Believe it or not - we have had snow
weather in Alanya. The snow was most clear
in the center as well as on the mountain side
behind Alanya.
Even though the snow didn’t stay that long, it
was still a beautiful and different sight.
A big congratulation to team Finland who
beat Russia 2-1 in the final of the men’s ice
hockey tournament at the Olympic games
2022 in Beijing.

Sorry, we mixed it up!
Over the next few weeks, we have a major
remodel going on here at the office.

Women’s Day with a Great Concert.

Raki & Fish
Popular among Turks is the combination of fish and the local drink
raki. Raki is an alcoholic drink with anise taste, like ouzo or French
pastis pernod. On the table you will also see a lot of starters.
All the fish is of course fresh and daily.

A quick hello from 2Base!
A few minor updates have recently been
made to our website.
Many of them are not directly visible since
they have to do with what goes on behind the
scenes of the website, so to speak.
Luckily there are also a few changes that can
be seen :-)
Among other things it is now possible to see
only the units that have a video presentation.
This is done by selecting ”Properties with
video” or ”Complexes with video” in the main
menu under ”Search property”.
Also our ”About Us” page containing information
about our history as 2Base and who we
are has been updated.
Among other things, we have been searching
our photo archive and found some nice, old
photos.
So check out the updates and the photos starting
from way back when our company was
first founded.
With the situation in Ukraine in mind, we have
also chosen to include a small text about our
position on recent events.
It goes like this:

Thank God it now looks like most fires are
under control, after a huge extinguishing and
cooling work. Thousands of firefighters and
volunteers have been busy the past 14 days
and they have managed to control the fires
around the towns and villages in most places.
There are places like this. ex in Manavgat
where people have lost their houses, their
crops as well as their animals and it’s quite
terrible. You have probably seen the pictures
on Facebook and in Ekstra Bladet, where
houses and areas are burning.
Now the reconstruction of this begins, even
though it’s not something you just do. But
many local volunteers, Danes and tourists are
involved in this.
There are many collections, both by private on
Facebook but also municipal collections where
you can donate money or things to the victims
of burning. You can find a lot more about this
on Facebook in the different groups, and we
know several who have donated money and
even furniture to the vulnerable areas.
The annual Aspendo International Opera and
Ballet Festival kicks off tomorrow
The opera will be held in Aspendos which is
about 100 km from Alanya. You can experience
opera and ballet here in the old amphitheater,
and should be a great experience.
Tours from Alanya are sold so you don’t have
to drive there yourself, but you can also rent a
car and drive there yourself.
The municipality of Alanya also supports of
course where they can, and they send food,
water, shoes and clothes to the vulnerable
areas.
A big thank you to all the volunteers and
people who donated, even a small donation
means a lot. And a big thank you to all the firefighters
and people who have fought the fires
all over Turkey.

Turkish desserts.
Baklava is a Turkish dessert which is very
popular among the locals, it comes in many
different flavors but the most popular one is
with pistachio nuts, however, common to all of
them is that they are very sweet.
However, there is another very special one
who is hardly as sweet called Künefe.
Künefe is a dessert that contains melted
cheese, sweet syrup and Kadayif noodles. It
may not sound so delicious but it is, it should
be enjoyed very warm and with cold vanilla
ice cream next to it.
Flamingos have begun to come to Salt Lake,
the largest natural breeding colony in the
world for these birds.
As the weather gets warmer, tens of
thousands of flamingos every year come to
Salt Lake, located on important migration
routes in the central Anatolian province of
Aksaray. The lake offers unique feeding,
incubation and nursery opportunities for
flamingos.
Flamingos migrate to warmer regions after
being hosted in the lake from September to
October.
Last week was the biggest holiday week in
Turkey and Alanya was filled with Turkish
“tourists” from all corners of Turkey.
It put a lot of pressure on both beaches,
roads, restaurants and not least the hotels,
which were all full. You could experience
people sleeping in parks, on the beach and in
their cars during the week, and local authorities
estimated there were about 1.5 million
people in the city.
A good sign of the start of summer is when
the Musmula trees are full of fruits. For those
of you who haven’t tried Musmula, then it’s
yellow plum which tastes a little sweet and
sour. It’s also called the Maltese plum, and
you can find the trees all around Alanya.
Most people prefer to eat them when they
are overripe and are like many other fruits
healthy and have lots of vitamins A and B.

