the Christchurch market?
It has gone back to a more
balanced market. With fair
prices still for buyers and sellers.
Properties are taking a little
longer to sell with average sale
days now around 30 days. Still
getting strong enquiry from
out of Canterbury with buyers
transferring their jobs and lives to
Christchurch.
2. Your top 3 tips for preparing
your home for sale with
maximum impact?
• Clean and tidy, windows
cleaned, lawns mowed.
• De-clutter as much as possible.
• High quality photos.
3. Is there a right time of year to
go to market?
There is never a bad time to
list your properties - even in
the middle of winter or over
the Christmas period people’s
situations change and people are
looking to move.
1. What is your current view on
the Christchurch market?
I feel the market remains steady
which is backed up by the latest
REINZ stats just out that yes,
the market has cooled slightly
but certainly not crashed as
the media would portray. The
medium sale price in Christchurch
is $685,000 which is an increase
of 4.42% on last month! A total
of 439 properties were sold in
Christchurch last month and
medium days on market is still
steady at 35 days!
2. Your top 3 tips for preparing
your home for sale with
maximum impact?
Presentation is the key
• Declutter as much as you
possibly can - ask your friends
or family if you can store some
things in their garage.
• A fresh coat of paint works
wonders - keep it neutral.
• A good garden tidy - the
outdoors are just as important
as the inside for presentation.
3. Is there a right time of year to
go to market?
There are always buyers looking
to purchase a home, regardless of
the time of the year, traditionally
spring and summer are always
popular with warmer weather
and gardens are at their best,
however there is often more
competition with more options
for buyers to choose from. In the
winter months there is far less
competition and consequently
some home owners often achieve
premium prices.

the Christchurch market?
The current market is strong,
we have plenty of first home
buyers out and about, looking to
purchase their first home. Now
is a great time to convert rentals
into cash.
2. Your top 3 tips for preparing
your home for sale with
maximum impact?
• Declutter - less is more.
• Paint your doorstep as it is the
first thing people see.
• Fix all the little things that you
can.
3. Is there a right time of year to
go to market?
Spring and Summer allow us to
show your home during different
hours of the day. We then have
the ability to do viewings after
work while the sun is still up.
