Your guide to finding a home
Getting started
Finding a place to live can be stressful and not
knowing what your options are can make this much
worse. The council will help you to try and find
somewhere to live. However, the reality is that
there are not enough council or housing association
properties for everyone. For most, renting from a
private landlord is the best option. For others
buying a home through shared ownership or
through an affordable home scheme or moving out
of the borough are options.
This guide to finding a home, will
help you find out what choices you
have when looking for a place to live.
In Islington there are a number of
options and schemes that you can
take advantage of to help make
finding a home affordable.
visiting www.yell.com.
Friends, family and work-colleagues
about rooms or flats to rent. Let
everyone know that you are looking
for somewhere to live.
?
Did you know?
Computers with internet access
are available at all local libraries
and Area Housing Offices.
Turn to page 40 for more details.

Renting privately
What is it?
Is it for me?
Anyone can rent from a private
landlord. If you are on a low income,
you may be able to claim housing
benefit to cover your rent.
How does it work
You can find your own properties to
view. You should list suitable
properties and contact the landlords
or letting agents to arrange viewings.
Finding a home
You would be a tenant and pay your rent direct to the landlord. There are
three main types of accommodation you can choose from.
l Self contained flats - you have your own
kitchen, bathroom and living area.
l Flat shares - can work out cheaper. You share
the rent and the kitchen, bathroom and living
areas with other people.
l Renting as a lodger - works out cheaper. You
rent a room and share facilities with your
landlord.
What are my chances?
If you rent privately, you will have
more choice of properties.
Your rights as a tenant will depend
on the type of accommodation you
have and the agreements you make
with the landlord.
Your guide to finding a home
Top Tips
Do
l research to find out where the
type of properties you are
interested in are advertised
l make sure you know how much
the rent is and that you can
afford it Remember you may need
money or a cheque for a holding
deposit.
l start early in the day and view
properties immediately where
possible
l take a pen, paper, mobile phone
(or change for a public
phone),and a map of the area.
l consider getting together with a
group of people if you want to
save money and are happy to
share. Make sure you are
prepared to share facilities with
them and are able to get on
together, before you start renting
with them as it may be
difficult to break this agreement
without losing money.
l take any previous references you
may have with you when meeting
a landlord or letting agent. A
reference from a previous landlord
or letting agent can reassure
them you are a good tenant. A
character reference from an
employer, ex-employer, college
tutor or professional person
would also help.
l try to look smart to create a good
impression at meetings with
agents and landlords
l be clear on what is being offered
by the landlord or agent. Take
notes, feel free to ask questions
about anything that is unclear. If
you are renting a room or a
shared flat make sure you are
know whether any bills are
included in the rent, and if so,
which ones.

Don’t
l view flats on your own. Stay safe
and take someone else with you.
l view properties until you are
ready to say definitely YES. Be
prepared to decide whether you
want the property on the spot
after viewing.
l hand over any money for
accommodation unless you
get a receipt and you are
sure that the person you
are paying has the
right to let the
property to you.
Remember
Finding a home
Be patient. It can take a long time to find a property that is right for you.
Be realistic about what you can afford.
Your guide to finding a home
Rent deposit scheme
What is it?
If your landlord is part of this scheme the council
will pay your deposit so you don’t have to.
Who is it for?
If you have applied to the council as
homeless or you have been accepted
as homeless you may be considered
for this scheme.
How does it work?
A housing officer will assess whether
you qualify for this scheme and tell
you whether places are available. We
work with landlords and agents to
make sure have a steady supply of
accommodation.We can also provide
you with help if you would like to
find the accommodation yourself.
What are my chances?
You can apply to live in any area
using this scheme, so you will have a
lot more choice. Your housing advice
officer or housing benefit officer will
be able to advise you on what size of
property and area would best suit
your needs.
If you have already been accepted as
a homeless household please contact
your housing case worker for more
details.
Council housing register
Who is it for?
Anyone can join, except those
without 'indefinite leave to remain in
the country'. If you or a member of
your household have a disability that
may affect your priority for housing
please let us know.
How does it work?
Your personal circumstances will be
assessed. You will recieve points
based on your housing need. You
must provide proof of your identity,
immigration status and current
address.
If you have over 120 points you can
bid for properties through the Home
Connections scheme.
If you have less than 120 points, it is
unlikely you will be offered a council
or housing association home. We
advise you to consider renting
privately. For information turn to
page 4.
Finding a home
What is it?
A list of everyone who has applied for a council or
housing association home.
What are my chances?
There are not enough homes for
everyone. Most people who apply
will not get an offer of a council or
housing association home. The time
you wait depends on how flexiable
you are, your choice of areas, the
size of property you need and the
number of suitable properties
available.
New generation scheme
What is it?
Anyone over 18 who is an Islington resident living
with their family in a social rented home.
Who is it for?
Anyone over 18 who has been a
member of an Islington Council or
housing association household.
How does it work?
If you are single, you can apply for a
one-bedroom or studio property. If
you have children you can apply for a
two-bedroom home. To apply,
pick up a housing register application
form at your local area housing office
or download a form from the
council’s website at
www.islington.gov.uk.
You need to prove your address for
each of the last five years. For each
year, you must provide two
documents proving your address
from two different sources (eg NOT
two phone bills). The proof must
correspond with the address
information given on the application
form.
We will give priority to those
applicants who are overcrowded and
you must also meet the general
conditions of the housing register.
If you have a disability that might
affect your priority for housing
please let us know.
We will let you know if you have
been successful once your
application has been processed.
