The architectural concept is:<br />
• A one-story E.I.F.S. / CMU building with combination stone <strong>and</strong> steel accents.<br />
• The entries <strong>and</strong> windows are recessed <strong>and</strong> shaded.<br />
• The buildings are located <strong>and</strong> designed to encourage movement between<br />
them <strong>and</strong> into the courtyard feature.<br />
• The project meets all <strong>of</strong> the <strong>City</strong> <strong>of</strong> <strong>Surprise</strong> design st<strong>and</strong>ards, as well as all <strong>of</strong><br />
the parking requirements.<br />
Planning <strong>and</strong> Design Guidelines<br />
Chapter 1, Development Patterns<br />
Spatial <strong>and</strong> Functional Relationships, Site Planning, L<strong>and</strong> Use, Streetscape.<br />
This site has two drive access points, one shared drive on Dysart Road <strong>and</strong> one<br />
secondary drive on Westgate onto the site. Pedestrian circulation is preserved <strong>and</strong><br />
enhanced with a continuous <strong>and</strong> flowing route from the site to the adjacent right <strong>of</strong><br />
way. The building is oriented on the Corner to provide Architectural presence <strong>and</strong><br />
appeal from the street. L<strong>and</strong>scaping has been provided in accordance to the<br />
ordinance. This project meets the guidelines with a functional <strong>and</strong> complimentary<br />
design for a development in the C-3 Zoning district.<br />
Chapter 2, Building Form <strong>and</strong> Architecture.<br />
Building Form, Facades Ro<strong>of</strong> Architecture, Colors <strong>and</strong> Materials<br />
This Architectural Design Intent <strong>of</strong> this project complies with the Chapter 2 guidelines.<br />
The building complies to Chapter 2, through the use <strong>of</strong> articulating ro<strong>of</strong> <strong>and</strong> parapet<br />
lines <strong>and</strong> fenestrations. Solar shading <strong>and</strong> pedestrian scale covered arcardes have<br />
been provided by with corrugated 'weathered' metal canopies <strong>and</strong> covered entry<br />
facades using shaped steel <strong>and</strong> CMU columns with corrugated sloped ro<strong>of</strong>ing.<br />
The building also is complemented by the color palette <strong>and</strong> the use <strong>of</strong> split face, <strong>and</strong><br />
smooth block textures. Four sided Architectural is provided <strong>and</strong> follows an identifiable<br />
Architectural pattern.<br />
Chapter 3, Open Space <strong>and</strong> Common Areas<br />
Open Space<br />
Although this project is not located in an environmentally sensitive area, or near a<br />
floodplain or wash, Ewing Irrigation provides a functional open space, at the corner<br />
intersection <strong>and</strong> the use <strong>of</strong> l<strong>and</strong>scaping on site. This site also allows for on site<br />
circulation <strong>of</strong> pedestrians <strong>and</strong> bicyclists throughout.<br />
Chapter 4, The Community Circulation System<br />
Vehicle Circulation, Pedestrian <strong>and</strong> Bicycle Circulation<br />
Ewing Irrigation provides adequate on site circulation <strong>of</strong> vehicle, pedestrians <strong>and</strong><br />
bicyclists throughout, <strong>and</strong> to public ways. With points <strong>of</strong> access to both adjacent<br />
roadways.<br />
