GC-3. TITLE 25:<br />

Provisions <strong>of</strong> Title 25 <strong>of</strong> <strong>the</strong> Cali<strong>for</strong>nia Administrative Code shall be<br />

satisfied with dependence on mechanical ventilation. [SDR]<br />

[BUILDING]<br />

GC-4. ON-SITE AMENITIES:<br />

Swimming pools, pool equipment structures, play equipment, and<br />

o<strong>the</strong>r accessory utility buildings, except as o<strong>the</strong>rwise subject to<br />

Planning Commission review, may be allowed by <strong>the</strong> Director <strong>of</strong><br />

Community Development subject to approval <strong>of</strong> design, location and<br />

GC-5. BELOW MARKET RATE PROGRAM:<br />

Any future subdivision resulting in <strong>the</strong> individual sales <strong>of</strong> <strong>the</strong><br />

residential units will require <strong>the</strong> submittal <strong>of</strong> a Tentative Map<br />

application subject to review by <strong>the</strong> <strong>City</strong> and compliance with <strong>the</strong><br />

<strong>City</strong>’s Below Market Rate Housing Program and SMC 19.66. [SDR]<br />

GC-6. RECREATION FACILITIES:<br />

If development <strong>of</strong> <strong>the</strong> project is phased, <strong>the</strong> common recreation<br />

facilities shall be installed in connection with <strong>the</strong> first phase <strong>of</strong> <strong>the</strong><br />

development and included on <strong>the</strong> building permit plans <strong>for</strong> <strong>the</strong> first<br />

GC-7. TEMPORARY TRAILERS:<br />

Temporary sales/rental trailer(s) on <strong>the</strong> site shall be subject to<br />

separate review and approval by <strong>the</strong> Director <strong>of</strong> Community<br />

Development. Plans <strong>for</strong> temporary trailers (excluding construction<br />

trailers) shall include <strong>the</strong> following:<br />

a) Trailers shall be placed on <strong>the</strong> premises not sooner than 15 days<br />

following <strong>the</strong> date <strong>of</strong> final project approval by <strong>the</strong> <strong>City</strong> and shall be<br />

removed no later than 30 days after <strong>the</strong> final unit is sold;<br />

b) Trailer entrances shall be oriented toward <strong>the</strong> nearest building;<br />

c) Area lighting shall be provided in <strong>the</strong> vicinity <strong>of</strong> temporary trailers.<br />

GC-8. ENCROACHMENT PERMIT:<br />

Obtain an encroachment permit from <strong>the</strong> Department <strong>of</strong> Public Works<br />

<strong>for</strong> all <strong>of</strong>f-site improvements. [SDR] [PUBLIC WORKS]
