28 Staying abreast of government activities that could affect the industry adversely; Building relationships and developing a reputation with local decision-makers as a responsible corporate citizen; and Leveraging the relationships we have built so as to ensure access to political and bureaucratic decision-makers, and to give the CHBA-ER an opportunity to address priorities impacting industry objectives early in the policy development process. 2011 - A Year of Success The efforts of the CHBA-ER Government Relations Committee resulted in a number of positive results this year. They included: • Presentations, submissions and meetings with the cities of Edmonton, Fort Saskatchewan, Leduc, Spruce Grove, and St. Albert, the counties of Leduc, Strathcona, and Parkland, as well as the Capital Region Board, the Urban Development Institute (Edmonton), CHBA Alberta, CHBA National, the Greater Edmonton Chamber of Commerce, and others; • Transit Oriented Guidelines; • Mature and Medium Scale Infill Overlay Guidelines; • City Growth Coordination Strategy; • Subdivision of 50 Foot Residential Lots in the City of Spruce Grove; • Amendments to Development Regulations for Landscaping; • RA8 Zone Location; • Modifications - Parking Requirements for Multi-Residential Uses in Close Proximity to Transit • Text Amendments to RPL Zoning Bylaw; • The Way We Green - Building Plan Discussion Paper and Implementation of the Planning and Design Consultation Process; • Congregant Living Modifications, Group Homes - RA7, RA8 and RA9 Zonings; • Text Amendments - Fence Zoning Bylaw; • Proposed MSRI Infill Overlay Bylaw - Text Amendments; • Front Yard and Parking – Bylaw Text Amendments; • Yard and Setback Regulations; • Multi-Unit Site Interface Bylaw; • Digital Sign Regulations; • Downtown Parking Regulations; • RA8 Floor Area Ratio; • Seniors Housing; • RF4 Semi-Detached Residential Zoning; • Family Friendly Design; • Commercial Parking Requirements; • Household and Dwelling Definitions; • Multi-Unit Interface – Adjustments and Amendment;s
• First Place Program Consultation – Surplus School Sites Phases Two to Four; and • Strathcona County Land use Bylaw and Process. In an industry such as ours, it is very important to build, maintain, and enhance cordial and productive working relationships with local decision makers. Those relationships must be based on trust and credibility. For the CHBA-ER, this has meant working with municipalities and local stakeholders to ensure that our industry and our consumers are not adversely affected by new regulations and/or bylaws or changes to existing ones. We must continue to position ourselves as a key resource for information, solutions, and support when it comes to our area of expertise, experience, and passion – homebuilding.
