1. P RESIDENT’ S R EPORT<br />

As the saying goes, “May you live in<br />

interesting times”. <strong>2011</strong> has proven a most<br />

interesting year by any standard. A seismic<br />

shift in the global economic centre of power<br />

is underway and at the centre of all this is<br />

a large country with a small population,<br />

emerging as the strongest economy on the<br />

planet. Yes, we are blessed to be living in a<br />

country that has weathered the past three<br />

years better than most. Has it been difficult?<br />

Of course! Are we out of the woods?<br />

Certainly the results of the past year suggest<br />

we have a ways to go.<br />

At the October <strong>2011</strong> <strong>CHBA</strong> National Meeting<br />

in Ottawa, there was consensus that the<br />

coming 2-3 years will be essentially a<br />

‘steady-as-she-goes’ marketplace. Given<br />

the turbulence of the recession that we are<br />

emerging from and the singular economic<br />

strength that the Edmonton Region has<br />

demonstrated on the national stage, this is<br />

a good-news story. The <strong>CHBA</strong>-ER has also<br />

witnessed a dramatic change in fortunes over<br />

the past year as the planning and programs<br />

put in place by the previous Board of<br />

Directors begins to take hold and bear fruit.<br />

<strong>2011</strong> has been a year of growth in virtually all<br />

areas: we have witnessed unprecedented<br />

membership growth; this April, we launched<br />

our first and unquestionably successful<br />

Residential Construction Industry Conference;<br />

our magazine, The Industry Insider, came<br />

off the press for the first time in September<br />

2010, and we published seven extremely well<br />

received issues over the course of the year;<br />

we introduced Business Luncheons for the<br />

management and executive sector of our<br />

industry; our NextGen program for the young<br />

(and young-at-heart) leaders of tomorrow<br />

was refloated with outstanding turnouts for<br />

all of their events; and our volunteer program<br />

has continued to grow by leaps and bounds.<br />

Our existing programs also enjoyed strong<br />

support. The 2010 Awards of Excellence<br />

in Housing Gala was very well attended<br />

and members and judges enjoyed the<br />

convenience of online submissions and<br />

voting. All of the <strong>CHBA</strong>-ER’s social programs<br />

were fully subscribed, and our Builder<br />

Breakfasts – a cornerstone of our program<br />

year – ran a full schedule. Dinner meetings<br />

continued to enjoy strong support from the<br />

membership.<br />

On the committee side, our Government<br />

Relations program has evolved into a multifaceted<br />

creature that is truly moving <strong>CHBA</strong>-<br />

ER into the centre of the residential decisionmaking<br />

arena. We have gone from being a<br />

reactive body operating outside the political<br />

and administrative spectrum to a respected<br />

and trusted collaborator in guiding our<br />

Region’s diverse and challenging residential<br />

needs in partnership with our municipalities<br />

and the Capital Region Board. We have<br />

enjoyed a number of salient wins on the<br />

political stage that have, and will continue<br />

to result in significant positive outcomes for<br />

you, our members.<br />

Naturally, all the foregoing cannot exist<br />

without a strong financial backdrop.<br />

Without wishing to steal the thunder of<br />

our Treasurer’s Report, which follows, I will<br />

go so far as to say that we have enjoyed<br />

enormous revenue growth in the past year<br />

from all functions of the Association. That<br />

notwithstanding, <strong>CHBA</strong>-ER ran another<br />

significant deficit for <strong>2011</strong>. This has, not<br />

surprisingly, generated considerable attention<br />

and concern on part of the Board of Directors<br />

and our Executive Officer. Steps have been<br />

taken to ensure that we emerge from 2012 in<br />

a surplus position. The Board recognizes that<br />

the Association was treading new ground<br />

in <strong>2011</strong> and, for all intents and purposes, we<br />

were starting from scratch. There have been<br />

missteps and some growing pains. I am,<br />

however, confident that the <strong>CHBA</strong>-ER is on<br />

track to make a full recovery.<br />

In closing, I would like to thank my Board,<br />

who have given generously of their time and<br />

spirit, offering sage and timely advice over<br />

the course of the past year. It has been an<br />

enjoyable experience working with so many<br />

dedicated professionals, all committed to<br />

one common goal - the well-being of our<br />

Association. Additionally, I would like to<br />

thank the staff of the <strong>CHBA</strong>-ER who have<br />

worked tirelessly to effect success on so<br />

many fronts and to ‘keep their fingers in<br />

the dyke’ when necessary. Lastly, and most<br />

importantly, I would like to thank the legion<br />

of volunteers who have selflessly stepped<br />

forward to give of themselves in bringing to<br />

life our ambitious plans. Volunteers are the<br />

lifeblood of any non-profit organization and<br />

I believe I can say, without prejudice, that the<br />

<strong>CHBA</strong>-ER enjoys the best of the best.<br />

I wish the Board of 2012 the best of luck and<br />

I look forward to assuming my new role as<br />

2. T REASURER’ S R EPORT<br />

With <strong>CHBA</strong>-ER’s fiscal year now<br />

closed (as of August 31, <strong>2011</strong>), it is<br />

time to step back and take stock of<br />

where the Association stands as it<br />

prepares to embark on Fiscal Year<br />

2012. Much like last year, there is both<br />

good news and bad. Without wishing<br />

to sugar-coat our financial position,<br />

the <strong>CHBA</strong>-ER has once more suffered<br />

a significant deficit for the <strong>2011</strong> year,<br />

versus the small surplus we had<br />

originally budgeted for. That deficit<br />

totals $319K. There are a variety of<br />

reasons for this explained in more<br />

detail below:<br />

1. The Association undertook a<br />

number of new initiatives in <strong>2011</strong><br />

that we had been planning for in<br />

2010. These included the Residential<br />

Construction Industry Conference<br />

(RCIC <strong>2011</strong>), our new magazine,<br />

The Industry Insider, our Business<br />

Luncheon program, a restructuring<br />

of the Awards of Excellence<br />

delivery mechanism, our November<br />

Volunteer Recognition evening, and<br />

the revitalization of our NextGen<br />

Committee. Additionally, we launched<br />

a vigorous and extensive Government<br />

Relations program that has already<br />

yielded significant benefits to the<br />

industry.<br />

In the spring, when we were setting<br />

our budget for the upcoming (<strong>2011</strong>)<br />

year, we estimated these new events<br />

would bring some much needed<br />

revenue to the Association. While<br />

most have been successful, a number<br />

of these new initiatives did not<br />

achieve our revenue expectations.<br />

RCIC was profitable, but not as<br />

profitable as we expected, performing<br />

some $50K below expectations, due<br />

in large part to a smaller registration<br />

than we had forecast and lower actual<br />

sponsorship. The Industry Insider<br />

was profitable, however, advertising<br />

revenue was slower to gain traction<br />

than we had forecast – it came in<br />

30K less than budget; our Business<br />

Luncheon program actually lost a<br />

small amount rather than generating<br />

the $30K we expected, due, in<br />

large part, to some non-applicable<br />

topics as compared to the Builder<br />

Breakfasts, and lower attendance<br />

overall.


