ITEM 4<br />
The Ewing Irrigation project is a single owner-occupied building with 11,694 SF for<br />
<strong>of</strong>fice, sales <strong>and</strong> storage uses. This Project is located north <strong>of</strong> the northwest corner<br />
<strong>of</strong> Bell Road <strong>and</strong> the future Dysart Road extension.<br />
The architectural concept:<br />
1. A one-story E.I.F.S./CMU building with combination stone <strong>and</strong> steel accents.<br />
2. The entries <strong>and</strong> windows are provide solar relief.<br />
3. The building is located <strong>and</strong> designed to promote safe <strong>and</strong> pedestrian scale access..<br />
4. The project meets all <strong>of</strong> the <strong>City</strong> <strong>of</strong> <strong>Surprise</strong> design st<strong>and</strong>ards, as well as all <strong>of</strong> the<br />
parking requirements.<br />
HISTORY/EXISTING SITE CONDITIONS<br />
Historically, the site was used for both agriculture <strong>and</strong> residential uses. The l<strong>and</strong><br />
has not been used for agriculture for several years. Most recently the l<strong>and</strong> has<br />
had residential uses, but has been vacant for approximately a year. The<br />
surrounding area has been transitioning into non-residential uses as well. The<br />
property to the south <strong>and</strong> to the north now has commercial (or is zoned<br />
commercial). T<br />
