• Below Market Rate (BMR) Housing
No BMRs are required of this development since the total number of units is
less than nine.
Environmental Review
A Mitigated Negative Declaration has been prepared in compliance with
California Environmental Quality Act provisions and City Guidelines. An initial
study has determined that the proposed project would not create any
significant environmental impacts with implementation of the recommended
mitigation measures.
The Initial Study includes discussion about noise impacts from Sunnyvale-
Saratoga Road and air quality impacts. Mitigation measures have been
incorporated in the attached conditions of approval at the appropriate states of
construction (Attachment B).
FISCAL IMPACT
Transportation Impact Fee
Projects resulting in net new peak hour automobile trips are subject to a
transportation impact fee. The transportation impact fee is estimated to be
$6,147.54, and must be paid prior to issuance of a building permit. The
amount is subject to the fee in place at the time of payment.
Park Dedication In-Lieu Fee
The project is subject to a park dedication in-lieu fee for each new residential
unit. The park dedication in-lieu fee is based on the current acreage standard
of 2.25 acres/1,000 population; the fee, based on FY 2010-2011 adopted land
values is estimated to be $70,567.20, and must be paid prior to recordation of
a Final Map. The amount is subject to the fee, based on a formula in the
Municipal Code, in place at the time of payment.
PUBLIC CONTACT
Outreach Meeting
The applicant held a community outreach meeting on May 2, 2011.
Approximately 20 residents from the surrounding Sunset Park community
attended. A majority of the concerns were related to construction noise,
parking, and maintenance responsibilities.