2. Our two public shows, the Edmonton<br />

<strong>Home</strong> and Interior Design Show (EHIDS)<br />

and the Edmonton Renovation Show,<br />

both performed significantly below<br />

expectations. Part of this was our failure<br />

to put in place the budgeted sponsorship<br />

revenue and part was due to two separate<br />

but equally detrimental circumstances;<br />

EHIDS was held on a weekend that proved<br />

to be exceptionally warm and turnout was<br />

correspondingly weak. (Coincidently, the<br />

Renovation Show was held on Super Bowl<br />

weekend, with the same lower attendance<br />

levels.) In addition to this was an economy<br />

that was, and continues to be, halting in its<br />

recovery. This had the effect of reducing<br />

the number of participant exhibitors at both<br />

events, a major part of their revenue stream.<br />

The result was two shows that had not seen<br />

revenue that low in nearly a decade; EHIDS<br />

generated $148K, versus its normal $200K+;<br />

the Reno Show produced a profit for us of<br />

$157K ,versus a more normal $195K+.<br />

The other major item is that the Association<br />

has largely exhausted its capital reserve.<br />

The Board, however, has spent significant<br />

time during the 2012 budgeting process,<br />

strategizing ways to turn this deficit<br />

situation around. We have trimmed both<br />

our revenue expectations to a more modest<br />

number and our costs by a steeper margin<br />

to ensure financial security.<br />

We are hoping the steps that are now<br />

underway will enable us to continue to see<br />

healthy increases in our revenue as we more<br />

effectively tap the industry in response<br />

to dramatically enhanced programs and<br />

services. There is perhaps no better<br />

barometer of this than the dramatic increase<br />

in membership over the past year, from 387<br />

to 433, an increase of 18%.<br />

Financials attached to the end of this<br />

Annual Report.<br />

In closing, I would like to thank the<br />

membership and the Board for allowing me<br />

to serve the Association and entrusting me<br />

with the Treasurer position. My thanks to<br />

the <strong>CHBA</strong>-ER staff who work hard on the<br />

Association’s behalf, each and every day.<br />

3. EXECUTIVE OFFICER’S REPORT<br />

Our President, Jim Sirup, and our<br />

Treasurer, Rose Naqvi-Parasynchuk,<br />

have each detailed the ups and<br />

downs of the past year related to<br />

programs, services, and finances. As<br />

your Executive Officer, I would like to<br />

place those various accomplishments<br />

in the context of our plan; in other<br />

words, provide you with a report<br />

card on how the <strong>CHBA</strong>-ER has done<br />

with respect to its business plan and<br />

stated priorities.<br />

In order to bring you back up to<br />

speed, let’s have a quick ‘Strategic<br />

Planning 101’ refresher:<br />

The <strong>CHBA</strong>-ER is a trade association<br />

for the home building industry in<br />

the Capital Region, that provides<br />

professional development services<br />

as well as government and public<br />

representation. Over the past<br />

several years, the Association has<br />

experienced significant upheaval and<br />

uncertainty as a result of the harsh<br />

economic times, staff leadership,<br />

and demographic shifts within<br />

the industry, to the point that its<br />

programs, services, and profile have<br />

all suffered. In reaction to this, the<br />

Board has implemented a dramatic<br />

shift in function, moving to a Policy<br />

Governance model of leadership<br />

and restructuring my position as<br />

Executive Officer, to assume the<br />

operational reins of the Association.<br />

Based on a detailed look at the<br />

situation that our Association was in,<br />

we crafted a dramatically different<br />

strategic plan and supporting<br />

business plan in 2010. Our Mission<br />

Statement remains unchanged from<br />

last year: To shape the future of the<br />

home building industry in the Capital<br />

Region.<br />

Based on this, the Board agreed that<br />

there were three primary roles for<br />

the organization and these would<br />

translate into its strategic goals:<br />

A. Provide superlative programs and<br />

services to the industry:<br />

B. Effectively represent the interests<br />

of the industry to government; and<br />

C. Enhance the public image of the<br />

industry.


