3. Infill residential developments<br />

4. Location <strong>of</strong> the residential development in close proximity to one or more <strong>of</strong><br />

the following:<br />

a) Public Transportation.<br />

b) Parks and/or open space.<br />

c) Employment opportunities.<br />

d) Public amenities for the project distinctly over and above the<br />

Ordinance requirements.<br />

F. The Density Bonus chapter <strong>of</strong> the Zoning Ordinance (<strong>Chapter</strong> 19.92) is required to<br />

conform to State law and shall be amended and maintained to comply with<br />

California Government Code Sections 65915-65918.<br />

G. Discretionary project applicants shall provide documentation <strong>of</strong> adequate public<br />

infrastructure and services which include, but are not limited to:<br />

1. Fire protection.<br />

2. Police protection.<br />

3. Sewage disposal.<br />

4. Water service including quality and quantity.<br />

5. Documentation that water conservation measures have been considered.<br />

H. Residential development shall be designed in such a way so as to conserve water<br />

and energy.<br />

I. Discretionary projects located within a Moderate, High, or Extreme Fire Hazard<br />

Zone shall abide by building materials and construction requirements set forth<br />

by the <strong>Kern</strong> <strong>County</strong> Fire Department and Office <strong>of</strong> Emergency Services.<br />
