Residence (R-3) to Institutional (I) in order to accommodate a 32,630 square foot,
66-bed memory care facility on a 2.7 acre property located at the southwest
corner of New Jersey Street and Orange Avenue.

Request by Harold Biaggini for a Tract Map to subdivide of a 330.69 acre lot into
two lots of 160 acres and 170.69 acres each, for the purpose of sale and/or
development. The map includes two building envelopes, one per parcel, of
approximately one acre each. The project will result in the disturbance of
approximately 71,000 square feet due to future development of two residences
(one per parcel), and approximately 64,000 square feet of road/driveway
improvements.

gas (GHG) emissions. The proposed project is implementation of the Draft Plan,
which presents DWR's historical, current, and projected future GHG emissions,
DWR's goals for reducing GHG emissions, and DWR's GHG emission reduction
measures designed to achieve the emissions reduction goals.

Public Resources Code Sections 25402 requires the Energy Commission to adopt,
implement, and periodically update energy efficiency standards for both residential
and nonresidential buildings to ensure that building construction, system design,
and installation achieve energy efficiency and preserve outdoor and indoor
environmental quality.
2012032063 Spreckels Ave Sewer Replacement

The project involves removing one cement encased gravity sewer line that travels
along the bottom of the creek channel and replace it with an underground sewer
lift station and force main pipe, which will be attached to the downstream side of
the Spreckles Drive Bridge. The placement of a backup generator of 65 Seacliff
Drive (APN: 042-341-10) is also proposed. The goals of the project are to improve
passage for steelhead trout and other fish in Aptos Creek and to protect water
quality and public infrastructure by relocating the sewer line.