In 2009, the Board defined a number<br />

of objectives that would affect the<br />

achievement of the Association’s mission<br />

and goals. These were endorsed again in<br />

2010. They included returning the reins of<br />

control to the members through increased<br />

committee engagement with the staff<br />

supporting those committees. A desire<br />

was expressed for better communication<br />

with the membership, as well as for more<br />

technical information to be shared. The<br />

concept of a conference for the industry,<br />

hosted by the <strong>CHBA</strong>-ER, was supported and<br />

the role of the Association as the voice of<br />

the industry to government and the public<br />

was reiterated. To this end, the <strong>CHBA</strong>-ER<br />

was restructured into a more business-like<br />

model, complete with specific operational<br />

and administrative functions.<br />

The operational functions were broken down<br />

into three components:<br />

1. Programs & Services – (Programs being<br />

those industry programs offered to the<br />

membership and Services being the nontechnical);<br />

2. Conferences & Shows – developing an<br />

industry conference as well as more<br />

engagement in the delivery of the <strong>Home</strong><br />

& Reno Show; and<br />

3. Government Relations - effecting<br />

more proactive engagement with local<br />

governments on issues relevant to the<br />

industry.<br />

The administrative side was broken down<br />

into four functions:<br />

1. Communications - incorporating all<br />

the communications mediums of the<br />

Association, plus Media and Public<br />

Relations;<br />

2. Finance & Office Management<br />

3. Member Relations – building the<br />

relationship with our members into<br />

a more comprehensive partnership,<br />

benefiting both; and<br />

4. Volunteer Management - creating a<br />

comprehensive, effective, and methodical<br />

system for organizing, recruiting, and<br />

recognizing our many outstanding<br />

volunteers.<br />

In order to stay in line with the three<br />

strategic goals identified above, specific<br />

objectives were assigned to each:<br />

A. Provide superlative programs and<br />

services to the industry:<br />

1. Provide education programs;<br />

2. Provide technical presentations;<br />

3. Provide an industry conference<br />

which allow members to learn, share<br />

information, and network;<br />

4. Provide topic-specific programs to<br />

support the industry;<br />

5. Provide a forum for the industry to<br />

discuss self-regulation;<br />

6. Provide communication mediums<br />

that inform and educate<br />

the industry;<br />

7. Provide networking opportunities for<br />

the industry;<br />

8. Contribute to the industry’s<br />

marketability; and<br />

9. Provide opportunities for members<br />

to become engaged in the<br />

development and delivery of their<br />

programs and services.<br />

B. Effectively represent the interests of the<br />

industry to government;<br />

1. Develop proactive relationships<br />

with government that position<br />

the Association as a partner in all<br />

policy decisions affecting the<br />

industry;<br />

2. Develop information networks<br />

that keep the Association<br />

continuously apprised of all issues<br />

before they become issues;<br />

3. Engage members of significant<br />

stature within the industry who are<br />

able to influence the<br />

decision-making process; and<br />

4. Maintain strong ties with the media<br />

in order to enable the industry to<br />

provide timely and effective input<br />

on matters of public interest.<br />

C. Enhance the public image of the<br />

industry:<br />

1. Develop a Communications Plan<br />

that brings continuity to the<br />

Association’s promotion needs;<br />

2. Assume a greater role in the<br />

<strong>Home</strong> and Interior Design Show and<br />

the Renovation Show in order to<br />

provide a higher profile to the<br />

Association;<br />

3. Promote the Edmonton Region<br />

<strong>Home</strong>builder Charity Funds; and<br />

4. As part of the Communications<br />

Plan, develop programs to further<br />

the PR objectives of the Association.<br />

Recognizing that the Strategic Plan outlined<br />

above is designed to be implemented over<br />

three years, a set of priorities for <strong>2011</strong> were<br />

established. Those 16 priorities follow along<br />

with the progress that has been made<br />

towards each:


