The Ewing Irrigation project is a single owner-occupied building with 11,694 SF for
office, sales and storage uses. This Project is located north of the northwest corner
of Bell Road and the future Dysart Road extension.
The architectural concept:
1. A one-story E.I.F.S./CMU building with combination stone and steel accents.
2. The entries and windows are provide solar relief.
3. The building is located and designed to promote safe and pedestrian scale access..
4. The project meets all of the City of Surprise design standards, as well as all of the
parking requirements.
HISTORY/EXISTING SITE CONDITIONS
Historically, the site was used for both agriculture and residential uses. The land
has not been used for agriculture for several years. Most recently the land has
had residential uses, but has been vacant for approximately a year. The
surrounding area has been transitioning into non-residential uses as well. The
property to the south and to the north now has commercial (or is zoned
commercial). T