Gelidonya Lighthouse
and Lycian Way
This place, which is approximately 250 km away
from Alanya, is also known as ”Gelidonya Cape” or
”Kırlangıç Cape”.
This lighthouse was built at an altitude of 227
meters and it is the Turkey’s highest lighthouse.

It is possible to reach here by car up to a point.
But after this point you have to leave your vehicle
and continue by walking.
The Karaöz-Adrasan track, known as the ”Lycian
road” passes here.
Lycian Way’’ is a walking route created with the
paths in the Teke peninsula.
It has been chosen as one of the 10 best walking
routes in the world. The length of it is 535 km.
You will come across unique views along this way.
The road is stony and difficult. That’s why you
should have water with you.
This area is also known as the camping area. There
are camping areas almost everywhere around
Adrasan and Olympos region.
You can follow the signs to reach the region.
There are no shops like markets here. So it will be
a good idea to bring food and drink with you

Hello from the year of 2022
A new year has gotten off to a good start and
times flies all by itself.
The year has started just as busy as it ended.
Those who thought that the time around the
month of Christmas and new year would be
calm with time to eat cookies, relax and tie up
loose ends where mistaken.
So yes, we were mistaken...
We thought that December would be the
perfect month to do a smaller renovation of
our office. As mentioned, it turned out not to
be correct, and what was supposed to be 10
days of working from home while the office
would be closed, turned out to be two weeks
with customers in the messy of construction
work.
In the end everything worked out just fine and
customers, partners and our proficient staff all
understood the situation.
Especially a big ”thank you” goes out to the
latter, who always do their absolute best and
solve any issue that they encounter.
The reason we started a renovation at our
office is working space. We are extending our
team and that requires space for additional
work stations.

So next time you pass by for a cup of coffee
you will probably see some new faces.
And all of the old ones are of course still here.
The coffee is also the same, so everything is
more and less as it has always been.
Today it is raining cats and dogs and “sunny
Alanya” is not available. But rain can also be
cosy and has never hurt anyone.
And the same sometimes goes for our
customers.
So a big praise goes out to my colleagues
and there ability to handle this and they way
they are constructive and always seek
solutions is absolutely amazing.

The busy times are back!
Last couple of month have been very busy.
We have actually had so much to do, that a
college recently look at me and said ...
That also means a lot of happy sellers, of
which the majority is actually sad that they
have to sell their holiday home in Alanya.
”I can no longer do this”.
I was said with a smile on his face and of course
could sell yet another property.
We have had days where the phones have
been ringing constantly, where we did not
have sufficient cars for driving customers and
where emails where answered after dinner
time.
We still feel the busyness and are grateful
or the interest what we feel from new buyers,
sellers and existing customer that again
are coming to Alanya to enjoy the weather,
beautiful nature and good food.
Customers from countries such as Germany,
Turkey, Denmark, Russia, Finland,
Austria, Ukraine, Holland and United Kingdom
have bought property.
Unfortunately circumstances such as economy,
family and health are not always within
our control.
So our message to all of you are ....

A new rule has seen the light of day!
A new rule regarding the purchase of real
estate in Turkey has seen the light of day.
The rule means that buyer when applying for
the title deed transfer must enclose a so-called
“exchange certificate”, which documents
that the public evaluation value of the property
has been exchanged from foreign currency
into Turkish lira.
The certificate is issued by the Turkish
banks and must be handed in at the local
land registry office along with all other
required documents related to the transfer
of the title deed.
In practical terms, this means that the buyer
of a property in a Turkish bank account must
exchange the registration value from foreign
currency - typically Euro or Dollar - to Turkish
lira.
The bank then issues the exchange certificate
which is then submitted along with all other
documents.
There are still some ambiguities about this
process, but below we will explain the two
most common scenarios for you as a buyer.
Likewise, we will answer some of the most
frequently asked questions.
In the examples we will be using a property
with a public evaluation TRL 750,000, corresponding
to around 50,000 Euros.
- You have a Turkish bank account
Here you can send 50,000 Euros to your Turkish
bank account, exchange for Turkish lira
and get the certificate issued.
If the property must be paid in Euro, you can
exchange back to Euro after the exchange
certificate has been issued.
- You have no Turkish bank account
In that case a representative can do the exchange
on your behalf. If you have given a 3rd
party such as your real estate agent a power
of attorney to be able to complete the transaction
on your behalf, he or she can also complete
the exchange.
In that case, you will send 50,000 Euros to
your representative / broker who will complete
the exchange and have the certificate
issued on your behalf.