1. Set in place an effective governance<br />

board by year-end: The Board of<br />

Directors now:<br />

a. Set the strategic plan <strong>annual</strong>ly;<br />

b. Review and approves the business<br />

plan and budget prepared by the<br />

Executive Officer;<br />

c. Review monthly financials and<br />

progress on the business plan; and<br />

d. Review and approve the board slate<br />

for the coming year, as prepared by<br />

the Nominating Committee, chaired<br />

by the Past President, thereby<br />

ensuring continuity.<br />

2. Ensure a fully engaged GR Committee<br />

and strategy by year-end; the GR<br />

Committee, under the chairmanship of<br />

the Vice President and supported by the<br />

Government Relations Manager:<br />

a. Has a business plan guiding its<br />

activities;<br />

b. Regularly meets with and delivers<br />

presentations to all of the major<br />

jurisdictions in the Capital Region,<br />

especially the City of Edmonton and<br />

the other five major municipalities;<br />

c. Is in regular contact with the Capital<br />

Region Board;<br />

d. Contributes a member to the<br />

provincial GR Committee; and<br />

e. Engages in significant consultations<br />

and partnerships throughout the<br />

Capital Region to the benefit of the<br />

industry.<br />

3. Deliver a strong industry conference in<br />

Apr <strong>2011</strong>; RCIC <strong>2011</strong>:<br />

a. Attracted 604 delegates;<br />

b. Hosted 70 tradeshow exhibitors;<br />

c. Delivered 93 presentations in 8<br />

concurrent sessions;<br />

d. Hosted an Icebreaker and a Windup<br />

reception; and<br />

e. Generated a profit in excess of<br />

$100,000.<br />

4. Show more effective engagement in the<br />

<strong>Home</strong> and Interior Design Show and the<br />

Renovation Show: This continues to be a<br />

work in progress. For each event we:<br />

a. Mounted a major <strong>CHBA</strong>-ER exhibit;<br />

b. Provided 5,000 logoed bags; and<br />

c. Identified member exhibitors with<br />

a <strong>CHBA</strong>-ER panel to display at their<br />

exhibits.<br />

5. Meet or exceed forecasted profit:<br />

a. Generated a $319K loss versus a<br />

$50K surplus as a result of lower-<br />

than-budgeted revenue and<br />

sponsorship for RCIC as well as<br />

the two Shows, in addition to lower-<br />

than-budgeted turnout for our<br />

breakfast, luncheons and dinner<br />

meetings;<br />

b. Despite this deficit, the Association<br />

did generate $1M more in revenue in<br />

<strong>2011</strong> than in it did in 2010.<br />

6. Have not less than 450 members by year-end:<br />

Despite recruiting 85 new members in <strong>2011</strong>, the<br />

Association ended the year with an increase in<br />

membership from 387 to 433, 17 below our targeted<br />

number.<br />

7. Engage in full operation of all planned technical<br />

committees and delivery of stated outcomes: Our<br />

technical committees, or ‘industry committees’ as<br />

they are now called, have by and large been very<br />

active over the past year:<br />

a. Addressing industry issues;<br />

b. Delivering presentations;<br />

c. Generating articles for the Industry<br />

Insider magazine; and<br />

d. Supporting the RCIC <strong>2011</strong> program.<br />

8. Continue development of the Volunteer<br />

Management Program to full operation of all<br />

committees by year-end: The <strong>CHBA</strong>-ER:<br />

a. Now enjoys the committed support<br />

of just over 300 volunteers, up from<br />

250 in 2010;<br />

b. Hosted a well-attended Volunteer<br />

Recognition Evening in November;<br />

c. Continues development of a<br />

comprehensive volunteer database,<br />

in support of committees’ and the<br />

Association’s HR needs.<br />

9. Launch a <strong>CHBA</strong>-ER magazine: The Industry Insider<br />

published its first issue in September 2010 and has<br />

since:<br />

a. Published 7 issues for the program<br />

year, ending Aug 31, <strong>2011</strong>;<br />

b. Published each issue at a profit;<br />

c. Regularly published 36-page +<br />

issues full of relevant<br />

industry content.<br />

10. Become more effectively engaged in the<br />

continuing education of the industry: The<br />

Professional Development Committee is just getting<br />

underway and will be establishing itself in 2012.<br />

11. Introduce the Business Luncheon Program: The<br />

Business Luncheon Program kicked off in September<br />

and delivered 9 luncheons over the course of the<br />

program year. While the program operated at a<br />

small profit, attendance was less than planned for.<br />

The program is currently being restructured to offer<br />

more relevant topics to the industry.<br />

12. Deliver a comprehensive and effective industry<br />

awards program: The <strong>2011</strong> Awards of Excellence<br />

hosted nearly 1200 guests and generated a profit<br />

of over $90K, one of the Association`s largest<br />

revenue generators. The Awards received over 155<br />

submissions using the new online submission and<br />

judging program. Refinements will continue into<br />

2012.<br />

13. Develop and implement an effective Public<br />

Relations Plan: This program is being rolled into a<br />

revised Marketing Committee that will get underway<br />

in 2012. That notwithstanding, the <strong>2011</strong> Marketing<br />

Committee launched an effective `Look For The<br />

Logo` campaign that was carried out in local media<br />

and at both the <strong>Home</strong> and Interior Design Show and<br />

the Renovation Show;


