Generally highly plastic clays, and sandy clays<br />
are present in these areas. These clays can<br />
experience significant shrink and swell<br />
movements. The foundations must be designed<br />
for this condition. Parts of Cinco Ranch has a<br />
surficial layer of sands, underlain by expansive<br />
clays. The foundations these soils should be<br />
designed, assuming a perched water table<br />
condition.<br />
Highly expansive clays, drilled footings are the<br />
preferred foundations system. Soft soils are<br />
observed in some lots. The soils in the River<br />
Oaks area are generally moderately-expansive.<br />
Moderately expansive sandy clays, clays, and<br />
sands. Special foundations must be used for<br />
structures near ravines. Look for faults.<br />
Very sandy soils in some areas, variable soil<br />
conditions. Slab-at-Grade is a typical<br />
foundation; sometimes piers. Shallow water<br />
table at Oyster Creek. Highly expansive soils<br />
in parts of Weston Lakes.<br />
Highly expansive clays on top of loose silts and<br />
sands. Variable soil conditions. A floating slab<br />
is a typical foundation. Piers can also be used<br />
at some locations. Soft in some lots. Shallow<br />
water table.<br />