Riding your bike is fun and a great thing to do in
Alanya. One of the most popular bike shops is
”Martin Türkay Bike Shop”.

photos and videos from the visit to the factory
with us.
”Since 2015 Bisan has invested heavily in their
production facilities. They now produce close to
a 100 different models. On the cheaper models
most parts are produced locally.
A total of 500.000 bikes are produced per year,
some for the Turkish market and some of export
to countries such as Germany and Holland” says
Martin.

The busy times are back!
After many, many month that somehow
turned into years Alanya is now slowly getting
back to normal.
Flights are commencing, beaches are again
crowded and restaurants are open.
It is so nice to see some activity again in
Alanya.
Also in our office activities are picking up
and we get daily visits from both new and
existing customers.

So couple of years ago we made a magazine
with a guide to our best recommendations for
places to eat and hang out.
We called it ”Recommended by 2Base” and
the idea behind was quite simple.
Everyone from 2Base would gather to make a
list of their favorite places.
No matter the size, location or style.
Only criteria was that it should be a place
that at least one person from our 2Base
team would recommend and use themselves.
We just updated the magazine with our latest
recommendations.

Italian Pizza / Turkish Pide
In Turkey pizzas are just as tasty as in Italy. There is even a
Turkish variant named ”pide”.
Real genuine pizza and pide are both baked in a wood fired stone
oven. The most obvious differences between pizza and
pide are the toppings. And while a pizza is round and fits
nicely on a plate.

Ancient City
and Natural Pool
This is Koru beach.There is a natural pool on the
Koru beach which is about 50 km from Alanya.
”This beach is
quite clean and
a very good
place to swim”
You should definitely see this natural beauty
with 3 natural pools in it. At the same time, this is
one of the rare places where caretta carettas lay
their eggs.
This is a place of natural wonder. The people of
the region call it ”seaside stone” This beach is
quite clean and a very good place to swim.
There is an ancient city on the same road Its
name is Selinus ancient city. The history of this
ancient city, whose real name is. Sallune starting
from the Roman period. This place used to be a
town. There are baths, necropolis with
monumental tombs, structures such as odeon,
aqueducts and churches.
Roman Emperor Trajan died in this city.
To get to the top, you have to climb
approximately 650 stairs.
So get water and food with you.
When you go to the top, a wonderful view welcomes
you.

see both the natural pool and the ancient city of

Bank Account
In Turkey the commercial banking system is quite modern and many foreign banks are
operating in the market.
As a foreigner you can easily open a bank account and use it for money transfers, online
payments of bills and investments.
Should you choose to open a bank account in Turkey then be aware that banking fees are
quite high and that not all banks have staff who are able to communicate in understand
English.

customers, he also had a motorbike which he
wanted to sell.
With some good work from our colleagues we
managed to find a happy buyer.

Have you been to Cappadocia?
Cappadocia is very popular with tourists and
locals alike, due to its beautiful rock
formations and the rich history of the area.
Most people probably know the area of their
hot air balloon tours, which typically start early
in the morning, so that you fly at the same
time as the sun rises and you can see the
beautiful sunrise over the mountains.
It is also a popular area to hike and there are
several routes such as f. ex Ihlara, Monastery
(Guzelyurt), Ürgüp and Göreme.
In Alanya the holiday atmosphere is finally
coming back, and we are happy about that,
it’s great to see our customers again and hear
Scandinavian on the streets and beaches.
We are looking forward to a hopefully lovely
summer in Alanya with sun, hygge and beach,
we think we all deserve it.

Discover the beautiful rock formations formed
by volcanic eruptions over 3 million years ago.
You can still see many places where people
in the old days lived, and descended into the
underground caves where women, children
and animals were protected during some of
Turkey’s countless wars.
The trip takes about 7 hours by car, a little
less if you don’t stop along the way, but if you
don’ t have the courage to drive yourself, you
can find arranged bus trips up there, where
hotel and food are included and usually take
two days.