14. Develop and implement an effective Media<br />

Relations Plan: This program is also being rolled<br />

into the revised Marketing Committee that will get<br />

underway in 2012.<br />

15. Perform regular surveys: The Association has<br />

been using the <strong>website</strong> to gain some member<br />

input on specific topics. We will be conducting a<br />

membership-wide survey in 2012, similar to the one<br />

done in 2010;<br />

16. Experience no more than 10% staff attrition (1<br />

person): Joy Van Marck, our Member Relations<br />

Manager and Karen Morris, our Executive Assistant,<br />

left the Association this summer. Shelly Portmann<br />

completed her maternity contract with us, and<br />

Kimberley Banford rejoined the staff as Programs<br />

and Services Manager. Ronelo Aromin came on<br />

board as our new Member Relations Manager.<br />

It has been a busy year and the <strong>CHBA</strong>-ER continues to<br />

grow and improve. 2012 will be devoted to getting our<br />

fiscal house in order, while at the same time polishing<br />

those programs and services that you, the membership,<br />

support.<br />

I would like to thank the Board of Directors for their<br />

continued support of my efforts, my staff for their<br />

commitment and dedication to both the Association<br />

and the ambitious plan we have embarked upon, and,<br />

especially, our volunteers, without whom none of this<br />

4. OPERATIONS:<br />

Operations include those activities<br />

that provide direct technical,<br />

professional development, social, and<br />

networking programs and services to<br />

the membership; they represent our<br />

‘front line’ functions.<br />

Operations can be divided into three<br />

(3) categories:<br />

• Conventions (Shows) &<br />

Conferences; and<br />

1.1 Programs & Services<br />

With the exception of the Residential<br />

Construction Industry Conference<br />

(RCIC), Programs represents<br />

the technical and professional<br />

development activities of the<br />

Association, while Services cover<br />

our social and professional awards<br />

activities.<br />

1.1.1 Programs<br />

4.1.1.1. Technical Advisory Committee<br />

(TAC):<br />

The Technical Advisory Committee<br />

(TAC) is made up of builders,<br />

renovators and general members<br />

committed to addressing technical<br />

issues that impact Edmonton’s<br />

residential construction industry. The<br />

committee deals with everything<br />

from servicing requirements and<br />

lot grading issues, to Fire Code<br />

regulations and Building Codes. No<br />

technical issue is too big or too small<br />

to be addressed at the TAC level. This<br />

is why, in an effort to keep things<br />

more manageable and effective,<br />

member of TAC. This main committee<br />

serves as the central information<br />

hub for all technical information<br />

1.1.1.0.1 Renovation Committee<br />

The first goal of the Renovation Committee<br />

was to identify a mandate so that it could<br />

function in a productive and meaningful<br />

manner. It was quickly decided that the<br />

primary function of the committee would<br />

be to facilitate a regular meeting with a<br />

set agenda once a month for all Renomark<br />

companies, and to ensure that:<br />

• All committee members are promoting<br />

the benefits of <strong>CHBA</strong> membership and<br />

exhibiting the level of professionalism that<br />

goes along with it;<br />

• Committee members participate in<br />

opportunities such as Reno Month and the<br />

<strong>annual</strong> Renovation Show;<br />

• All committee members have an<br />

opportunity to share their knowledge with<br />

other industry experts and to enhance the<br />

delivery of their construction practices and<br />

products; and<br />

• All committee members are informed of<br />

issues other <strong>CHBA</strong>s across the province<br />

and around the country are currently<br />

dealing with.<br />

In order to evenly distribute the workload,<br />

the following four sub committees were<br />

created: Renovation Show Committee,<br />

Reno Education Committee, New Members<br />

Committee, and a Government Relations<br />

Committee. Chairs from each of these<br />

subcommittees met on an as-need basis and<br />

reported to the Renovation Committee.<br />

There was a significant increase in member<br />

participation which resulted in numerous<br />

achievements not previously experienced<br />

by past committee members. Most notable<br />

were the educational presentations at<br />

monthly meetings, written submissions for<br />

the Industry Insider magazine, a unified<br />

promotion of our professional practices at<br />

both the Renovation Show and RCIC, and<br />

The mandate of the Single/Multi-Family<br />

Committee is to enhance and improve the<br />

professionalism of the housing industry<br />

in the Edmonton Region. The committee<br />

encompasses all members who build singlefamily,<br />

duplex, or multi-family homes under<br />

Part 9 of the Alberta Building Code. The<br />

Single/Multi-Family Committee reports<br />

to TAC.


