wilson said<br />
the pla ned route change would<br />
be “te rible” as she always found<br />
the bus convenient, particularly<br />
when she had a knee replacement<br />

10 in what she described a<br />
“precious experience.”<br />

as a mother – the<br />
agendas and i sues<br />
in our ward have<br />
become a lot more<br />
personal now.”<br />

the former Kendal Sch ol in<br />

Robin and I have fond memories<br />

cro s-country event, using<br />
an obstacle course which<br />
involved ducking, diving and<br />
ge ting mu dy.<br />
<strong>The</strong> Grit Cha lenge was<br />
the idea of a parent who<br />
works for a scaffolding<br />
company and involved a<br />
technical run including two<br />
cro sings, jumping a fence,<br />
tu nels, poles, large ba rels<br />
and several mud-based<br />
obstacles.<br />
<strong>The</strong> pupils climbed up a<br />
four-level scaffolding feature<br />
and jumped off into ma ting.<br />

around the city.<br />

Environment Canterbury staff<br />
prepared an “alternative option” to<br />
the proposal in its draft Long Term<br />
Plan that would axe the six lowest<br />
performing bus routes fo lowing<br />
“overwhelming” public o position,<br />
a spokeswoman said.<br />
Those routes included the 535<br />
and the 145 Westmorland to<br />
Eastgate.<br />
<strong>The</strong> solution is a modification<br />
of the six routes proposed to be<br />
disestablished – with frequency<br />
changes, the combining of two<br />
routes, extension and re-routing of<br />
others.<br />
But as part of the proposal,<br />
there would not be a service<br />
trave ling down Linw od Ave,<br />
through Fe rymead and Mt<br />

in our ward have<br />
become a lot more<br />
personal now.”<br />
Sebastian is also<br />
the first grandchild<br />
of both sides of the<br />
family, “so he is<br />
ge ting a lot of love<br />
and a tention,” said<br />
Mrs Chen.<br />
<strong>The</strong> couple first<br />
met while at primary sch ol at<br />
the former Kendal Sch ol in<br />
Harew od.<br />
“We are rea ly ha py that we<br />
have ended up se tling back at<br />
Harew od and that we wi l be<br />
raising Sebastian here. Both<br />
Robin and I have fond memories<br />
growing up in this area,” she said.<br />

welcome a child this term, with<br />
Jamie Gough’s wife, Jasmine,<br />
giving birth to their first child in<br />

A six-month study shows the<br />
population has fallen dramatically<br />
since a 2012 survey, from<br />
around 400 per sq m to between<br />
50 and 80 per sq m in some<br />
areas.<br />

sustainability of estuary shellfish<br />
beds – an important feeding<br />

per day is too high and needs to<br />
be reduced or even a ban put in<br />
place, Ms Hampson said.<br />
Auckland’s limit is 50 per person<br />
per day, which she believes<br />

Christine Wilson has died after a<br />
short illness.<br />
“Lyttelton has lost one of its<br />
best and dearest,” said friend and<br />
board member John McLister.<br />
“Christine was a jewel. She loved<br />
her community, selflessly dedicating<br />
her life to public service.”<br />
Ms Wilson was the sister of<br />
former All Blacks Graeme and<br />
Stephen Bachop and mother to<br />
former All Blacks Nathan and<br />
Aaron Mauger, who now respectively<br />
coach at the Sunwolves<br />
and Highlanders Super Rugby<br />
franchises.<br />
Aaron Mauger remained in<br />
Christchurch at the weekend as<br />
his team played in Brisbane.<br />
Banks Peninsula city councillor<br />
and Deputy Mayor Andrew<br />
Turner said he was saddened to<br />
hear of her death.<br />
“My thoughts are with her family<br />
at this time,” he said.<br />
Ms Wilson had been a highly<br />

intended victims he will harm<br />
their families if they don’t pay up<br />
may face a bigger problem than<br />
the law – gangs.<br />
Police have received 19 complaints<br />
from Christchurch people<br />
targeted by the sinister scam. It<br />
involves phone<br />
calls and texts to<br />
victims who are<br />
told the caller is<br />
from the Mongrel<br />
Mob, Highway 61<br />
or Black Power.<br />
Pay up or your<br />
family members,<br />
including elderly<br />
parents, will be<br />
attacked, the caller says.<br />
But it appears the con man is<br />
not connected to the gangs, just<br />
using their names to put fear into<br />
the intended victims.<br />
Canterbury University criminologist<br />
Greg Newbold said yesterday<br />
the gangs would be “filthy”.<br />
“All I can say is he’s got a death<br />
wish,” he said.<br />
“<strong>The</strong>y will be absolutely p***ed<br />
off. Anybody who impersonates<br />
a gang member is committing a<br />
serious crime against the gang.”<br />
Prof Newbold said the perpetrator<br />
could get a “hiding” for that<br />
