STANDARD STIPULATIONS:
a) Development shall be in accordance with the Site Plan date-stamped May 12, 2006,
unless otherwise stated herein;

b) The applicant or the land owner shall not permit any combustible material to be on the
subject site until proper fire protection has been approved by the City Engineer and the
Fire Chief;
c) Major changes to this Site Plan with regards to use and intensity must be processed as
a revised application with approval by the Planning and Zoning Commission. Minor
changes must be administratively approved by the Planning and Community
Development Director, Water Services Director, Fire Marshal, and City Engineer;
d) The applicant shall include all approved stipulations related to the project on the title
sheet of construction plans prior to plan check submittal;
e) Applicant or property owner must provide the City with approved earth moving
permit by Maricopa County Environmental Services Department prior to release
of any permits;
SPECIAL STIPULATIONS:
f) All landscaping, hardscape and wall details shall be submitted for separate landscape
review and approval by the Planning and Community Development Director prior to
issuance of a building permit;
g) All roof mounted and ground mounted mechanical equipment shall be screened from
public view and will be subject to the approval of the Planning and Community
Development Director;
h) Lighting shall be consistent with that prescribed within the Planning and Design
Guidelines Manual, and shall be subject to the review and approval of the Planning and
Community Development Director;