The Committee’s Short-term goals include:<br />

The <strong>CHBA</strong>-ER Environmental Committee<br />

was new in 2010-<strong>2011</strong>. The first few meetings<br />

were spent forging a direction for the<br />

committee and establishing a Terms of<br />

Reference. The group aims to, “increase the<br />

adoption of green building practices in the<br />

Edmonton Region”.<br />

As the committee year progressed, the<br />

group brought in a number of guest<br />

speakers, including environmental expert,<br />

Gordon Howell, and Jim Andreas from the<br />

City of Edmonton.<br />

The Committee also commissioned a<br />

short survey to better understand where<br />

the public stands on the issue of ‘green’<br />

building. This survey will help to set the<br />

platform of the committee over the next<br />

The <strong>CHBA</strong>-ER Safety Committee provides<br />

information to all <strong>CHBA</strong>-Edmonton Region<br />

members on applicable Occupational Health<br />

& Safety Legislation and Safety Association<br />

meetings. This committee is a tool for<br />

disseminating information and is aimed at<br />

improving the overall safety performance<br />

of members working in the residential<br />

construction industry.<br />

The Health & Safety Committee is made<br />

up of safety professionals employed by<br />

companies that have a strong safety culture<br />

in our industry. The group meets monthly<br />

and reports to TAC.<br />

Over the past year, the group discussed:<br />

• Changes to the enforcement of legislation<br />

(OH&S) in relation to homebuilders;<br />

• Ticketing and Administrative fines;<br />

• Alberta Construction Safety Association<br />

(ACSA) initiatives;<br />

• WCB Industry Custom Pricing model; and<br />

• Other government initiatives under<br />

development.<br />

The group also reviewed the Safety for New<br />

<strong>Home</strong>s Sales Personnel booklet produced by<br />

1.1.1.0.5 Economics Committee<br />

<strong>CHBA</strong>-ER’s Economics Committee meets on<br />

a bi-monthly basis. It monitors and discusses<br />

trends in the Edmonton Region economy,<br />

labor market, and land supply and housing<br />

markets. Members discuss current business<br />

conditions and offer insights.<br />

Every January, the committee produces<br />

a consensus forecast for housing starts<br />

which is provided to the Association for<br />

discussion at the <strong>annual</strong> forecast dinner. The<br />

Committee Chair writes a bimonthly market<br />

update for the Industry Insider magazine<br />

which includes a statistical summary<br />

table that highlights key activities in the<br />

local labor market and the new and resale<br />

housing markets.<br />

The Committee is currently looking at<br />

broadening its mandate to better serve the<br />

interests of the Association. It is looking at<br />

establishing a subcommittee that would<br />

organize a semi-<strong>annual</strong> roundtable and<br />

economic forecasting exercise. The results<br />

of these roundtable consultations would<br />

be shared with the Committee and broader<br />

The Professional Development Committee<br />

is Is responsible for the delivery of all<br />

Events Committee is formed every year<br />

in the fall time to assist with the gala<br />

production fees, audio visual, professional<br />

fees, and awards, totalling $251,115.97, and<br />

4.2.1 Residential Construction Industry<br />

Conference<br />

The <strong>Canadian</strong> <strong>Home</strong> <strong>Builders</strong>’ Association-<br />

Edmonton Region was proud to host the<br />

first ever Residential Construction Industry<br />

Conference, RCIC <strong>2011</strong>, on April 26 & 27 th,<br />

<strong>2011</strong> at the Edmonton Expo Centre. This<br />

two-day event was a year in the making,<br />

with planning done by dozens of <strong>CHBA</strong>-ER<br />

volunteers who worked tirelessly to make<br />

the conference a success.<br />

The conference boasted nearly 600<br />

delegates, 95 education sessions covering<br />

8 categories, 2 keynote speakers, a host of<br />

networking events, and a sold-out industry<br />

trade show.<br />

For two full days, delegates were busy<br />

attending talks, visiting the trade show floor,<br />

and networking with industry colleagues.<br />

With over 65 presenters in all, delegates had<br />

an eclectic variety of topics to choose from.<br />

1.1.2 <strong>Home</strong> and Interior Design Show<br />

The <strong>Home</strong> and Interior Design Show was<br />

held October 1st – 3 rd, 2010 at the Edmonton<br />

Expo Centre. The show was moved to the<br />

venue’s newest halls E, F and G.


