property was completed for Planmeca, and currently, an old<br />

office property is being converted into hotel use.<br />

Further east is the Itäkeskus area. <strong>The</strong> area’s location at<br />

the junction of Ring Road I and the eastern radial route, as<br />

well as by the eastern metroline, supports its development as<br />

an attractive area for retail and living. <strong>The</strong> Itäkeskus shopping<br />

mall is one of the largest shopping centres in northern<br />

Europe with a gross leasable area of 115,000 square metres.<br />

<strong>The</strong> refurbishment of the centre is planned to be started in<br />

<strong>2012</strong>. In the area, also new rental residential properties are<br />

being built.<br />

6.1.2 Espoo – a city with several<br />

regional property market areas<br />

Espoo, Finland’s second biggest city has several regional<br />

centres. <strong>The</strong> city’s multifaceted commercial property stock<br />

is also scattered in these centres. <strong>The</strong> divergence of the<br />

property stock of Espoo can be seen in varied rental levels in<br />

the office market in particular.<br />

Office vacancy rates have been, for the past few years,<br />

a serious problem for many areas in Espoo. Despite the high<br />

vacancy rates, several new office buildings have recently<br />

been completed or are currently being built in several areas<br />

in Espoo. During 2011, some 50,000 sqm of office space was<br />

completed, and, at the end of 2011, there were ca. 95,000<br />

sqm under construction. Most projects are typically business<br />

park properties in existing complexes.<br />

Keilaniemi – Otaniemi – Tapiola –<br />

Niittykumpu - Matinkylä<br />

<strong>The</strong>re are several significant commercial property<br />

submarkets around the western radial route in Espoo.<br />

Keilaniemi, Otaniemi, Tapiola, Niittykumpu and Matinkylä-<br />

Olari areas are expected to get a boost from a west-bound<br />

metro line to be completed in 2015. Many of these areas do,<br />

however, currently suffer from serious oversupply of office<br />

premises, which has worsened during the past year. Despite<br />

this, new office development projects are currently going on<br />

in, for example, Keilaniemi, Matinkylä and Tapiola. Several<br />

major projects are also being planned, of which Hartela’s and<br />

Ilmarinen’s 43,500 sqm Keilaranta Tower project is the most<br />

significant.<br />

Tapiola and Matinkylä are also significant retail centres<br />

in Espoo. Tapiola is currently experiencing a major facelift,<br />

where property investors and developers collaborate<br />

with the City of Espoo. In the traditional Tapiola centre,<br />

the redevelopment and extension projects of Heikintori<br />

shopping centre and Tapiola retail centre, are both planned to<br />

be started in early <strong>2012</strong>. In addition, the traffic connections<br />

between Tapiola, Otaniemi, and further to Keilaniemi, will<br />

be improved by significant investments in Ring Road I, as<br />

well as in parking facilities. Also several new residential<br />

projects are planned in the area. Tapiola-Otaniemi area is<br />

visioned to become a significant centre combining innovative<br />

environments for living, business, research and studying. In<br />
