building permit issuance. These permits are required prior to<br />

any demolition or construction on site.<br />

WHO: The property owner will be solely responsible for<br />

implementation and maintenance <strong>of</strong> these mitigation<br />

measures.<br />

HOW: The conditions <strong>of</strong> approval will require these mitigation<br />

measures to be incorporated into the construction plans.<br />

BP-18: TENTATIVE MAP AND RIGHT-OF-WAY REQUIREMENTS:<br />

The following requirements and upgrades are required, for review and<br />

approval by the Department <strong>of</strong> Public Works: [COA] [PLANNING/<br />

PUBLIC WORKS]<br />

a) This project is subject to, and contingent upon, the approval <strong>of</strong> a<br />

tentative parcel map and recordation <strong>of</strong> a parcel map prior to any<br />

permit issuance.<br />

b) The developer shall execute a Development Permit and provide<br />

improvement securities and/or cash deposit(s) for all proposed<br />

public improvements prior to map recordation or any permit<br />

issuance, whichever occurs first.<br />

c) The developer shall pay all applicable Public Works development<br />

fees associated with the project, including but not limited to, utility<br />

frontage and/or connection fees and <strong>of</strong>f-site improvement plan<br />

check and inspection fees, prior to any permit issuance. An initial<br />

minimum fee <strong>of</strong> $3,500.00 (based upon current fee rate and is<br />

subject to change) is due upon submittal <strong>of</strong> the first complete plan<br />

check set to Public Works.<br />

d) Reservation <strong>of</strong> new private ingress/egress easement necessary for<br />

the project shall be recorded with the parcel map.<br />

e) All utility companies shall be contacted to establish appropriate<br />

easements to provide services to each parcel.<br />

f) All public improvements shall be installed per <strong>City</strong>'s design<br />

standards pursuant to <strong>Sunnyvale</strong> Municipal Code Sections 18.12<br />

unless otherwise approved by the Director <strong>of</strong> Public Works.<br />

g) Obtain an encroachment permit with insurance requirements for<br />

all public improvements.<br />

h) This project requires removal and replacement <strong>of</strong> handicap ramp at<br />

Connemara/Saratoga-<strong>Sunnyvale</strong> intersection (southeast corner) in<br />

accordance with <strong>City</strong>'s latest standard details specifications.<br />

i) This project requires connection to all <strong>City</strong> utilities or private<br />

utilities operating under a <strong>City</strong> franchise which provide adequate<br />

levels <strong>of</strong> service.<br />

j) All existing utility lines and/or their appurtenances not serving the<br />

project and/or have conflicts with the project, shall be capped,<br />

abandoned, removed, relocated and/or disposed to the satisfaction<br />

<strong>of</strong> the <strong>City</strong>.<br />

k) All parcels shall be served by utilities, allowing each parcel to<br />

function separately from one another. Individual water services