The <strong>Home</strong> Show brought in just over 6,400<br />

attendees over 3 days, approximately<br />

1,000 fewer than 2009. Net profit for the<br />

show was down approximately $20,000<br />

compared to 2009.<br />

1.1.3 Renovation Show<br />

The Edmonton Renovation Show is a major<br />

intersection between the buying public<br />

and the fast-paced residential construction<br />

industry. It is positioned as the first show of<br />

the year to capitalize on the public’s early<br />

season interest.<br />

The <strong>2011</strong> Renovation Show saw 211<br />

exhibitors, compared to 231 the year before.<br />

This included 11 RenoMark members.<br />

The show brought in approximately 3,100<br />

attendees over three days, down from<br />

6,256 the year before. Net profit was down<br />

approximately $20,000 from 2010.<br />

4.3 Government Relations<br />

<strong>CHBA</strong>-ER’s Government Relations (GR)<br />

program focuses on building and enhancing<br />

two-way communication with a number of<br />

Capital Region municipalities, the Capital<br />

Region Board, the Urban Development<br />

Institute (UDI), and a variety of other<br />

building industry stakeholders. Through a<br />

systemic process of building relationships<br />

with municipal leaders and key decision<br />

makers through formal and informal<br />

activities, a number of important successes<br />

were achieved.<br />

<strong>CHBA</strong>-ER’s GR program aims to create<br />

an industry-friendly policy and regulatory<br />

landscape based on principles of open<br />

and honest communication, excellence,<br />

innovation, collaboration and stewardship.<br />

Its mission is to effectively represent<br />

industry to government by encouraging<br />

and ensuring local decision makers that<br />

economic and regulatory actions enhance<br />

the choice, affordability, and quality of<br />

housing in the Capital Region.<br />

The premise this year was to put in place<br />

measureable objectives, supported by a<br />

related series of strategies, each aligned<br />

with the following six primary goals.<br />

Influencing the regulatory and political<br />

environment in such a way that provides<br />

industry with the franchise to operate;<br />

Building stakeholder awareness,<br />

understanding, and appreciation of the<br />

importance and value of the 2.6B$ home<br />

building industry in the Capital Region;<br />

Developing strategic alliances with<br />

other organizations that may be similarly<br />

impacted by government’s policy, legislative,<br />

and financial (budgetary) decisions;<br />

Staying abreast of government activities<br />

that could affect the industry adversely;<br />

Building relationships and developing a<br />

reputation with local decision-makers as a<br />

responsible corporate citizen; and<br />

Leveraging the relationships we have built<br />

the <strong>CHBA</strong>-ER an opportunity to address<br />

priorities impacting industry objectives early<br />

in the policy development process.<br />

In an industry such as ours, it is very<br />

important to build, maintain, and<br />

enhance cordial and productive working<br />

relationships with local decision makers.<br />

Those relationships must be based on trust<br />

and credibility. For the <strong>CHBA</strong>-ER, this has<br />

meant working with municipalities and local<br />

stakeholders to ensure that our industry and<br />

our consumers are not adversely affected by<br />

new regulations and/or bylaws or changes<br />

to existing ones. We must continue to<br />

position ourselves as a key resource for<br />

information, solutions, and support when it<br />

comes to our area of expertise, experience,<br />

and passion – homebuilding.<br />

The magazine provides timely and<br />

relevant industry news on all issues<br />

impacting Edmonton’s residential<br />

construction industry. Members are<br />

kept up-to-date on committee issues,<br />

upcoming events, political initiatives,<br />

economic updates, and more.<br />

Member-supplied editorial content<br />

is intended to inform, inspire and<br />

motivate members to get involved<br />

and keep up to speed on Association<br />

priorities and industry issues.<br />

Feedback around the magazine<br />

remains encouraging. Key municipal<br />

leaders, industry stakeholders, and<br />

members, have all indicated that<br />

they are reading the magazine and<br />

finding its content both valuable and<br />

informative.<br />

The Industry Insider is a direct line of<br />

communication to local leaders and industry<br />

colleagues; whether through advertising<br />

or providing editorial, members are<br />

encouraged to get involved. As <strong>CHBA</strong>-ER<br />

members, the Industry Insider is your voice<br />

– use it!<br />

5.1.2 Website<br />

Providing members and the public with a<br />

current, interactive and user-friendly <strong>website</strong><br />

is one of the <strong>CHBA</strong>-ERs top priorities.<br />

Enhancing the new <strong>CHBA</strong>-ER <strong>website</strong><br />

remains a work in progress. Improvements<br />

have been made, including an improved<br />

economic updates section, a monthly survey<br />

component on the homepage, and revisions<br />

to the automated online registration and<br />

payment system.<br />

Although a lot of work has been done, the<br />

new <strong>website</strong> is far from complete. Work<br />

continues on the members’ side of the<br />

<strong>website</strong>. Individual committee pages will be<br />

up and running in the New Year.<br />

5.1 Edmonton Region <strong>Home</strong> <strong>Builders</strong><br />

not bring<br />

forward any major projects in <strong>2011</strong>. That<br />

notwithstanding, $10,000 was donated to<br />

the ERHC from proceeds of the <strong>CHBA</strong>-ER<br />

Annual Golf Tournament and the Association<br />

once more donated six Trade Scholarships<br />

to the NAIT Student Awards Program at the<br />

September 2010 Dinner Meeting.<br />

The ERHC was established in 2008 as a<br />

visible means for the industry to establish<br />

a philanthropic presence in the Capital<br />

Region. The original goal was to fund two<br />

initiatives: a community capital project<br />

in support of non-market housing and an<br />

endowment project to fund bursaries for<br />

student pursuing careers in the trades.<br />

Driven by the efforts of Larry Anderson<br />

of Lincolnberg <strong>Home</strong>s and Burke Perry of<br />

Perrybuilt <strong>Home</strong>s Inc., ERHC was able to<br />

contribute significantly to the construction<br />

of <strong>Home</strong>base, a 26-unit apartment<br />

building for special needs residents, which<br />

opened in January of 2010, and raise over<br />

$300,000 for an endowment managed by<br />

the Edmonton Community Foundation to<br />

fund six NAIT Trade Scholarships <strong>annual</strong>ly<br />

for students entering their final year of<br />

apprenticeship training.<br />

The Board of Directors has approved the<br />

revitalization of the ERHC Committee for<br />

2012 and volunteers with a philanthropic<br />

interest are encouraged to participate.<br />

5.2 Smoke Detector Program<br />

The Smoke Detector Program is a joint<br />

partnership between Edmonton Fire<br />

Rescue Services, Edmonton Fire Fighter’s<br />

Union, and the <strong>Canadian</strong> <strong>Home</strong> <strong>Builders</strong>’<br />

Association – Edmonton Region. On the<br />

weekend of October 23 rd, <strong>2011</strong>, Edmonton<br />

Fire Rescue visited 645 homes, installed 236<br />

smoke detectors, and changed out 121 dead<br />

batteries. An official program launch was<br />

held on Thursday, October 20th, which was<br />

well attended by local media.<br />

free of charge, thanks to the generous support<br />

resources the <strong>CHBA</strong>-ER has to offer.<br />

each company in the <strong>CHBA</strong>-ER. That<br />

involvement can take many forms: volunteer<br />

support, financial support, leadership, or<br />

program sponsorship. At the end of the<br />

day, the Association is only as strong as the<br />

engagement of its members and, of course,<br />

sponsorship is a critical element in this<br />

formula.


Sponsorship represents a symbiotic<br />

relationship. At one time it was enough<br />

for us to simply seek support for the sole<br />

purpose of furthering the <strong>CHBA</strong>-ER’s Goals<br />

and Objectives. In the current economy, such<br />

a limited perspective is non-sustainable; our<br />

supporters reasonably expect that there<br />

will be mutual benefit to their partnering<br />

with us through sponsorship, and that<br />

their sponsorship will be quantifiable in<br />

terms of a return on investment. They are<br />

looking for imagination and engagement;<br />

signage and complimentary tickets are no<br />

longer an end in itself, but rather should<br />

be a part of a larger, more comprehensive<br />

program – one that enables sponsors to<br />

interact directly with their target markets. It<br />

is the commitment and responsibility of the<br />

<strong>CHBA</strong>-ER to ensure that this happens and<br />

we look forward to our members, partners<br />

and sponsors holding us accountable to this<br />

benchmark as we move forward.<br />

It is through sponsorship that most of our<br />

events take place. Whether it is a keynote<br />

speaker, a sporting event, the Awards<br />

of Excellence or our newest initiative,<br />

the Residential Construction Industry<br />

Conference (RCIC), all activities and<br />

functions are made possible through the<br />

generous support of our members. It is<br />

because of our sponsors that all members<br />

have the opportunity to participate in and<br />

receive the benefits of an initiative, program<br />

or event.<br />

With your input we can work together to<br />

create, grow and manage sponsorship as<br />

a mutually rewarding and advantageous<br />

experience for both the sponsor and the<br />

<strong>CHBA</strong>-ER.<br />

5.5 Volunteer Management<br />

5.5.1 Volunteer Management Committee<br />

<strong>2011</strong> was another amazing year for the<br />

Volunteer Management Committee!<br />

The <strong>Canadian</strong> <strong>Home</strong> <strong>Builders</strong> Association<br />

– Edmonton Region (<strong>CHBA</strong>-ER) now has<br />

over 250 volunteers and a strong, active 23<br />

committees.<br />

The Volunteer Management Committee has<br />

been very busy over the last twelve months:<br />

• Planning the <strong>2011</strong> Volunteer Recognition<br />

Evening;<br />

• Recruiting Volunteers;<br />

• Organizing volunteer orientations;<br />

• Monitoring committees to ensure they are<br />

functioning to the best of their ability;<br />

• Monitoring volunteers to ensure that<br />

they are content with their volunteer<br />

experience; and<br />

5.5.2 NextGen Committee<br />

The NextGen Committee kicked off in<br />

February 2010 with an informal meet and<br />

greet dinner at a local restaurant. This gave<br />

the more than 50 committee members an<br />

opportunity to get to know each other and<br />

to discuss where they would like to see the<br />

group go. By April, NextGen had doubled<br />

in size – just in time for the committee’s<br />

first ever educational luncheon where past<br />

<strong>CHBA</strong>-ER presidents Peter Jackson, John<br />

Hrynkow, and Burk Perry discussed their<br />

individual roads to success, (complete with<br />

bumps along the way), and offered tips to<br />

the next generation of industry leaders on<br />

how to move forward successfully in the<br />

homebuilding industry.<br />

In June, the NextGen group came together<br />

for a fun social night at Gateway Lanes<br />

and then in September, the committee<br />

hosted the <strong>CHBA</strong>-ER’s first ever Family Fun<br />

BBQ. Over 180 members and their families<br />

attended the event, which boasted a large<br />

bbq Buffet, face painters, a caricature artist,<br />

a balloon man, and two jumpy castles. The<br />

Family Fun BBQ was such a success that the<br />

group is already making preparations for<br />

next year!<br />

<strong>CHBA</strong>-ER’s NextGen Committee offers<br />

our next generation of industry leaders<br />

the opportunity to get involved in the<br />

Association and to learn about what it takes<br />

to make an impact in Edmonton’s residential<br />

construction industry.<br />

The program has received tremendous<br />

support through both sponsorship and<br />

member participation. Over the next year,<br />

the committee will host more fun and family<br />

events, organize more educational sessions,<br />

and further develop its mentorship program.<br />
